Frustrating but Fun Process Leads to Beautiful Home

The Richmond-built home that we bought is beautiful and we love it. The struggle was all worth it. The lead-up to closing was stressful because RAH has many rules and restrictions in place that are not buyer-friendly, for example: restriction on pre-closing home inspection, restriction on who can be present during the walkthrough, restricted entry prior to closing. Inspection had many minor issues.

I bought the home December of last year. Inspection had minor issues. Afterward, the second walkthrough also had not fixed issues. They asked me to waived inspection because it was a new house. Maybe I should not have agreed. In addition, even though I paid 20%, they didn't go over that I could opt out of paying taxes every month. I also submitted a request to fix more minor issues. It was hard to get the issues resolved.

Overall I had a moderately good experience. I do feel like I had to stay on top of the builder to make sure most of the outstanding items were followed up on before the closing date which I didn't expect with such a short closing period before the holidays. There were also a lot of nails and materials left in the backyard which I didn't anticipate. In general the sales office was helpful and my builder contacts were mostly responsive. I am extremely disappointed in Richmond American homes. The process started out well. My agent that handled the initial sale and my design consultant Taffie did a good job. However, once construction began and throughout the construction of my new home, I have been extremely dissatisfied with the communication regarding the process and the workmanship that went into my new home. We love our home. The preferred lender was really great. I feel like the builder agent could have communicated a bit better. It caused a delay of a few months and we had to spend several thousand on an apartment. They wouldn't sell us the lot we wanted because our down payment was contingent on selling our house. We went under contract for a different lot being very clear we intended to transfer to the lot we wanted if it was still available. Home was not ready to close, first walk was done without power, but corporate refused to move the closing date. Almost a month in the home and still asking for things to be fixed that were promised to be done since closing wouldn't be moved. Word to the wise, simply refuse to close if they don't fix things. Love the floorplan and location, wish the builder kept their word.

Overall, I'm disappointed in the quality and craftsmanship of our home. After being moved in for just over a month, more and more issues are coming to light. Corners were definitely cut to save the builder money. The home seemed rushed to get completed as well. The silver lining to all of this is that so far, they have been fixing issues in a timely manner once they are brought to them.

Non responsive people. After several calls and emails, nobody answers your concerns. The quality of the brand new building is not as good as you think. Very bad customer service. The offered incentive would be gone in some non sense expenses.

Cutting corners, no oversight with the trades, serious issues with the lot and interior

I had to close twice because of the lack of the certificate of occupancy. I could never get a real closing date in order to schedule my movers. I lost $1500 at the 2nd closing that I wouldn't have lost in the 1st closing. There was no oversight on the trades such as my entire floor of the house. It wasn't leveled before the LVP was installed leaving hills and valleys in my flooring.
