I encourage buyers to document conversations about color schemes and upgrades especially if the home is flipped from the model. Don’t trust that the electrician at the designer will remember that your home is flipped from the model. Also, get clarification about membership dues and the three HOA fees and assessments up front! Knowing what I know now, would I do it again? Probably not.

After we moved into our home we found a few issues. Shae was very slow to respond to the issues. When they finally did, during our 30 day follow-up, all we got was a lot of excuses and "well we can ask if they can fix this". A huge issue, that has yet to even be looked at, is our door leading from the house to the garage. This door is a fire door and on a windy day you can hear the wind howling through the huge gap in the bottom of the door. We are still waiting for someone to come look at it two months later... This is just one example, there are other issues that I don't have the time ...

Well insulated and good windows. Still continue to wait for inside paint samples for touch ups. Do we have to wait a year for this?? After a month of working with your architectural firm in trying to put a small fence around our garbage cans, we finally gave up and told them to shred our drawings as we are done with the run-around!

Very satisfied with home. Had one issue with paver driveway. Several of the pavers were stained and could not be cleaned. Sent emails to Customer Service requesting something be done to correct the issue. Finally the Customer Rep came and looked at the pavers and agreed to replace several of them. If has been three weeks and no action. It appears the only service from Customer Service is "lip service".

During the build process, Shea Homes changed my field manager multiple times for company reasons, not because the employee left the company. This practice delayed completion of the home. The final manager assigned had little to no project-management experience and did a poor job at quality assurance. I have a long list of items that need to be repaired or replaced. Thankfully, the home is under a one-year warranty.

Home Buying Experience

My after action review will be forthcoming as there are many facets in grading this experience. Major issue is that it took way too long to complete construction from out Aug 2021 purchase date (we moved in May 2023) and that Shea did not accept that we were not available the last 2 weeks of Apr 2023 per my Jan 6, 2023 telcon with project mgr #2…always a moving completion date. Finally, when inspected after completion, it was not cleaned per Shea model…it was a rush job to get to close escrow date. Disappointing.

The experience we had was what I'd call, "just ok". In todays world and economy, striving for "Raving Fans" is critical (google the book RF). It was clear, it's about the money and the customer is simply granted lip service. I don't need to revisit things like construction delays, we all know about those. However, getting the home closed so the money can be put in the bank is way too aggressive and simply a poor way to do business. There were "promises" made and not kept. Quality work shows in the details. Unfortunately, windows are crooked, the kitchen cabinets were postmarked and distressed and nails are popping out of the wall. The heating unit is not large enough to handle both the upstairs and downstairs are not suff.

The home buyers are buying a lifestyle- not a quality built home. When we bring issues to the warranty manager the appropriate tradesperson is dispatched to check it quickly. Most issues are assessed and fixed PDQ. The heating and electrical concerns are still a concern. Having your own inspector or engineer evaluate your living space is appropriate. If the homes would built better ( level, plumb and Better than tolerance ) so much aggravation would be a non issue. Owning here has been discouraging. I do like the clubs and facilities.

I bought a model home and so I am not covered by a warranty. The builder’s representative is not going to help or allow anyone to help with problems in the home. The issue that I am faced with is due to faulty construction and passed off as because it was a model it’s okay to not build well!

Tract homes at high prices

Unfortunately, Shea has outsourced so much of the building process that problems occur. Dishwashers that are not properly hooked up, crawl spaces with mold, paid for insulation is not added and basic amenities are smaller and smaller. Wander over to an older unit and showers are 6x4. Come to a new model and they are 6x3. This is not you get what you pay for. Not giving name as I am dealing with structural and mold problems in a four month old home.

Shea's focus seems to be "on getting the house closed" and less on customer" after sales service."eg two Monogram appliances installed by Shea have required repeat service calls organized by the owner; service calls are usually made by less experienced employees (faulty HVAC needed three visits to get level expertise needed. Had quite a few issues. In the cases of simple little problems where the builder can shove the repair off to their subcontractors (doesn’t cost the builder anything) they get right on it however, for the more difficult items the builder either doesn’t respond (probably hoping you’ll go away) or flat out refuses. I shudder to think of what will happen if any real warranty issues come up.

Our sales experience was very good. Our sales person Ted was very helpful in helping us make decisions but wasn’t pushy. The Trilogy house designs are very well laid out. Construction, however, was a disaster. 22 months to build, constant oversight of quality needed due to lack of construction supervision. Poor quality of most trades, not corrected by construction supervisor. Very slow or nonexistent response to problems noted during construction. Now the warranty people are trying to fix a bunch of items left over due to the inattention of the construction supervisor. In summary, great ...

Sales team was great up until I dropped of the deposit check, and then communication was sparse. They neglected to tell me what was in the model homes but not in my unit, and no option for any changes or additions before drywall went up. They are slow to fix problems and some of the problems have returned. Other problems were 'within tolerance' and not fixed. The location is excellent, but feels overpriced for what you get (no yard here and very high HOA dues.) It's fine, but probably not the best choice for me - was hoping for more than just 'fine.'

Seems like the construction was rushed to facilitate closing . Surprising lack of attention to detail with the finishing work ,door hanging etc . Preliminary punch list is significant after just one months occupancy . Construction crews working in the area make transit challenging and in some instances dangerous . We were told not to visit the area as it was a dangerous construction site ... yet closings were required and now residents are living in the same construction site . Steve, the build manager was very open, and generally built a solid quality house....responsive to questions, but obviously has no control over timing/delivery of materials. Several (minor) quality fit/finish items could have been improved. Not sure he controls the sub-contractors, but has a clear eye on a quality build. The warranty team/process is horrible...after 5 months, still waiting for (identified at 30 day review) a hinge screw, door close adjust, front door threshold gap repair. Have re-scheduled most repair items at least once, and have lost count of how many 8-12 mornings ...

Expect less than full candor from Shea, reluctance to address for builder to correct reported issues, certain paired windows that do not match in size, haphazard interior work with wall surfaces, and incomplete resolution of all reported issues at one month walkthrough. Many issues were missed by time of closing by the builder at the first walkthrough. We expected much better and now have to endure two years of ugly construction behind our home and also occasional blasting that will continue for awhile, both of which we were not told about by Shea Homes.
