We searched for several Months and came across Light sky Ranch. We are so happy we choose Richmond American Homes the Quality and Craftsmanship is beyond perfect. Light SkyRanch is a great friendly area to live and the kids love all the amenities they have to offer.

The process was amazing! We are enjoying our beautiful new home. It almost perfect. There are a few issues that still need to be addressed and it takes a long time to get a response back and to actually get them fixed. The trades could do a better job at paying attention to details so that we could avoid having to fix things.

Richmond American Homes made our first time buying a brand new home a wonderful experience! From the start of the application to the closing, they made the whole process easy and smooth. Our house was built on time & the quality of workmanship, is outstanding. My family and I are so happy to be living in our “forever home”. We would definitely recommend Richmond American Homes to anyone looking to buy a home.

We were rushed to close and did first walk through. Numerous issues pointed out and marked. A week later for follow up walk through nearly nothing was fixed. They rushed that day to fix a couple things and said they would get the rest taken care of. Stupid me I trusted them. Now every little thing needs to be scheduled where you waste your time in 4 hour blocks. I've reached out via the website, phone calls and texts with no response! I was looking at Lennar and DR Horton homes also and wish I would of went that route. I'll never buy a Richmond home again and will never recommend them. Buying a Richmond American home was trouble free and responsive home builder that I had used. The sales and construction team are responsive with any questions we have had, for example we had the A/C subcontractor on site in a reasonable amount of time for warranty work. They do follow up on claims for us. The construction Maneger is on site during the weekdays that makes our claims process much more responsive. All in all it was a great home buying experience.

The home buying process was easy, and our sales person, Dale, was responsive and answered all of our questions. Janelle with the mortgage side of it was great! She was very responsive and patient with us as we worked through the process. We appreciated that. Our home tour was very thorough. Richard and Jared were very informative and have been great with follow up. We really like our 8 foot doors throughout our home, including the garage door. We especially love our paver brick driveway and patio. It adds a beautiful touch to the front of our home. The only negative would be that the cleaning of the home prior to move-in did not meet our expectations. We had to clean some things when we moved in….white grout residue on kitchen tile backsplash and tile in master bath shower. The floor tiles had some smeared grout and paint specks in some areas. In the race to the bottom for quality of materials and craftsmanship, Richmond is winning. And you can’t get there without a commitment to low standards and blind-eye integrity - those things start at the top.

Overall I like my new home, but the finishing quality feels incredibly rushed. The trim (baseboards) was only half painted. The trim paint color and the raw baseboard color are not the same white! There is more paint on the door hinges and doorstops (due to ineffective or no taping) than on the baseboards. Drywall tape lines are visible along the steps. There is a huge 4 ft. gouge in the back of the powder room door that was just painted over. (Why was this okay? Because we probably weren't going to go in the powder room and close the door during a walk-through?) The toe kick and quarter round were not attached in an area under the oven because the mitering on the corners was so bad it didn't fit. There are lines of caulk, drips of paint, etc. that were just painted over. There isn't a window sill in the entire house that doesn't have some sort of painted over defect. The list goes on and on. Most issues are cosmetic, and fixable. But who wants to "finish" their brand new house? If you are up for the effort or not too particular, then purchasing one of these homes could be for you. The floor plan and details are well thought out and highly functional. And, so far, all of the people have been easy to work with and responsive. Horrible experience with these people! Paperwork was constantly being emailed to us for things that had already been done and when we called about it we were told someone else was reviewing it and send it again and again and again!! As for quality of work. Non of my windows are level which makes purchasing window coverings a nightmare. They promise that if there’s problems that you find after move in we should let them know at the 1 month post inspection. That was six weeks ago and when you ask about it no one seems to have an answer as to when it will be done. As far as I’m concerned they’re done with you after they get your money. The HOA is another matter. They want you to get approval to put up a deck however it’s almost impossible to find out who or how to contact this HOA. We JUST got a bill from them with contact information! They also tell you that if you purchase before the ground breaking you can pick what you want in the house. Well no you don’t. This is in no way a custom home. You get your choice of three options only in the things they let you. Also we wanted to purchase our own appliances because their 3 options aren’t quality. We were not allowed and had to go with what they offered. The list goes on and on. Our closing date was changed 4 times which ended up costing us several more thousand dollars because we had to extend the rental lease we were in. I would not purchase a home from these people again. We did not use a realtor because we were told by these people one wasn’t needed and they would handle everything. DO NOT do this on your own! ... More

First time buying new build was easier than we thought. Sales associate gave a tour to all model homes. Asked what our ideal bedroom was, 1 or 2 story house, ect. Fell in love with a corner lot with big backyard. Walk through and were thorough and questions were answered. Didn’t have any issues with move in date, no delays. Overall would buy another house from builder if I could.

Everyone involved in the transaction were courteous and professional

The sales team was absolutely amazing. Issues have taken a long time to be resolved even when reported before closing. Richmond is starting to cut corners yet charges the same high dollar price unfortunately. Things like eliminating the large double slider (which is a feature point of the home) in lieu of saving a buck and installing a single door slider is a value loss. Closets are also very cheaply installed and there is no workaround before closing including not installing the cheap wire shelving. Getting reports of workmanship and quality fixed after closing can take upwards of months for simple issues and most subs do not clean up after themselves. For the price of these homes there should be greater quality response and initial workmanship from Richmond. ... More

The home we bought from Richmond American is lovely; however, the process and journey to get settled in and get all of the details that needed to be fixed as we settled into our new home has taken quite a while. Big company means slow responses and we're still waiting. Glad we have a comfortable place to wait.

new buyer at West Park community in Queen Creek, after hearing Richmond American as good builder. But I am a bit unimpressed. The workmanship could be better, especially on paint. After Cody being the superintendent at the very end of my house closing, things seem to move along better. But after my house is closed, my issues, like the 30day work list, don't get any attention after weeks' communication to my sales rep, superintendent, and Richmond American Home Care.

The Sales Rep we went through was incompetent. Before viewing the home for the first time, we were told the crawl space would be 2 feet high, that our side yard would stretch down to the curb giving us a substantial amount of yard space and that a pool/clubhouse was to be built across the street. Upon actually viewing the home, we discovered the crawl space was only 2 feet high thus making it almost unusable for storage purposes as we had hoped. LIE ONE. But because we appreciated the natural lighting from it being an end unit, the amount of yard space we were to have, in addition to the clubhouse being built across the street and playground right around the corner, we moved forward with putting a deposit down same day. Then, one day during the sale process, I drove by the unit to discover the fence line was being put up, but it was nowhere near the curb line as I was informed it would be. I immediately reached out to the Sales Rep to express concern and was repeatedly told that was not the fence line, but that she would inquire on her end and get back to me. Turns out, that was the fence line. We lost approximately 9 feet from the fence that runs parallel to my house, down the curb. Overall, it ended up being about 550 sq. ft. of space. LIE TWO. This was beyond upsetting. I only wish I had known what was to come because I would have fought to get out the contact then. The third upset came when I decided to reach out to the CAB directly to inquire about the pool/clubhouse being built across the street. To my dismay, the CAB notified me that a pool/clubhouse was in fact not being built there as the land was designated for retail space. When I hung up the phone with them, I immediately called our Sales Rep to notify her of such and asked her to confirm this information on her. The Richmond office supposedly held an emergency meeting where they all gathered round to call the CAB themselves only to be told the same information I had been told. The site plan Richmond was holding onto, and making a great selling pitch for, was from 2021. LIE THREE. As unfortunate as our sale process was, we have had an equal amount of misfortune since moving into our home. After the sale closed, we our unit did not come with a garage door opener. Who in their right mind would sell a home without a garage door opener this day in age. To top it off, all but one other neighbor had garage door openers installed by Richmond as part of their home purchase. Lucky them. During our walkthrough, we were told we were not allowed to test the AC unit because it was still wintertime (it was a relatively warm day in late March). We thought it odd and made mention of such, but the walkthrough continued without it. Come May and warmer weather, we finally went to use our AC and it wouldn’t work. I reached out the Warranty Rep who did his best to get someone out, but I was told I would have to wait till Monday (my assumption is that Richmond wouldn’t foot the bill to have a tech come out on OT). So we had to endure a weekend of 85+ degree temps, in addition to my infants room getting zero airflow during such weather. These are just a few of the inconveniences we have endured at Richmond American Homes’ expense. For anyone reading this, come prepared to ask a million questions if/when you decide to purchase a home from Richmond American Homes. Ask for the plot plan! Ask for proof! Be prepared to moved in and have trades in an out of your home for the first few months. Everyone is very nice, but after you move in you will notice blemishes and issues that may have you questioning the workmanship and value of your home. The good news, you have a 1-year warranty to ensure trades come in to fix issues (but read the fine print).

our closing experience is not very good, delivered the home with lot of nails in the backyard. with in a week, many door nob handles came out. lot of cracks in the exterior. while delivering these cracks are covered instead of fixing. I am disappointed
