Very poor design on the HVAC for the house.

When we first moved in some of the electrical did not work. But the main problem we have is the HVAC system, I thought that with this much square footage of living space, that Richmond would do different control for the 2 different levels of the house. But now we’re stuck with the house only heating in the second level and no so much in the main level. And even their HVAC guy that came in when I requested to inspect it said that, it’s a very poor design. The overall purchasing experience with Richmond homes was good. The responsiveness to the issues we’ve had was delayed or still ongoing. Some items from our final walk through were not corrected. Having a leaking sink the second week living here and water damage has taken place. It took Richmond a week to respond and resolve. Very beautiful homes. Very poor service.

We love our home. The preferred lender was really great. I feel like the builder agent could have communicated a bit better. It caused a delay of a few months and we had to spend several thousand on an apartment. They wouldn't sell us the lot we wanted because our down payment was contingent on selling our house. We went under contract for a different lot being very clear we intended to transfer to the lot we wanted if it was still available. There were a few things that needed to be fixed. We called but we're not getting anywhere, but finally got someone to respond and they apologized and things went forward. They were very responsive after that . Most of our issues have now been addressed. The home itself is nice and we are happy with it.

We love our new home and we are overall happy in it. The homes and the neighborhood is beautiful and there is plenty of space. It is also very quiet inside the home so even with construction still happening we don’t bear anything when inside. I’m giving three stars because considering how expensive things are, and how experienced Richmond is in building homes, things should be completed by closing and the warranty should be a last option. Instead, Richmond relies on making the buyer file a warranty claim rather than just having everything complete in the first place. If you do need to ...

- Financing deals-felt like they tried to get out of offering to us on a technicality. Very frustrating. - Blue tape- they out it everywhere so it essentially meant nothing. Plenty of imperfections after blue tape - Yard landscaping. They put down mulch with no ground cover. Terrible recipe for weeds. Cheap. - Wouldn’t let us change common sense things. Don’t put down mulch where we are immediately about to put grass. This just makes more work for us. Good marketers but struggle with execution.

Took 8 months from contract to move-in due to multiple delays. Simple punch list items and warranty items still outstanding 3 months after move-in. Unable to commit to when included landscaping will be done. Superintendent is overwhelmed. In-house financing was executed poorly and closing was unprofessional.

The beginning process was great, onece it came to finish work absolute trash, light fixtures secured to sheet rock not the boxes, tile alignment, paint work all trash, the hand rail to the stairs missing hardware if used it falls off the wall.

We moved into a corner lot with a water tank behind us, the entire water tank is surrounded by a rock wall and in several other residents backyards but ours. When trying to get answers as to why we did not get a rock wall fence as well no had any answers. The city decided to put up an ugly barb wire prison fence directly in our backyard. When trying to get answers on who the developers were to discuss other options NO ONE KNEW. No one seemed to know anything! We’ve had a lot of issues after buying the home. A lot of poor quality work done on the home. Many things not put together well, the upstairs bathroom flooded after a storm because there is an issue with the roof or the pipes and now we’re worried about mold and water damage from every storm before that. We’ve appreciated quick responses to our warentee requests to address these issues. And that we are under warentee, but very disappointed in how poorly the condition of our new home was in.

There were multiple issues with this experience. Some minor and some major. While the floorplan had some great points, it also has some detractors. The master bedroom door to the bathroom opening to the same space as the shower door so they can’t be opened concurrently was a gross oversight. We will likely need to change the shower door or the door to the master bath to a barn door. Front door is only 32 inches. No person with a wheelchair could buy or live in this house without modification. The placement of the handrail on the steps to the front door removes 4 inches of usable space ...

I was not given all the information that is necessary for me. They just need money, That’s is all they need, don’t care about the customer experience. The sale representative is rude. I shouldn’t have bought home with them but it’s too late. I wouldn’t recommend others to this place.

The entire process was difficult and slow. Building supervisor never had much info on what or when things would be complete. Asked questions and never got responses. Always had excuses for delays and issues. Would never take responsibility for issues.
