My overall experience with Richmond American Homes was a very disappointing process. I've had various issues with repairs and currently still need some touch up work done after being moved into my home for over a month. I was constantly told to input claims and after doing so multiple times on the same issues I would never get a response. I've had to be the one to make phone calls and get numbers to higher ups to make sure things would get done. I felt like I was doing the jobs of others and it was ultimately a huge inconvenience. I also had zero communication with my sales agent. When I originally signed on the home I was given a promotion that all my appliances would be given to me and upon moving in I was told my appliances were never processed by my sales agent. When I would ask questions about the details of my home she would put it on the job of someone else and could never provide me with answers to basic questions. Although I love the overall look and style of my home, the lack of communication and response to issues have caused more frustration than than joy and I feel overall displeased with the whole process. Moses, Tyler, Matthew are all horrible and very unprofessional. Richmond American Homes will lie to you and do anything to get your business and once they have it, they treat you very horribly and unprofessionally. I will be telling all friends and family to stay away from Richmond American Homes.

Poor house quality from floor to ceiling. We were assured of the 1st 30-day warranty to fix chips, cracks, paints, etc but nobody answered us after multiple email, calls and text messages. Very unprofessional people!! Never again with this builder!

Hi Team I am getting too bad experience and build quality and workmanship , Even what we found in final orientation check list not fulfil so far , we followed up many times , no response , still items are pending activates from last orientation I have raised the warranty requests regarding floor defects , doors repair and windows glass replacement , no response still .Even if we asking sales office , they are always telling we do not know , even they did not give the information whom to escalate . From last orientation , They said last presser wash pending we will do it before we move ,but they did not do anything , so disgusting , the floor is completely ,messy . ... More

This is my fourth time buying a home, and it has easily been the most difficult, stressful, and complicated experience I have ever gone through. From dealing with the lender at closing to finally getting the keys, nothing has gone smoothly. I could have handled some bumps in the road, but this has been absolutely unbearable. Now, I am struggling to get warranty issues addressed. Before this, I had only heard positive things about Richmond Homes, but my experience has been far from what I was expecting. I truly regret choosing to purchase from Richmond.

This review is being written jointly by husband & wife but this form only allows for one name. As requested, it is being written as to what we would want a new home owner to know. Don't expect cohesive customer service from any team member from sales thru completion of build. Note: when you do punch list, add a note indicating other things may be discovered after moving in (i.e. plumbers failed to connect dishwasher hose/drain hose up causing flooding of cabinetry under kitchen counter; carpet installers failed to put carpet strips over tacks underneath carpet at entrance ways to tiled floors (for example after moving in, when going barefoot from bedrooms, other rooms as well, to tiled floors such as bathrooms/shower, you get a pin prick in the bottoms of your feet! ) They did not put the tape strips down to cover the tacks. This was not discoverable until actually moving in the home. There should be a before and two weeks after move-in punch list to be fair to the buyer since some things cannot be discovered until you actually begin utilizing the property. This is only a fair process! During the sales process, the agent stood over us while filling out her survey, the whole time requesting an excellent review which is intimidating to the buyer, you do not feel comfortable telling the truth for fear of further retalliation. I was originally told $50,000 was sufficient for the down payment but ended up with three disclosures and out of pocket $68,000 instead of $50,000. The final disclosure of which was finally provided the evening before the actual close on Dec. 25, 2023 reflected this large increase. This is a large jump in the down-payment for a senior retired couple! Numerous cracks in the concrete (patio and garage) were listed as a major concern on our punch list. We hired Shark coating, at our own expense, to conceal these cracks on patio since the Superintendent ignored our request to fix these. He said this was common but he would attempt to fill and smooth over the cracks. We could not afford to do both the patio and the garage we chose the patio since it was the more obvious. The Superintendent just simply did nothing to remedy the cracks. I (Darwin) was a project manager, before retiring, for a large medical facility in downtown Jacksonville, Fl. Based on my experience in the construction industry, I believe the numerous cracks were caused by an improper mix of the concrete poured in the foundation. We listed this as a major concern in our punch list and we believe it only fair that Richmond American Homes reimburse us for the Coating (with sealant) we put over the patio to cover the cracks. Claudia has pictures of the cracks in both the garage and the patio. The grout in the tile throughout tiled areas is sub-standard, we have to continually clean the dry powder from the various counters of the tiled areas. It appears this compound was not mixed properly. On several occasions I have asked the site Superintendent to clean the extensive builder type sand from the street at the edge of our driveway to no avail. Each time it rains, the sand sticks to the tires of our car and is transported into our garage. We have to sweep this out not to mention it is an eye-sore. He stated he had a street sweeper and would get him to remove this. This request continues to be ignored. The AC unit was originally moved because it was in the wrong place. However, the AC Company put it directly at the corner of our home, instead of moving it down away from the Master bedroom window. Upon moving in and spending the first night in our home, we discovered the AC noise coming directly into our Master bedroom. We reported this immediately to the Superintendent but he told us the AC company had already had to move it once because they put it in the wrong place to begin with and they were not going to move it again and the builder was certainly not going to pay to move it again. Well, whose fault is this? Certainly not ours. He told us he had all kinds extra supplies and he would drop some off and we could build a noise reduction wall around it. Several weeks went by but when we asked about the supplies he offered, he said he had none left & that they were all gone. So, we are having to deal with the noise! We wish we could write a ""great" review as you are suggesting but this is not possible. We are basically stuck with inadequate planning and poor workmanship. We are shocked at the poor workmanship and persistency at which we have had to push to make things happen. This is not what we expected in our metallic age ( silver in our hair, gold in our teeth and led in our pants)!. Many of the smaller issues were resolved in a reasonable time span. However, the bigger issues put a damper on the overall purchase from the Richmond American Homes builder. We reported the flood issue concerning the failure of the dishwasher being properly connected to the Warranty Representative. He came out as soon as we realized we could not get the superintendent to get to the root of cause of the dishwasher not working working (moved in Dec. 23, 2023 - NO dish washer until March 2024). He finally got this oversight corrected. We asked him to document this event. The reason we did this, while the cabinets look okay today, over time, flooding can cause warping of plywood and we are concerned this could happen at some point and we expect to hold the builder responsible for this! We are looking forward to receiving a positive response/outcome to this review from TrustBuilder team and or Richmond American Homes, Jacksonville. Between a 2 month delay, showing up to a scheduled walk thru 3 times to a home that was clearly not ready for a walk thru, the superintendent not providing a completion date but instead saying "any day now", not communicating with utility company to understand what is pending, the home left sitting with minimal progress for 4 weeks while they wait for a meter, not fixing/completing any repairs leaving it all for us to submit claims AFTER moving in, 2 months after move in only completing 1 repair, & continuous lack of response from superintendent and customer service; what was supposed to be an exciting time in our life to purchase a brand new home (in California at that so we know it's not cheap) turned out (& continues to be) a drawn out tremendously stressful experience for us. Due to continued delays & lack of communication from contractors, I was placed in a position of possibly being evicted & sued, & accruing thousands of dollars in additional expenses as I waited for Richmond to complete our home. We sadly have no positive feedback as we are still dealing with trying to get repairs fixed in what was supposed to be a brand new home. I purchased my first home in Dec 2023. There were pending things to get fixed at the last walkthrough; however, as of today's date, we continue waiting for the builder to complete this. No one has contacted me to follow up but only after me reaching out. It has been a very disappointing experience. We bought this home with a lot of time and effort. Staff responsiveness and attention to this matter has been very poor.

I wish I would bought somewhere else

The carpet is so thin and bare the carpet tack made my feet bleed. NONE of the shelving was installed into studs, I had to fix it all myself. The pantry shelves were cut too short, and I am still waiting for that to be fixed. The roof pools water on it during storms instead of having the grading set correctly. The garage door strip was cut short so I have mice in the garage. They pressure you to give them all Five Star reviews, they don't deserve them. The sales staff doesn't explain that the bathroom tile you get is just builder grade white blah, unlike the model home. The appliances on the brochure and in the model home are far superior to the low grade stuff they installed i.e. the GE refrigerator they installed is for sale at Home depot for $900, meanwhile you pay $1,800 for it. The dishwasher is sooo loud you can only run it at night. The brochure also shows that you get a tiled backsplash in the kitchen, not true in what they deliver. So if you want to buy a brand new "fixer-upper" home, come on down. ... More

I am extremely disappointed in Richmond American homes. The process started out well. My agent that handled the initial sale and my design consultant Taffie did a good job. However, once construction began and throughout the construction of my new home, I have been extremely dissatisfied with the communication regarding the process and the workmanship that went into my new home. I closed my sale on January 16th, 2024 and there are still unfinished items that I have paid for and yet to have completed. I have not heard a single word from anyone at Richmond American about these issues. I have significant problems in my home that will never be fixed. This situation is true for many of my neighbors as well and we are discussing the possibility of litigation at this point in order to enforce our rights. I would strongly recommend against anyone buying a Richmond American home until the company fixes its communications problems and hires better contractors that complete the work at an acceptable level. I had to close twice because of the lack of the certificate of occupancy. I could never get a real closing date in order to schedule my movers. I lost $1500 at the 2nd closing that I wouldn't have lost in the 1st closing. There was no oversight on the trades such as my entire floor of the house. It wasn't leveled before the LVP was installed leaving hills and valleys in my flooring. My beautiful quartz countertop on the kitchen island has a extremely visible seam directly down the middle...as do the countertops by the stove. Doors are hung correctly to be able to close. An uninstalled shutter was in my garage. And my premium lot, which costs extra, has a retaining wall built 15 feet inside my property line giving me zero access to the back 15 feet of my property. From the street, this looks like a beautiful house, and for the $$$ it should never have had these issues. So far, the builder tends to make excuses about the major issues. I'd lost trust in them during the purchasing process. I should've cancelled this purchase and moved on to a more reputable builder. Now the company has been bought out by a Japanese firm. Maybe they're more reputable and will fix these issues...but after going through this process, I doubt it. I'd suggest looking elsewhere for a quality built home. ... More

This was the worst experience of my life. I would never buy from Richmond American Homes again, once you close and pay that’s it your pretty much on your own. The amount of shortcuts they used is unbelievable, we are selling our home and OK with taking a hit the experience has been that bad. No follow up from the Executive Management.

They have not responded in regards to when the repairs that needed to be done will be completed.

Cheap materials all around the home unfinished floors broken cabinets , leaking faucets multiple issues these are just a few to list horrible experience during walkthru they say they will fix after closing but no remediation for the issues identified have to follow up multiple times with the rep to get something resolved sucha a pain to go thru all this for a brand new home simply would say do not buy !!

When we did our walk through, we were told all repairs would be done on a timely manner, which has not been the case. We are going on our third month and we still have several issues, that have not been addressed. I was told by our Sales Rep and Builder to create tickets in the ticketing portal, but this has done nothing to escalate our reported issues. We have talked to our Neighbors and they are also experiencing the same issues with the Builder and Repairs. This is unacceptable in my opinion when purchasing a new home.

I have had to loose four days of work and Im still counting because not all the work was done in a workmanship like manner (it was all subpar). I have photos if you would like. From day one...my yard was completely trashed, I had no hot water, the air was not working, the refrigerator was leaking heavily (they came out twice to fix it). The microwave was installed wrong and it is still not working properly (the vent is not working, this will be the 3rd trip and another day lost at work for me). The materials were bad. My front door had severe damage and had to be replace along with the casing/frame to my pantry door. Nate (warranty guy) looked at the Roof from the front and he has some concerns. The plumbing under the sink was not hooked up properly and I had a water leak and it has cause damage now that needs to be fixed. The dish washer was not installed properly, Sam has tried to fix that twice. The subcontractors tracked cement all over my drive way, garage, entry way and back patio. ugh! The sub contractor installed my down stair light/mirror/sink incorrectly, they had it pinned against the wall instead of centered. I have had a problem with every appliance. Im afraid to run my dishwasher. I have photos of all these things and the long laundry list of things I had problems with from DAY ONE and its still on going. I just discovered my screen sliding door does not lock. I will be rating Richmond on Yelp. I try to be as patient as possible, but I will never get my days lost at work back. From the start, we were bait and switched on a " promotional" interest rate. " get down here by tomorrow to get this rate", Then when we make the decision to commit to the largest financial purchase either of us had ever made, only to be told oh, wait, you cannot get that promotion because of a construction production issue. So.. we held up our end, but they mess up and we pay for it. Turned out, par for the course with Richmond. Next, the builder would not work with us at all during the build, we stepped into a build that had already started, however, it was only a concrete slab, nothing else. Even then, they wouldn't even let us change something as simple as hardware color. We even asked if they would be nice enough to just leave the hardware off, so we are not committed to those holes in our cabinets, they said sure, but put them on anyway. So, lied to us to get us to not ask about it. We asked for many little things along the way, and the only word Richmond knows is "NO". They are not in the business of customer service or making a $600k purchase feel special or personalized. Next, the loan process... equally as terrible if not worse. Their in-house loan company, Is a joke. Starts with that bait and switch, then the loan officer ( Dana ) is nonresponsive, rude and will blatenly lie to you. She will NOT answer a phone, and when she calls you back days later, she has no useful info, and says she will get your questions answered, only to not be heard from again by phone or email. Not to mention, we were never given our estimated hud or copy of our appraisal... still waiting for them. ( Been in the house over a month). Construction of the home.. is an absolute rush job. We have problems as we speak that were obvious issues that their workers hid from their so-called quality control process. I am a construction electrician of 20 years. Lights wired into the wrong switch ( 1 can light is wired into the pendants ) and they tried to cover it up by putting them all on 1 switch. Thinking we would not notice because the house does not come with fixtures for the pendants. We have had TWO complete sewage back ups from the main sewer where they have had to send a plumber out to clear from the main clean out. But they refuse to admit there is a construction issue. MULTIPLE hvac issues, still some not addressed. Door hinges that have fallen out of the wall because the carpenter ran the screws in so hard they stripped. Of course we had other small issues I would expect like small leaks and paint / aesthetic issues. They take weeks to address any issue if at all, even with the proper work orders. Once they have your money, you are no longer relevant. Their superintendent of the community is their only asset. Angel works hard and will be there if you need him, for questions or emergencies. But he has an uphill battle, because the company is just burying him. He'd be smart to take his skills and knowledge to a community that won't make him pay for all their carelessness. We are by no means a couple of Karens, Being in the industry, i have a lot of understanding for normal construction issues. Lack of communication, lack of professionalism, they lied straight to my face. I opted to upgrade to the finished garage and they forgot to finish my garage walls after I pointed it out during our walkthrough they rushed the job and the quality was horrible. They painted around everything that was already mounted on the walls and just looked horrible so I had to ask them to fix it again. They said they had someone come out and clean the windows and they never did. The windows were a mess with caulking all over them. I pointed it out and they never came back to clean them.
