Where do we start… We purchased our house sight unseen. The quality looked great on the brochures!! It is far from it. They use low grade contractors that don’t care how they build it. The craftsmanship is horrible. We have had SEVERAL issues on our house from day 1 and still going to day 95. Yeah sure they will send out their contractors but be for warned they will only patch or do amiss poor job repairing anything you ask them. We are living in hell and wish we could take it all back. We tried several times to contact their corporate center only to be ghosted!! Absolutely terrible communication throughout the entire process. We have never made a worse decision than this building our lives and we have built several houses. If we could give them zero stars we would……. You all have been warned! ... More

We were misinformed by the sales agent with an accent on a number of things such as side yard size, HOA fees, if the neighboring houses were already sold, who our neighbors would be, possibility of switching to another lot, how soon the neighborhood will be built out and others. She is a talented lier.

Not honoring the pre closing agreement to fix the standing water, backyard useless warranty rep and manager lies nothing is fixed fraudulent tendencies. I Strongly recommend staying away

From my experience there were many issues with buying a home from Richmond. I feel I got ripped off over and over again. My dad bought a home from Taylor Morrison and I can tell the difference in the quality of the his home and he had overall a better experience. If I wasn’t locked in I wouldn’t have bought this home from Richmond. Never again

Richmond Homes made what should have been an exciting milestone into a frustrating ordeal. We experienced misleading information during the sales process, lack of quality workmanship, and poor communication throughout. Now, 35 days after closing, we are still waiting on promised items. Overall, the lack of accountability and professionalism overshadowed the excitement of buying our new home. I would not purchase from them again.

Our experience with Richmond American Homes has been nothing short of a disaster, and I feel compelled to warn potential buyers. From misleading information to shockingly poor quality and abysmal customer service, this builder has proven to be a master of deception. Before closing, we were provided incorrect school zoning information. It later became clear they had the correct details but deliberately withheld them until after the closing date. This blatant dishonesty alone should be a massive red flag for anyone considering their homes. Their claims of "good quality" are an absolute joke. On the very first day we moved in, all the toilets were inexplicably clogged. We desperately tried to reach their emergency team, but there was no response, forcing my family, including my elderly mother, to seek refuge at a friend's house in the middle of the night. The emergency team finally showed up the next day. Not only did they fail to apologize for this horrific ordeal, but they also didn’t reimburse me. This level of disregard for their customers' well-being is simply unacceptable. Beyond the initial plumbing nightmare, we've been plagued with numerous other quality issues. Doors, windows, and water taps all presented problems, and while some were eventually "fixed," these repairs often took an excessive amount of time, and new issues continue to emerge even after the so-called fixes. It's clear that their homes are built with the cheapest materials and/or minimal care. I've already saved several friends from making the same mistake, directing them to a more reputable builder instead. I urge anyone considering Richmond American Homes to treat them as your absolute last option. Be extremely cautious with their sellers, as they seem to prioritize making a sale over providing accurate information. I genuinely feel tricked and misled by this builder. We were so excited to get into our new home. He likes the area and the sidewalks and the amenities nearby. However or happiness quickly went away on our walkthrough with Nicole at McCormick trails. She was incredibly unprofessional and abrupt, maybe because it was a Friday afternoon and she wanted to end her work week, we don't know. She was literally walking a few yards in front of us talking and walking fast like she wanted to get things done asap. We had questions and we were constantly belittled by her as she made us feel like we were stupid for asking them in the first place. My wife and I kept looking each other like we did something wrong. The entire walkthrough was like this from start to finish. After we were done she quickly got her car and left. Left a very bad taste in our mouth. But it doesn't stop there. Then for final walkthrough we had to endure the complete unprofessionalism and rudeness of Preston. As soon as I stepped out of my car I was so excited to see the house again as we're moving in soon. I went to introduce myself but instead Preston said is there anybody else with you and looked at his watch as it was 5 minutes before the start of the walkthrough and apparently he needed to get things done and wanted to start early. I explained to him that our realtor was nearby and wanted to a company us. Preston said I don't know why your realtor with you because I'm not changing anything in the house and we don't have to do anything that they point out. I then asked him if I did something wrong ? And then introduced myself, and try to get off on a better foot. Rather than be friendly and have a conversation you again was very coarse and said we don't even have to have Realtors come with us if we don't want to in fact we don't like having them here. At that point I just stepped away from him and waited until she arrived. What transpired after that was absolutely shocking. There was some painting that still needed to be done the mantle was not level in a few other things Etc and he literally said and I quote we don't have to fix that, or we're not going to do that, I've never run across anybody that was so immature and rude in that type of setting. He even raised his voice at us as we were getting frustrated trying to explain what we wanted. We would never want any of our friends to buy a house from Richmond American and go through the process that we did. I could explain further but I understand this is a limited space. Likely the worst home buying experience I have had which includes 13 purchases, four of which were new builds. I thought I was moving into a move-in ready home -as that is what was advertised - and it was so very far from that. The issues that I have experienced have been blown off as things that I should expect in buying a house, but I really don’t expect so many significant defects and poor workmanship.

Homes that are cheaply built, customer service thats deplorable, questionable ethics, company as a whole operating in “the grey”. Hire a third party inspector BEFORE purchasing! We were expierencing so many issues that we had to bring in a professional to hep us navigate the myrid nof issues. After receiving a 37 page inspection report on our “newly built” home here are some of the larger issues we are having witht he home that directly effect the value of our investment. 1. Primary Attic: sections of roof sheathing were installed without the radiant barrier (the attic should be fully radiant insulated). 2. Roof & Roof Overhangs: Roofing tiles are falling off and there are several damages to the roof that will ultimately compromise the structure of our house over time. 3. Garage: Slab in concrete is already presenting with cracks less than a month after closing. 4. Living Room Ceiling: The ceiling is presenting with waves less than a month after closing. 5. Front, Back, Interior Doors and Closet Doors: Split in casings, door hung unlevel, improperly closing. ALL doors need to be fixed. 6. Cabinetry: From the kitchen to the bathrooms, there are damages present. Drill holes. Looks as though they installed “reject” cabinets in our house. 7. Fire Suppression System: System is compromised due to poor installation. The sprinklers were not installed flush to the ceiling, dust and dirt accumulation will occur over the years. Trades people sent to home are bush-league! Unprofessional, and cause more damage when they attempt to fix something. For instance, the painters used acetone on our carpets and showers to remove paint overspray. Needless to say, carpets and showers are damaged beyond repair. The list goes on… it's been a huge time suck having to deal with the company to fix said issues through their Warranty Request process, which is absolutely frustrating. Buying Richmond has been a huge pain. Their own mortgage company was awful to work with. The build quality is super low and they haven’t fixed the things they said they would fix when we closed. Can’t even get them to call me back. I will avoid Richmond like the plague in the future

Bought a model house couple months ago already started having problems with water leaking everywhere there’s cracks all over my exterior walls and no one takes the responsibility.

Stuff breaks and I get it but when you’re told this has happened repeatedly as you’re watching your brand new home being filled with water it’s devastating. But the true anger started after that with a horrible response that I’ve had from Richmond since the flood.

As a first time homebuyer, I expected guidance and support throughout the process instead, I felt completely abandoned. Calls went unanswered, my questions were ignored, and I was left to navigate complex and stressful decisions entirely on my own. This was supposed to be an exciting milestone, but instead, it became a source of anxiety and frustration. I would not recommend Richmond American to anyone, especially first time buyers who need responsiveness and transparency. They not give you clear information and last minutes asking million questions you not expecting. Their house is not good quality any more after 2019

Buying a home is supposed to be an exciting milestone, a dream come true. Unfortunately, my experience with Richmond Homes turned out to be the biggest regret of my life. From start to finish, the process was riddled with frustration, disappointment, and regret. The pressure during negotiations was unbearable. Richmond played games with concessions and demanded an exorbitant amount of earnest money, clearly designed to lock me into the deal. It felt manipulative and left me feeling cornered, rather than confident in the decision I was making. When it came time to inspect the home, it wasn’t even 100% finished, and the closing package wasn’t installed. This is something you’d expect from amateurs, not a supposedly reputable builder. To make matters worse, the quality of materials was shockingly poor. Cheap labor and cost-cutting were evident in every corner of the house. It’s clear Richmond is saving money on details that matter most, sacrificing quality for their bottom line. The gap in communication throughout the process made everything even worse. Getting answers to basic questions felt like pulling teeth. There was no transparency, no accountability, and certainly no sense of customer care. It seemed their sole focus was cashing in and banking profits, with zero regard for the buyer’s experience or satisfaction. I’ve spent countless nights regretting this decision. We were looking for homes in Los Lunas and fell in love with the model home. We also fell in love with the size of lot. It seemed to be off to great start until it wasn’t. The sales rep Claudia, gave tons of inaccurate Information to our family regarding color schemes ,materials , trim color , all the way down to the lot she said she would hold for us . After about a month of thinking the lot was held for us , when we went back to look at it Claudia took us to the WRONG lot. At this point panic set in as she held the wrong lot . Thankfully it was still available. We sat down to talk colors , and Claudia gave us the wrong color scheme 3 different times . We didn’t even have a clue what colors we were getting until they were installed . Thank goodness they were colors we approved of. We had several bumps in the road and misinformation from Claudia, and instead of taking any accountability, she was abrasive with her responses . I asked several times for her supervisor to include my realtor , and Claudia refused to supply that info. Our home is beautiful, but the superintendent literally waited to the LAST possible second to complete the home . After taping items all throughout the home , they STILL missed several key items , which after I had to hound them to compete. Be careful with sales and construction, if you do not stay on top of things daily , things won’t get done correct or timely ! I did not have this experience with other builders previously! The president and vice president are good people , but sales and construction need LOTS of work . I hope this is considered at face value as a method for Richmond to improve for future buyers to have a better experience then we did from their employees who work face to face with the customers ! ... I recently purchased a $712,000 home from Richmond American Homes, and my experience has been frustrating and disappointing. Before closing, I was promised four sets of keys, but on the closing day, I was only given two. When I raised the issue with the sales associate, Jmir, he was dismissive and unhelpful, repeatedly insisting that I received all four keys instead of addressing the mistake. Fortunately, the sales coordinator, Genya, was professional and tried to help. She arranged for the superintendent to deliver the missing keys, but instead of providing them, he insultingly handed me $5. I refused because this was never about the money—it was about the safety of my home. I purchased a $712,000 house. Do you think I care about $5 to copy a key? No, I don’t. This was a security issue, and it should have been handled with urgency and professionalism. To make things worse, the superintendent started lecturing me on how to copy a key at a store. This was not helpful or relevant—it felt like he was undermining my concerns and being disrespectful. In my opinion, he knows exactly what happened to my missing keys and is trying to cover it up. This level of unprofessionalism and disregard for customer concerns is unacceptable. While I appreciate Genya’s efforts, the overall experience with Richmond American Homes has been frustrating and disappointing. I expected better service from a company of this stature. Absolutely the worst experience of my life working with the builders selling agent.

For any new buyer, please make sure every conversation you have had to put it in writing, monitor and follow up. We were given the key of the house, that was not fully ready, filthy and missing items ( mirror, bathroom glass, window glass - FILTHY FLOORS). We had owned three houses, and this by far was the worst transition ever. PM on the community needs to learn how to communicate with owners on status of request.

The magic and the excitement of moving to a new house was replaced with disappointment and frustration. The entrance column and walls of the house were crooked, and everything that was agreed upon during the final walkthrough was not done, inspite of giving them more time to complete it. Because of this, we were not able to move in right away, and the worst thing is, we had already moved in when the repair took place. If not for Mr. Dale, we would have hated the house and Richmond for the bad expereince. It was Dale that assured us that everything in the final walkthrough list will be addressed, and anything that needs repair, we just have to email/text it to him so it can be added to the list for the warranty. We also appreciated Edgar for assisting with the needed repairs. They are such relaible guys. Kudos to Dale and Edger for assisitng us with the needed repairs and assurance that the issues will be taken cared of. The repairs are still ongoing as of this moment. ... More

The total experience with Richmond Homes has been a very disappointing and frankly a very unpleasant one. What is said and presented by the Sales Associate is not what you will get. You will find out that very cheap materials have been used, and very poor craftsmanship in construction of the home. Every time the shower and toilets are used on the second floor, the sound of the water coming down the pipes in the walls of the first floor is extremely loud and very annoying. The price of the home goes higher with additions given to you after you have placed your honest money for the downpayment later to discover you have been over charged for items that are standard in most homes. Once the mistakes are pointed out, they come back with a line, "my mother's house has the same thing installed" or "you can buy it at Home Depot and change it yourself" ... More

I would never buy from this company again. It’s so unfortunate with majority of the builders in Las Vegas hire out for teams to build all their homes, and these teams are so lazy and they’re rush to build these homes. The lending process is a joke they don’t communicate. Choose your own title company, the title company they choose, which is called Ticor Title is also a joke. Here’s my advice! Find your own agents don’t trust theirs! They work for the company and their best interest is the company! 1. Real estate agent 2. Loan agent 3. Home Inspector 4. Title company
