By far this has been the worse experience ever. The entire loan process was ridiculous and overkill, the house was filthy dirty when i received it, my fridge is missing a filter, my garbage disposal wasnt working and i had to pay out of pocket to fix it. I had beer bottles left in my backyards and still had some tape left from the marked areas that needed fixing. Very dissatisfied and the only reason that I finished the pricess waa because of my situation I was in. Beautiful homes but that’s all.

If I had it to do over I’d never buy a house from them. Do yourself a favor and run as fast as you can in the other direction.

Suzanne is exceptional; she consistently answers all questions and offers any assistance possible, significantly enhancing the experience. My first walk-through went smoothly, and we addressed all issues. However, my second walk-through was disappointing. I drove two hours only to find that the issues hadn't been resolved. After living here for a month and two weeks, I'm still missing a screen door and there are several areas with yellow paint that need repainting. Half of the electrical outlets are not functioning. Despite reporting these issues on the service app from day one, I haven't received any follow-up calls. It's disheartening to use all your savings to purchase a home and find it not meeting standards. ... More

We had, and still have, bad experience with the superintendent and assistant superintendent when it comes to 30-day inspection repairs. They are non-responsive most of the time. Quality of the actual home is subpar compared to other builders we’ve used in the past.

Was not given second garage remote, garage was not pressure washed, house was dirty. Someone was supposed to reach out to get this scheduled and I have not heard from anyone.

Carrie was great to work with. Tim the foreman was absolutely horrible. Several months of delays, we kept getting lied to about the how much longer. Tim knows what stage they were at but kept making it sound like not much longer. Then when we had the walkthrough Tim just kept saying "well that's the way it is". We had a massive water leak upstairs within two weeks of moving in on an issue both our inspector and us brought up to Tim. Our flooring downstairs is not level due to the subfloor. Our walls/trim were horribly painted. Grass the the front yard is very patchy and mostly dead because Richmond American didn't pay the water bill for like 5 days on a very hot week. Many of the contractors that have come out since closing have been unprofessional and work very slowly. It been a crappy buying experience and would not use Richmond American again. Told I could have fence when buying and when I followed procedure through HOA was told fences are not allowed. Covenant 6.15 on page 15 says fences are allowed. My well being and quality of life are diminished and I am sorry I bought here. The 60k I put down could have gone to more suitable place for my family. I am violated here and every time I walk by the model homes with the fence around them, I relive the violation.

My experience is very long and has many moving parts that to date are still not wrapped up. This is/was a horrible experience. So as briefly as I can try to summarize, we were lied too by sales, by construction, and flat out blown off by the customer experience person I reached out too as well as someone named Debbie that was named along the way as someone who was supposed to be helping us, we’ve been brushed off and passed around from just about everyone I’ve spoken too minus Paul in finance. The only way I can get any straight answers is if I am constantly trying to contact a new person who rarely responds but send my message to the original person. I’ve been told my issues will be escalated and they were once. Then passed back down the line. I’ve done my best to be open minded during this experience because I know that we are not the only ones who not only have had a problem but because I understand that things happen, but that understanding has become just me fighting to be priority at some level. I’d love to begin to enjoy my home and move forward. There are just so many unfinished or new items that need attention that aren’t being taken care of. The sales person told us several things that we would have in our current spec home. Only to find out that none of these things were included and we weren't able to change anything. She quit 3 days after we signed and her replacement pleaded ignorance. I will state the obvious: buyer beware.

We purchased our home with good faith hoping to own a quality home unfortunately not only the quality was not satisfactory, but we were forced to purchase the damaged furniture, and now we have noticed the mattresses are not supposed to be sold and they are illegal for sale purposes, and they may result in injury or DEATH. we notified Richmond American Homes, but they are not willing to take the responsibility. DO NOT BUY FROM RICHMOND AMERICAN HOMES

After moving into our new Richmond American home, there were a multitude of problems uncovered. We submitted one warranty request for each issue as instructed. There were 15 requests created, and over one month later only 1 request has been addressed. We emailed the sales office, no response. We purchased solar for the home, over one month later solar is still not activated. There was an issue with the county and the property address, at one point there were 4 different mailing addresses for the same property (only 1 being the actual address). A brand-new home and we have had a breaker trip when doing the laundry. Would not recommend Richmond American to anyone. ... More

The sales agent Dan was extremely helpful, communicative, and accessible during the pre-purchase process. Once I signed the contract, that completely changed. He took multiple days to respond to questions and didn’t come to the blue tape walkthrough. The construction team at the blue tape walkthrough was an assistant and a guy that was here for a week. The assistant left 30 minutes into the walk because he had a doctors appointment and was unaware of the walkthrough until the morning of. This left me asking questions 5 days from closing that couldn’t be answered by the guy there for a week, and the sales agent nowhere to be found. Upon closing day, 90% of my list was incompleted. The house was not clean, paint all over the floors, dust from drywall touchups all over the floor, and the exterior by hose bibs were splattered with paint. The construction team was clearly spread too thin and my punch list was not a priority. The punch list is still incomplete 30+ days from closing. The sales agent/builder never respond, and there’s no ETA for when my list will be completed. Terrible customer service and follow up. Would not recommend to friends or family. ... More

To busy to finish houses and do not put in the quality into their work. When trying to get problems fixed, they are impossible to reach.

Muy mala experiencia todo mal construido y defectuoso. Y muchas mentiras por parte de los vendedores le dicen muchas mentiras a los cliente solo por vender y ganar su comisión deberían de darle salió para que mientan . Y me dijeron que mi casa iba hacer igualita a la casa modelo y nada totalmente diferente . While the layouts of these homes are appealing, that’s about where the value ends. The construction includes the absolute bare minimum of items, and what is included is often installed poorly. Be prepared to make numerous warranty claims, which can take anywhere from days to months to get resolved. You'll need to budget extra for essentials like additional cabinetry, garage door motors, ceiling fans, a fence, a screen for the lanai, blinds, and much more. The carpet was installed with builder-grade padding, and the flooring is disappointingly curvy and bumpy. I’ve also noticed exposed screws on the drywall that were just painted over, and there are random items with screws missing entirely. I also have exterior cracks that look like foundation issues which the builder claims is no big deal. Most importantly, the HVAC system is a major letdown. They provide an underpowered system, so if you have a larger home, expect to run your AC nearly 20 hours a day to keep the place cool. If you are deciding to go with the builder lender for the incentives they offer, it’s going to be an extreme headache. The lending experience was the worst I’ve ever had and owning multiple homes. While my experience with this builder was poor, from what I’ve heard from other buyers from other builders in my surrounding area, their experiences were not much better. I choose my home due to the location, timing, and most importantly home layout. Additionally, the Richmond sales rep who showed us the homes was very sweet and accommodating. Sale Dept Great, Designer Ctr Great, Mortgage Company Great, Insurance Co Great but Construction Dept is lacking Pride and Supervision or actucally there is none and when you send emails you get no reply back and I not even sure they read them because nothing is completed or communicated back to you. Had recommended 2 friends and have gone back to them to express my disappointment and wish I had not referred them due to the construction department. Its just sad and heard from my New Neighbors they have had the same experience.

Our experience with Richmond America has been extremely disappointing, primarily due to being misled multiple times throughout the process. First, we were lied to about how the incentives work. Additionally, we were given an incorrect cash-to-close amount, which was nearly double what we were initially told. Despite having my child support amount accurately listed on all signed papers, I was treated with suspicion and accused of lying about it. This resulted in the child support not qualifying, and I was required to pay off all my remaining debt to get approved. This process took about a month to resolve. After finally getting our house, the issues only continued. During our first walk-through, we pointed out several problems that still have not been fixed. The attitude from Rafael, our point of contact, has been particularly frustrating. He dismissively told us that no house is perfect, which we understand, but the number of issues we found is unacceptable. For instance, the backyard grass was dead, and we were told it would come back to life, which it never did. Even our lawn care professional confirmed that the grass was dead. We sent an email about a month ago detailing all the issues we found, and we were promised a response within 3-4 days, but we never heard back. I sent another email yesterday requesting an update and to provide additional issues. Since then, I have discovered two more problems: our sliding door doesn’t stay closed, and three plants have died despite daily rain. Easily the worst home I’ve ever purchased. From quality of materials, craftsmanship, and customer service. Buy elsewhere.

The Sales Rep we went through was incompetent. Before viewing the home for the first time, we were told the crawl space would be 2 feet high, that our side yard would stretch down to the curb giving us a substantial amount of yard space and that a pool/clubhouse was to be built across the street. Upon actually viewing the home, we discovered the crawl space was only 2 feet high thus making it almost unusable for storage purposes as we had hoped. LIE ONE. But because we appreciated the natural lighting from it being an end unit, the amount of yard space we were to have, in addition to the clubhouse being built across the street and playground right around the corner, we moved forward with putting a deposit down same day. Then, one day during the sale process, I drove by the unit to discover the fence line was being put up, but it was nowhere near the curb line as I was informed it would be. I immediately reached out to the Sales Rep to express concern and was repeatedly told that was not the fence line, but that she would inquire on her end and get back to me. Turns out, that was the fence line. We lost approximately 9 feet from the fence that runs parallel to my house, down the curb. Overall, it ended up being about 550 sq. ft. of space. LIE TWO. This was beyond upsetting. I only wish I had known what was to come because I would have fought to get out the contact then. The third upset came when I decided to reach out to the CAB directly to inquire about the pool/clubhouse being built across the street. To my dismay, the CAB notified me that a pool/clubhouse was in fact not being built there as the land was designated for retail space. When I hung up the phone with them, I immediately called our Sales Rep to notify her of such and asked her to confirm this information on her. The Richmond office supposedly held an emergency meeting where they all gathered round to call the CAB themselves only to be told the same information I had been told. The site plan Richmond was holding onto, and making a great selling pitch for, was from 2021. LIE THREE. As unfortunate as our sale process was, we have had an equal amount of misfortune since moving into our home. After the sale closed, we our unit did not come with a garage door opener. Who in their right mind would sell a home without a garage door opener this day in age. To top it off, all but one other neighbor had garage door openers installed by Richmond as part of their home purchase. Lucky them. During our walkthrough, we were told we were not allowed to test the AC unit because it was still wintertime (it was a relatively warm day in late March). We thought it odd and made mention of such, but the walkthrough continued without it. Come May and warmer weather, we finally went to use our AC and it wouldn’t work. I reached out the Warranty Rep who did his best to get someone out, but I was told I would have to wait till Monday (my assumption is that Richmond wouldn’t foot the bill to have a tech come out on OT). So we had to endure a weekend of 85+ degree temps, in addition to my infants room getting zero airflow during such weather. These are just a few of the inconveniences we have endured at Richmond American Homes’ expense. For anyone reading this, come prepared to ask a million questions if/when you decide to purchase a home from Richmond American Homes. Ask for the plot plan! Ask for proof! Unfortunately we had a terrible experience. Our walk through was not done correctly. There was a few things that were not disclosed when we first looked at the house. Things that need to be fixed before closing werent, the super was no where to be found. The list goes on. The issues that got rolled over havent been fixed ,again super nowhere to be found. Took about 3-4 weeks of me calling around for information and finally got a hold of a gentleman that is now moving things along. Ongoing major problems with plumbing, construction and final finish. Sales was not a good experience.

My experience with Richmond American Homes was not the best. Our sales agent, Lizett, had significant communication issues regarding our closing and walkthrough dates. Despite her assurances, we frequently had to follow up, which was frustrating. Additionally, her explanations of the buying process were often unclear and misleading, though I believe this was not intentional. She would benefit from training to improve her communication skills and ensure her statements are accurate and clear. Overall, dealing with her felt very challenging. In contrast, the lender provided excellent communication, consistently following up at every step of the loan approval process. They were the highlight of this home buying experience. As for the home itself, it was satisfactory, but there were numerous issues identified during the inspection that were not addressed before our move-in date. We have been informed that some of these issues will only be resolved during our 30-day walkthrough. Overall, the level of service from Richmond American Homes needs significant improvement. ... More
