Very efficient on responding to emergency calls however the response to normal issues are too slow which is to the unacceptable level.

I would like all prospective buyers to know that our home was deemed certified and ready for habitation 5 weeks AFTER the planned losing date. During our walk through 35 items were still listed as substandard and in need of repair. After moving in, we needed to move to a hotel for 8 nights while the builder removed construction materials from the sewer line that they were notified were blocking the sewer line 7 weeks PRIOR to their certification. We have turned in 12 additional service requests in the first 3 weeks in the home and ONLY TWO have been repaired as of 33 days in the home. Richmond American gave us a VERY inferior product and has been quite non-responsive to requests for corrections. ... More

From the start, we were bait and switched on a " promotional" interest rate. " get down here by tomorrow to get this rate", Then when we make the decision to commit to the largest financial purchase either of us had ever made, only to be told oh, wait, you cannot get that promotion because of a construction production issue. So.. we held up our end, but they mess up and we pay for it. Turned out, par for the course with Richmond. Next, the builder would not work with us at all during the build, we stepped into a build that had already started, however, it was only a concrete slab, nothing else. Even then, they wouldn't even let us change something as simple as hardware color. We even asked if they would be nice enough to just leave the hardware off, so we are not committed to those holes in our cabinets, they said sure, but put them on anyway. So, lied to us to get us to not ask about it. We asked for many little things along the way, and the only word Richmond knows is "NO". They are not in the business of customer service or making a $600k purchase feel special or personalized. Next, the loan process... equally as terrible if not worse. Their in-house loan company, Is a joke. Starts with that bait and switch, then the loan officer ( Dana ) is nonresponsive, rude and will blatenly lie to you. She will NOT answer a phone, and when she calls you back days later, she has no useful info, and says she will get your questions answered, only to not be heard from again by phone or email. Not to mention, we were never given our estimated hud or copy of our appraisal... still waiting for them. ( Been in the house over a month). Construction of the home.. is an absolute rush job. We have problems as we speak that were obvious issues that their workers hid from their so-called quality control process. I am a construction electrician of 20 years. Lights wired into the wrong switch ( 1 can light is wired into the pendants ) and they tried to cover it up by putting them all on 1 switch. Thinking we would not notice because the house does not come with fixtures for the pendants. We have had TWO complete sewage back ups from the main sewer where they have had to send a plumber out to clear from the main clean out. But they refuse to admit there is a construction issue. MULTIPLE hvac issues, still some not addressed. Door hinges that have fallen out of the wall because the carpenter ran the screws in so hard they stripped. Of course we had other small issues I would expect like small leaks and paint / aesthetic issues. They take weeks to address any issue if at all, even with the proper work orders. Once they have your money, you are no longer relevant. Their superintendent of the community is their only asset. Angel works hard and will be there if you need him, for questions or emergencies. But he has an uphill battle, because the company is just burying him. He'd be smart to take his skills and knowledge to a community that won't make him pay for all their carelessness. We are by no means a couple of Karens, Being in the industry, i have a lot of understanding for normal construction issues. This is also the 4th new home I have purchased in my life, and BY FAR the worse in every category of value, customer service and quality. ... More

Lack of communication, lack of professionalism, they lied straight to my face. I opted to upgrade to the finished garage and they forgot to finish my garage walls after I pointed it out during our walkthrough they rushed the job and the quality was horrible. They painted around everything that was already mounted on the walls and just looked horrible so I had to ask them to fix it again. They said they had someone come out and clean the windows and they never did. The windows were a mess with caulking all over them. I pointed it out and they never came back to clean them. While waiting for our home to be built, we watched too many YouTube videos about new homebuyer horror stories. Thankfully, that was not the case for us. Through the building of our home, we visited the site weekly, sometimes more frequently. Anything we saw during and between our formal walkthroughs was quickly addressed by our Sales rep and Building Supervisor. They readily responded to emails, calls, and text messages. Even while visiting another Richmond American home development, the Sales Rep gave us updates on our home and shared photos of its progression. During our next to last walkthrough we were asked repeatedly to open and close doors, turn on faucets, turn on and off every light switch. Our Sales rep even stood outside with us waiting for the last minute repairs to be done so escrow could close and to give us our keys on schedule. Even after our closing, the Building Supervisor has been responsive to our calls and texts. The one star ding regarding responsiveness to our issues is due to our not having heard back after submitting our list of repairs 10-days after our move in. To date post move in repairs are minimal. Berry professional berry great work

The one department RA needs major improvement on is the Loan/Mortgage department. I had a very bad experience with them at the closing of escrow. I wish I knew certain things prior to closing. I left $ on the table because I was told I couldn't get the incentives ( closing cost incentive, loan rate credit ) in its entirety because I would make money off that. So they gave me less of what they initially told me they would give me.

I’ve experienced the home buying process 5 other times before working with Richmond. This is by far the worst experience I’ve had from beginning to end and even after buying the house. The Lender could not give me firm or confident answers to my questions. I go the run around many times from the sales person and the construction person in charge while the home was being built in regards to things the home came with and what, how and when it was going to be finished out with. The underwriter and the lender were not on the same page even after I provided the same documentation to them multiple times. My real estate agent tureens out to lie about commission percentage that we agreed to. The title service was the best part. I’m not new to the home purchasing process. It’s been 40 days after closing and some things are still not painted (doors, walls, touch-ups). I’ve notified them at least 3 times and nothing has been done about it. ... More

After submitting warranty issues, have received very poor response to getting items fixed.

Sales representative was very nice, explained scenario by adding each item. It was impressive. Very nice maintenance team and builder.

It was a good job

We decided to buy from Richmond American because of the sales agent Jessica. She was great through out the whole process. The lender on the other hand gave us a bad experience. We didn’t feel valued at all and we had to proactively call to get things done ourselves to meet timelines. Calling lender was like pulling teeth and couldn’t get a response where we had to result to calling Jessica to hopefully get us a response. If I did not stay on top of the time lines I honestly think they would forget about us. Lender needs to do better.

House really looks great and price worthy

Overall, this was a messy process especially for first time home buyers. The amount of documentation we needed to provide and explained at times seemed very excessive. Just wasn't a smooth or exciting experience. We ended up getting through it and in the end we love the home we bought, but the process overall was not pleasant and at times we felt like quitting. That said, there are people who we interacted with especially after the process who really stand out and made landing in the new home a great experience. One of the 1st to buy and last to move in because they failed to preplan and see that the pole in my lot needed to be moved, took 2 yrs for me to move in and because it was rushed there have been all sorts of issues with the house. It's no wonder there have been several Class Action Lawsuits brought against them!

progress on the house was pushed back 2 times and then when it came to the end of the month they pushed us in due to rate locks even though the house was not finished to our liking. We went to 3 separate walk throughs and items on our punch list were not taken care of and a month into living here have still not been taken care of or even discussed when the work would be done. They contract out all the finishing work and this was not up to par by far! Base boards have paint run and over spray all over them. nail holes are still exposed and not covered up. corners of the baseboards are not flush or are clumped with paint overall looking terrible. All doors and door frames have chips or holes from the nails that were not filled prior to paint. Areas of the texture on the walls are missing in some spots or over splattered in some. The wrong paint was used in some areas and some areas not even painted at all. Overall finished product was rushed and the Superintendent didn't even look over the final product to even give the okay on the walk through. It was embarrassing to see that many tape marks through the house and between the walk throughs minimal things were addressed. almost as like they just removed tape and didnt think we would check to see if it was fixed. Still embarrassed to invite people over to my "brand new house" with it looking like i hired some random joe off the street to complete this work. Unacceptable! ... More

Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. Luckily we went back to my original lender and he got us approved and funded within 2 weeks. The whole process seems like their lending exam doesn’t want any business as what they did was unprofessional. And we have been in our home for a little over 60 days and we still have things within the home to be followed up on and finished and ave not heard from anyone from Richmond to get this done. Hey also provided us with a customer service number magnet for the fridge and it is basically worthless as nobody ever answers the phone nor do they call back if you leave a message. ... More

Our closing date was changed twice due to missing electrical and gas meter. Moving my family from the far side of the state, made our experience even worse on so many levels. After the final walkthrough and after we moved in, we noticed a few items that still have not been addressed. For example, we have a temporary oven. Still waiting for the one we ordered, in the laundry room the wrong fuse amp was installed. Its supposed to be 20 amp instead of 15, therefore we haven't washed our clothes going 2 weeks! The laundry room cabinet is partially installed, front porch light is not functioning, in the garage there's cement splatter in the corner, the owners bathroom medicine cabinet neets to be textured and painted. However, we love our new home! The staff have been helpful as best the can. Unfortunately, all the items that need to be fixed have been cumbersome. ... More
