Shea Homes-Trilogy Reviews in Phoenix Mesa, AZ

First, I have bought 5 new homes, I will say that we love this home in general, but our beginning has been rough. Deanna was a great person to work with on the front end. House wasn't delivered clean, some things out of Shea control... type of insulation, garage door opener downgrade, dented fridge, no washer/dryer (have loaners). Busted kitchen cabinet, broken tiles all through kidtcen, also in master shower. Flooring issues, window blind too small, many little touch things that should have been done prior to delivery. Then to top it off, broken cable line, so we had zero internet/tv for first two weeks. The good news is that our long punch list is being worked on now, Adam has been an amazing help and overall the staff is very supportive. Feel like we have a good home - not custom but comfortable. Some minor changes would have been nice (semi gloss vs flat, etc.) but Shea doesn't allow it.

Please be aware of very expensive landscaping, that is not conveyed very well

Communication sometimes challenging but Shea has been willing to work with us on issues and bring them to satisfactory conclusions.

I like my home but living in a construction area is challenging.

It is our 2nd home built by Shea, and we would go with them again. They do a very good job.

Shea seems to build a very good home, but time will tell. One of the challenging issues for some of us has been we were told during the sales process that we would have 12 opportunities each to play the golf course a year, and you can't get a straight answer out of the Golf Course or the Verde River Management team. They all just say it will be determined in the future?

The concern I had was with the disclosure or lack thereof regarding the surround sound system for the house. We had it installed by the builders subcontractor Adobe, but were never advised that they did not hook the speakers up to the owners receivers and equipment as part of the process. This should have been disclosed by Adobe and/or Shea as part of the build process.

The first word that comes to mind when I think about the homes built by Shea is Quality. As soon as you walk in, you feel like you have walked into a home where quality really matters, from the finishings to the sturdiness of the building. The salesperson gave us a great tour of the entire community and was very knowledgeable about the area. She showed us homes that fit into our budget which, in turn, helped us find our new home. We also looked at the homes being offered by the other builders in the community but they were either out of our price range or did not feel like the same quality that the Shea Homes have. Shea also have a great customer service program after the sale. Our representative has gone out of his way to find and replace one of the tiny lightbulbs in the vent over our cooktop! All in all, our experience with Shea has been very positive. We love our new Shea home! (By the way, I never give the highest rating because that leaves nothing for you to strive for!) ... More

Good quality, several options to make the house your home

Laura is a rockstar! Love her! She made everything worth it! Eric did great job! Neil has also been great to work with! Stephanie...not a fan! She is horrible! We flew all the way there to work on Design and she was only willing to come in one day because she wasn't willing to come in the second day because she didn't want to put her make up on and get dressed and show up for us as we had showed up for her!! She worked with us a little bit more on the design process! I wasn't already in the middle of buying process. I would've walked out and went somewhere else because of her!

Not very flexible with desired changes

The home buying experience was overall good, but felt rushed before closing due to our agent being moved to another project a few weeks before closing. We were not able to work on a few changes and we were told it was not allowed. Our agent was excellent to work with but pulled off for another project before our close. In addition, the sub contractors that need to fix problems after the 1 month walk through are not very reliable, especially with window replacements, and other documented areas of the house.

Field manager was outstanding! Plumber utilized was average at best! It is deceiving to see a model home nicely decorated and not having same or similar options when building a new house( very disappointing no alternatives were available). Very pretty house and development!

The buying process with Owen was exceptional. The design center process was rushed and way too many options in models were no longer available, making decisions very frustrating. Since we were local, we were able to find issues to be corrected readily. Primarily because we kept issues on our field manager’s plate did we end up with a home with most item’s resolved. Working with Joe to fix first month problems worked great.

Could not add options to patio, close to closing or after. Would like to use same contractor but said no by Shea. Makes no sense. Poor customer relationship. Must select all options at time of purchase.

Originally Shea didn't want us to close in mid-December until a much delayed garage door arrived and was installed. They finally agreed to install an alternative garage door to allow us to proceed with our closing. That was much appreciated. Our garage door finally arrived over a month later and was installed but had two damaged panels. Replacement panels arrived damaged. We are now approaching a three month wait without an acceptable door. We've asked our damaged door to be painted the proper color to allow our home to appear completed from a distance, but Shea has refused.

The overall buying experience with SHEA was good, and the personel were very accommodating. However the quality of materials and workmanship need much improvement. Materials are appearing to be very cheap quality, and rushed installation, leaving gaps and crooked seams of many features. Dripping sounds of hot water lines, that I'm told are normal, should not be normal.

OVERALL THE PROCESS FROM SALES TO COMPLETION WAS PRETTY GOOD.

Communication with the Shea Rep, field manager and warranty manager was very good. The Adobe systems were not transparent during the options/design decisions. For example, they didn't say that there were 3 places installed for the alarm keypad. Instead they waited until I was doing the set up after close to tell me that there was an extra charge per extra keypad. I found out through a friend it was wired for extra keypads. Dimmers on some low voltage lights under the counter but not under the bathroom toe kick. Not until I asked after closing did I get that. It is hard enough to move into a new house without having constant workmen coming and going. I opted for a light on the back of my house but that didn't include the fixture. Really? Couldhave said that. I had to buy it online and pay an electrician to install it. More prompts from the design center saying "do you want this?" Can't think of everything in those 2.5 days of design options. Two months after closing I'm still dealing with contractors. The sloppiness of the painters getting specks of paint on the tile wverywhere could have been avoided if they used a drop cloth. Now I have to mark all the spots and have them remove them. It should be a requirement "enforced" to wear booties to avoid concrete footprints on the tile. No one paid attention to the signs on the doors. Cleaning in preparation for my move in could have been better especially the glue on the tub, shower door and the windows. I was never asked where I wanted my dining room fixture so I had to pay an electrician to move and center it along with a can that was in the wrong place. I was never asked if I wanted a 20 amp in my garage. Again had to hire an electrician to put that in and pay for drywall repair on that and the light fixture positioning. Glue on the granite should have been cleaned off when installed. Being a detail person makes it hard to miss or ignore all of this. Overall I am very happy with my experience with Shea. Nothings perfect but the added stress would have been nice to avoid after closing. I really love all my options and my home is beautiful. ... More

The quality from model home to residential home is unexpectedly lower. The finish trades are not as high quality as they were in the model homes. Disappointing ! Richard has done everything possible to get the trades to complete work orders, sometimes they just don’t show up.

We got off to a rough start with Shea. We selected the Latigo model at original document signing, only to find out 4 weeks afterward that Shea did not include cabinets in the Casita nor would Shea install cabinetry in the Casita. No one ever said a word about this, not our sales rep or any of the staff in the model home. And the models had no signage indicating such. We felt that was very misleading. When I tried to reason with Melissa T. about this issue, she gave me a car purchasing analogy that I found a bit insulting considering the amount of money we were spending. When Shea started the build, the foundation was put in the wrong place and our friends noticed the placement and contacted us. Fortunately, I had the correct plot plan and was able to get it to Abbey and Shea before the concrete was poured. This delayed our build 6 weeks and there was no apology, no compensation, nothing from Shea except an "Oops". Strike 2. That was souring. Working with the designers was unusual since we had to make all the aesthetic selections on line due to the quarantine, but we were able to finish. Angela was excellent. Shea built our home with all the correct selections. We will have to see how it fares living in it. I have already noticed some sloppy craftsmanship around the window installs. Large gaps between the stucco were filled in with caulking. Definitely not fine home building there. I will address this on our 6 month walk through (or whatever the month walk through coming up). Sale staff exceptional in all phases.. making the process less stressful..

Service rep. Informed us of scheduled repairs but no one showed up. He forgot to send work orders to vendors. Work was eventually completed. Lag time from request to completion can be a few weeks.

Great people and company. My impression is everyone is too stretched. Responsiveness and detail support could be better. At least in the community I am in, Trilogy Rio Verde
