Staff was very friendly, but sometimes did not come through with requests. East to contact but not always responsive. If I needed an immediate response I had to go through my sales person even though I was told by project manage I could contact him.

Let me start by saying that my wife and I love the area, neighbors, and the model home we selected. We also appreciate many of the Shea associates who helped us along the new home journey. With that being said, unfortunately in my opinion the quality that was touted prior to building has left us very disappointed especially for the amount of money you are spending to purchase your new home. The home is lovely. Some tweaks, of course. But while they were building, we were buying furnishings and getting ready to fill the house appropriately. Since there was no model of the Liberty design here, we relied on the floor plan and virtual tours of Liberty’s online. The dining light was 8 ft. From the wall. But here it was hung 5 ft. From the wall, contrary to the videos and tours. They said it was according to the plans. Apparently Shea advertises one thing and delivers something different. Don’t use Shea mortgage! And upgrade options are very overpriced. Things that can be done later, such as landscaping, are better to do on your own.

Our positive part of this experience has been with the sales team, especially Anjuli and the building manager, Ryan. The negative portion of the experience is simply the quality of home and craftsmanship which is subpar. This is from framing and exterior wall studs between 16" to 24". Closer to 24" than 16", but never uniform. The backplash tile was redone, cabinets not level, mud on can lights, painting trim redone, exterior painting redone, very cheap linoleum that tore quite easily in the laundry room, an air bubble in the LVP, the island counter was not square and the dining room wall ...

Stucco not cured properly on sunny side of house. Lots of cracking in the finish. Integral dark color finish installed. Where patches have been made, the color varies and photographs issues. Color missing in some locations. Stone veneer is sloped. Drywall nail heads are visible with some heads popping through. Tape joints are exposed. Cornerbead flanges are visible. 1/2" wide tiles installed from a 12x24 tile. Instead of recutting a larger tile to fit the space, a sliver was cut to make up the incorrectly cut tile. Kirstie kept us informed during the building process of the delays we were incurring. We have been in the house two months and expected some snags in the new house. The response to correcting these snags has been mediocre in the sense of timeliness, the initiative on the part of the builder, and the accuracy of the corrective action. For example, a 220 Volt outlet was ordered in one specific part of the house. An additional outlet was actually wired to 220 V unbeknownst to us. Our home is still missing items. Other homes around us that are being completed have the items we are missing, yet we are constantly being told that we have to wait due to shortages. Do not accept your home if not 100% complete or you will be treated like a second rate human when it comes to getting the home completed as promised. Hard to communicate with builder ….only text messages his phone mailbox always full. I understand delays but communication important! He was better toward end of construction _ mind you a year and half! I had one month appointment and still two issues not resolved? I’ve called twice - no call back? It’s been a month - I’ll have these two issues on the 5 month appointment- a few other things are needing attention as well! I get new homes always have issues - usually simple but would be nice for at least a call back.

Issues after delivery take too long to get resolved. We have 2 broken windows that were supposedly ordered before the house was finished. Been in house now 2 months, still have broken windows. Other issues same problem. Not responsive at all.
