Overall, we are happy with the process and quality of work. Yes, there were issues along the way, but the construction manager (Scott), sales agent (Michael), and loan officer (Chris) all went above and beyond to help get resolutions.

I had to have this home after being in it for just a couple minutes. Since it was ready to move in I asked for a short escrow and was in the home in 2 weeks after going into escrow. My sales agent and the superintendent have been great to work with. After walking through othe builders models this was by far the most impressive with the finishing touches.

The home buying experience with Richmond American Homes was positive and I was offered a great deal on the house. I was able to close on the house in one month. Raychel was particularly helpful. Issues found on the home inspection were resolved before closing. Dealing with the mortgage company (Home American Mortgage Company); however, was difficult. Thankfully the mortgage was sold right after the home purchase.

Make sure that EVERYTHING is fixed or finished BEFORE you sign the closing papers. Because after that nothing gets fixed.

Great home/finance troubles

I like my home, but I almost backed out over struggles with financing. The portal would allow multiple page uploads on pages that didn't need them, but would not allow on pages that needed them. I had to supply the same paperwork several times...4 times on one issue. I was living in a motel and didn't have access to a desktop or laptop. I would receive alerts that I would need to supply something "immediately" that I had already supplied or my financing was going to be delayed and I would loose my buyer's incentives. Initial purchase was great, utilizing their lender was HORRIBLE

We were the easiest buyers ever. We walked in, said we want that house, and were ready to put 20% or more down using "their" lender. Unfortunately their lender Home American Mortgage Corporation is TERRIBLE to work with. Their complete lack of communication with the builder made the rest of the process unbearable. Richmond appeared to want to sell the house as badly as we wanted to buy it, but the lender was more or less useless, and seemed completely disinterested in making the deal work. You're held to the contract, not them.

The overall process was good, using their finance company was ok, but got a great rate. The Site Supe is not up to the task of making sure all punch list items are completed before closing, or even addressed in a timely manner after closing. There is a lack of ownership of the issues that remain open but all parties with Richmond American Homes. The house is nice, it is just all the little things that should have been taken care of; paint on the carpet, ships in the walls, pink "paint fix here" marks were missed, miss matched fixtures. All easy to fix, just were not done.

The Craftsmanship of the homes in Timber Crest is worse than any other builder I have ever encountered. I'd take D.R. Horton over the garbage Richmond American had produced. The President of the TN operations is a lifelong salesman with no construction or development experience and it shows. EVERY SINGLE HOME in Timber Crest has issues. My overall experience with Richmond American Homes was awful. The process with their preferred lender was a headache with repeating step after step of the same thing and resending the same documents once already sent. I have had issues trying to make my first payment because they do not tell you where to go to pay it and I have finally figured it out on my own but then my monthly payment is incorrect from what is on my paperwork. Carrie was great to work with. Tim the foreman was absolutely horrible. Several months of delays, we kept getting lied to about the how much longer. Tim knows what stage they were at but kept making it sound like not much longer. Then when we had the walkthrough Tim just kept saying "well that's the way it is". We had a massive water leak upstairs within two weeks of moving in on an issue both our inspector and us brought up to Tim. Our flooring downstairs is not level due to the subfloor. The sales agent Dan was extremely helpful, communicative, and accessible during the pre-purchase process. Once I signed the contract, that completely changed. He took multiple days to respond to questions and didn’t come to the blue tape walkthrough. The construction team at the blue tape walkthrough was an assistant and a guy that was here for a week. The assistant left 30 minutes into the walk because he had a doctors appointment and was unaware of the walkthrough until the morning of. I had to close twice because of the lack of the certificate of occupancy. I could never get a real closing date in order to schedule my movers. I lost $1500 at the 2nd closing that I wouldn't have lost in the 1st closing. There was no oversight on the trades such as my entire floor of the house. It wasn’t even ready by the time I signed. The seams of the wall can be seen through the paint, there’s dust every time i use my microwave. They didn’t have bedroom lights/fans. Numerous other issues.

We liked the area and the floor plan so we ignored all of the terrible reviews of the builder online. Well, the bad reviews are well-deserved.
