When we first moved in some of the electrical did not work. But the main problem we have is the HVAC system, I thought that with this much square footage of living space, that Richmond would do different control for the 2 different levels of the house. But now we’re stuck with the house only heating in the second level and no so much in the main level. And even their HVAC guy that came in when I requested to inspect it said that, it’s a very poor design. Our first month bill for our gas was ridiculous as the heating kept running and running, cause the house ain’t proportionate when is heating. The overall purchasing experience with Richmond homes was good. The responsiveness to the issues we’ve had was delayed or still ongoing. Some items from our final walk through were not corrected. Having a leaking sink the second week living here and water damage has taken place. It took Richmond a week to respond and resolve. Very beautiful homes. Very poor service.

We love our home. The preferred lender was really great. I feel like the builder agent could have communicated a bit better. It caused a delay of a few months and we had to spend several thousand on an apartment. They wouldn't sell us the lot we wanted because our down payment was contingent on selling our house. We went under contract for a different lot being very clear we intended to transfer to the lot we wanted if it was still available. The home we wanted was supposed to be finished late September/early Oct. But once we went under contract for the lot we didn't want, they stopped working on the house we wanted and rushed to finish the house we put a deposit on. We sold our house, did everything to transfer the paperwork to the original lot we wanted only to find out that now it wouldn't be done until mid December. Kind of threw a wrench in Christmas. The builder also didn't notify us that the house was built 10' further back than the plot map showed until we were under contract. This makes the backyard very small, but we've come to appreciate that we have a view out our side windows whereas everyone else has a view of their neighbors' windows. That's all just some feedback. All of the above will be just a silly memory in a few years. Just odd that they'd stop construction on a house that had a buyer to focus on building a house we told them we weren't interested in. There were a few things that needed to be fixed. We called but we're not getting anywhere, but finally got someone to respond and they apologized and things went forward. They were very responsive after that . Most of our issues have now been addressed. The home itself is nice and we are happy with it.

We love our new home and we are overall happy in it. The homes and the neighborhood is beautiful and there is plenty of space. It is also very quiet inside the home so even with construction still happening we don’t bear anything when inside. I’m giving three stars because considering how expensive things are, and how experienced Richmond is in building homes, things should be completed by closing and the warranty should be a last option. Instead, Richmond relies on making the buyer file a warranty claim rather than just having everything complete in the first place. If you do need to file a warranty claim you will have to wait 30-45 days before you can even get that process started. ... More

Michelle was the second representative I had. She was fantastic she sent new pictures of the my build every week and updates.i do love my new home!

- Financing deals-felt like they tried to get out of offering to us on a technicality. Very frustrating. - Blue tape- they out it everywhere so it essentially meant nothing. Plenty of imperfections after blue tape - Yard landscaping. They put down mulch with no ground cover. Terrible recipe for weeds. Cheap. - Wouldn’t let us change common sense things. Don’t put down mulch where we are immediately about to put grass. This just makes more work for us. We asked them not to paint the bannister so we could paint it a better color (saves them money saves us time) they said absolutely not. - The in house financing has zero customer service. I had to micromanage the process. They never had answers for me about rates and deals. Darrell was specifically hard to work with. We had the go find another house and threaten to walk on our earnest money to get the rate deals that Richmond was literally advertising on their website. They tried to screw us on a technicality when they told us in the sales office that we could get those rate deals. - Selling our current house at their pre-determined price is LUDICROUS. They clearly want a choke hold on every part of the deal. They didn’t care about our best interest. They wanted to protect their deal. We almost left 30k on the table if we had sold without getting an appraisal first. - The title company was fantastic. - The house was great and we love the space and price. - The rate deals were the only reason we were willing to buy. Keep these. - Melissa was great to work with but lacked the authority to make and inform on key decisions. Rate deals, negotiate price, etc. - sprinkler controller outside. Wires exposed to elements etc. - the bulbs flicker whenever appliances run - it’s because of cheap light bulbs. The electrician that Richmond sent out to tell us we just bought a cheap house showed up 1.5 hours late just to tell me to screw off and I have to buy new bulbs. He did it nicely but huge waste of time - they forgot to finish the two tone paint and paid us at closing to prevent a delay. 4 months in the house and everything is chipping. ... More

Took 8 months from contract to move-in due to multiple delays. Simple punch list items and warranty items still outstanding 3 months after move-in. Unable to commit to when included landscaping will be done. Superintendent is overwhelmed. In-house financing was executed poorly and closing was unprofessional.

The beginning process was great, onece it came to finish work absolute trash, light fixtures secured to sheet rock not the boxes, tile alignment, paint work all trash, the hand rail to the stairs missing hardware if used it falls off the wall.

We moved into a corner lot with a water tank behind us, the entire water tank is surrounded by a rock wall and in several other residents backyards but ours. When trying to get answers as to why we did not get a rock wall fence as well no had any answers. The city decided to put up an ugly barb wire prison fence directly in our backyard. When trying to get answers on who the developers were to discuss other options NO ONE KNEW. No one seemed to know anything! There’s no reason we would have thought anything but that rock wall would have just continued over for us like it did for EVERYONE ELSE, we feel tricked and lied to. We were originally tricked when we started the process by our sales agent Desiree who told me we had up to 90 days before closing to back out and get our $20,000 deposit back which turned out to be a lie. Once the house was built we found a lot of sloppy work to be done and getting someone out to fix issues has been a super long waiting game. ... More

We’ve had a lot of issues after buying the home. A lot of poor quality work done on the home. Many things not put together well, the upstairs bathroom flooded after a storm because there is an issue with the roof or the pipes and now we’re worried about mold and water damage from every storm before that. We’ve appreciated quick responses to our warentee requests to address these issues. And that we are under warentee, but very disappointed in how poorly the condition of our new home was in.

There were multiple issues with this experience. Some minor and some major. While the floorplan had some great points, it also has some detractors. The master bedroom door to the bathroom opening to the same space as the shower door so they can’t be opened concurrently was a gross oversight. We will likely need to change the shower door or the door to the master bath to a barn door. Front door is only 32 inches. No person with a wheelchair could buy or live in this house without modification. The placement of the handrail on the steps to the front door removes 4 inches of usable space on the steps. The patio was on average 20 inches above grade but the company cheaped out and did not put any sort of steps from the patio to the ground. There is certainly a risk of injury trying to go up and down. There was a lot of construction debris left on the lot and in the crawl space. Approximately 20 items submitted on the 30 day warranty request. The most egregious was that the appraiser appears to have been in the pocket of the builder. My realtor did due diligence on comps and was able to show the house was over valued in the appraisal based on other closings of the exact same model in the neighborhood. The appraiser used none of the comps but instead used future closings not closed by and comps 7 miles away, not current relevant closings. Worst diligence in appraisal ever. This is not the fiirst house I have ever bought. Richmond refused to even consider it. The only reason we closed was so as to not lose the earnest money. This was a VA loan and this appraiser was VA approved. The issue was taken up with the VA and they made excuses for him. There is no doubt this appraiser was in the tank for the builder. ... More

I was not given all the information that is necessary for me. They just need money, That’s is all they need, don’t care about the customer experience. The sale representative is rude. I shouldn’t have bought home with them but it’s too late. I wouldn’t recommend others to this place.

The entire process was difficult and slow. Building supervisor never had much info on what or when things would be complete. Asked questions and never got responses. Always had excuses for delays and issues. Would never take responsibility for issues.
