Not very happy with getting warranty work completed in a timely manner. Issues with cabinets, driveway pavers, stucco coloring and other smaller but just as important issues. It took several conversations to resolve some of these listed problems but still have most UNCOMPLETED! We moved in late June...It seems like passing the buck is a staple response.

How do I feel about the entire process, from initial purchase to final move-in? Honestly I do not feel good about it :/ In general and overarchingly I feel blessed to be in a position to buy a new home so I don’t want to rain on that parade. *But* I’ve had dust-ups with builders/management at Pre-Drywall, Landscaping and Warranty; pushback from builders/management about not wanting to fix things or not admitting that things needed to be fixed - only to have builders/management a few days later relent, fixing most, but not all items. The sales and design process were excellent. Shellie and Tedi were outstanding, kind, helpful and responsive. Once escrow closed things turned very quickly. We have been in our home for 60 days and punchlist items from prior to close have not yet been addressed. Several appointments with the Shea Team have been missed without a call or email. It took me over two weeks to find a person who would take accountability. Froy was not only NOT helpful but was also rude and disrespectful to my wife. He acted as a roadblock not a facilitator. The sales force was very good and responsive. After we moved in and through the 4 week walk through the response has been very poor. One person has the responsibility and he is overwhelmed. The communication from Shea Homes office where you submit an issues request is non-existent.

The builder has a an attitude of it is our way or go somewhere else. The communication is spotty and not always consistent among their employees. The house itself is okay but nothing special. I have worked with other builders and would rate Shea as mediocre at best.

This is our second home at Encanterra. By far the first experience was much, much better than this time. Our construction manager - Mike Cama - was consistently good, but his management team above him were not supportive, often challenging and at times rude. The quality of the home is much worse than before. Craftsmanship is moderate and many items were simply “missed” or done “half-way”. A prime example is the A/C unit had almost no (zero) refrigerant in it yet passsed Shea’s “stringent quality check”. Wiring issues, more A/C issues and damaged tiles are just some examples of the ...

We are very disappointed in what we got in the home because we were told we would have Air conditioning, we never got, also we were told we would have choices in upgrades we never got. I would not recommend Shea after they mislead us.

We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

This Trilogy division was built for 55 age and over owners who desire a simple down sized home with minimal problems. There seemed to be a disconnect between the on-site contractor (Construction Supv) promises and the follow up person handling identified owner tasks still needing to be fixed. It seems that, neighbors and I, feel the need to get down and nasty for anything positive to happen. IE; The top surface of covered porch was 12" (step) above the ground surface which caused me to fall during construction walk-thru. While the overall quality of the home seems good, we have had numerous issues that to me demonstrates a lack of attention to detail before turning the house over to us as the new owners. For instance, dishwasher and refrigerator were not working properly (installation issues), front porch lights not working (even after first repair not working again), dryer vent duct on roof obstructed, toilet paper holder fell off, electrical conduit for TV (smurf tube) obstructed can't run cable through it, door from garage to house would not lock. I was frustrated with my experience because I relied on the models to represent (at least to the extent possible) what the features I selected would look like. In a couple of instances, the expectation and delivered product (both aesthetically and workmanship) were miles apart.

Quick review - The selection of options experience was terrible (didn't know the products, not helpful with selections). Follow through on making sure options on the home get installed was not good - forgot to put in insulation in key areas as an example - really need to keep an eye on the build process. Good news - after purchase support / follow through very good so it all eventually gets done. Still, home and options are very overpriced for the money...

Love the Ranch and layout, love the design of the homes, love the friendliness of the community. Disappointed in the quality of our home. One month punch list has 38 items to be fixed/corrected and growing daily. Just yesterday we both went into the bedroom and closed the door; couldn’t get out. Used the patio door and electric door to get back in.

it took 2 months to get basic things like the front doorbell working. sales said could park in driveway. This does not work and HOA fines us.

When I purchased the property it was flat. I have a picture of the flat property. I move in to see there is a hill between my house and the house next door. I am responsible for paying for the retaining wall to prevent water and dirt drainage issues.

The feeling is like buying an unfinished home. A linen closet, but no shelves or doors, a kitchen sink is only included if you select from the chepest counter top, pay additional for light wiring in the ceiling but no light bulb is included, etc. The backyard is not your choice but the HOA approved choice. Like it or not.
