The unfortunate delays in construction

We very much enjoy living in Wickenburg Ranch. It took considerably more time to build the house than originally planned, which created a ton of challenges. We also had turnover of our building manager several times. There is still a missing component to the new home build. We also utilized the preferred landscaper of Shea homes and have some unresolved issues as well.

The tile work was the best craftsmanship in the entire home. Floors,walls, tub surround and shower look great.

Overall, we love our home and the neighborhood in Wickenburg Ranch. There were a number of issues regarding paint quality (recommend hiring your own painter) , drywall quality, door placement, leaky shower door, and exposed pipes on the patio. After 2 months of difficult discussions we were finally able to get Shea to resolve most of the problems.

Once the ink was wet on the purchase agreement, Shea's entire attitude changed towards me. It's taken several months, but I believe we are back on track. Patrick has treated me fairly. Just too bad it took so long to get to this point. love the community, and the stunning vistas. My advice, less focus on the next home sale and more focus on the customer you just sold to.

Pay attention to the details, pay attention to the difference between model and real house...a lot of what shown in the model after signature you discover in not there....good people in general but sales really focussing in maximizing profit and not to take care of client after sales. Before closure order an home inspection...you might be surprised, reply worth .

We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. Why isn’t it??? It’s been a very dissatisfying journey with Shea home builder considering they are such a well known trusted builder. Sincerely Diana

First two months

I think it is very tough to give a review when this is a seasonal home and we have only spent one week in it. We have not even had our first walk thru. I have had two appliance issues. Once had to be completely replaced and I had to fight just to get that done and the 2nd I had to fight with GE and still fighting. So I don't think filling out a survey is going to be very fair to anyone at this point until we know that our walk thru items are going to be handled at the first walk thru this week.

Great community- construction quality & finish standards need improvement

The Trilogy community is great although Shea was not transparent about the community restaurant and Spa being open to the public. Unfortunately the public depletes availability of these amenities for the members that pay for them. The standard finishes are very outdated which means you have to pay for tons of upgrades just to get finishes that don’t come from the 90’s. When you purchase a home you will have to put in about 30% of the purchase price in upgrades to get to current acceptable finishes. Love the community. Need more people in their 50’s so we have more ACTIVE adults.

Too many unrealistic reasons to explain an 18 month build cycle. However, management responded well when faced with a rate lock expiration deadline to complete the build on a specific date.

I've waited until now to complete this review, as we've been away since September, after officially closing on July 4th 2022. We began the process in 2020-2021 and experienced many delays, thru the pandemic, lack of supplies, labor, etc... For the most part the process has been adequate, having never built a home before, I don't have a reference. This is our second home at Encanterra. By far the first experience was much, much better than this time. Our construction manager - Mike Cama - was consistently good, but his management team above him were not supportive, often challenging and at times rude. The quality of the home is much worse than before. Craftsmanship is moderate and many items were simply “missed” or done “half-way”. A prime example is the A/C unit had almost no (zero) refrigerant in it yet passsed Shea’s “stringent quality check”. We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

Love the Ranch and layout, love the design of the homes, love the friendliness of the community. Disappointed in the quality of our home. One month punch list has 38 items to be fixed/corrected and growing daily. Just yesterday we both went into the bedroom and closed the door; couldn’t get out. Used the patio door and electric door to get back in.

During the build process, Shea Homes changed my field manager multiple times for company reasons, not because the employee left the company. This practice delayed completion of the home. The final manager assigned had little to no project-management experience and did a poor job at quality assurance. I have a long list of items that need to be repaired or replaced. Thankfully, the home is under a one-year warranty.

Home Buying Experience

My after action review will be forthcoming as there are many facets in grading this experience. Major issue is that it took way too long to complete construction from out Aug 2021 purchase date (we moved in May 2023) and that Shea did not accept that we were not available the last 2 weeks of Apr 2023 per my Jan 6, 2023 telcon with project mgr #2…always a moving completion date. Finally, when inspected after completion, it was not cleaned per Shea model…it was a rush job to get to close escrow date. Disappointing.

The experience we had was what I'd call, "just ok". In todays world and economy, striving for "Raving Fans" is critical (google the book RF). It was clear, it's about the money and the customer is simply granted lip service. I don't need to revisit things like construction delays, we all know about those. However, getting the home closed so the money can be put in the bank is way too aggressive and simply a poor way to do business. There were "promises" made and not kept. Shea's focus seems to be "on getting the house closed" and less on customer" after sales service."eg two Monogram appliances installed by Shea have required repeat service calls organized by the owner; service calls are usually made by less experienced employees (faulty HVAC needed three visits to get level expertise needed. However, Field Rep selected by Shea has been helpful, polite and supportive.Punch list completion slow and requires new owners to spend a lot of time on appointments which are often not long enough to get work done ("will have to come back.")......punch list crew seem to ...
