Seems like the construction was rushed to facilitate closing . Surprising lack of attention to detail with the finishing work ,door hanging etc . Preliminary punch list is significant after just one months occupancy . Construction crews working in the area make transit challenging and in some instances dangerous . We were told not to visit the area as it was a dangerous construction site ... yet closings were required and now residents are living in the same construction site . Steve, the build manager was very open, and generally built a solid quality house....responsive to questions, but obviously has no control over timing/delivery of materials. Several (minor) quality fit/finish items could have been improved. Not sure he controls the sub-contractors, but has a clear eye on a quality build. The warranty team/process is horrible...after 5 months, still waiting for (identified at 30 day review) a hinge screw, door close adjust, front door threshold gap repair. Have re-scheduled most repair items at least once, and have lost count of how many 8-12 mornings ...

Less than Promised and Expected

Expect less than full candor from Shea, reluctance to address for builder to correct reported issues, certain paired windows that do not match in size, haphazard interior work with wall surfaces, and incomplete resolution of all reported issues at one month walkthrough. Many issues were missed by time of closing by the builder at the first walkthrough. We expected much better and now have to endure two years of ugly construction behind our home and also occasional blasting that will continue for awhile, both of which we were not told about by Shea Homes.

Builder is slow to respond to issues. Lack of transparency with items that they will not be able to complete and/or deliver by the time the house is delivered to home buyer. Poor coordination and communication with Shea staff as well as with trades. Lack of accountability for trades that don’t do their job well or staff that don’t follow through.

Thought Shea Homes was a good builder. Not so much on my home. Too many things wrong with it. I expected better from Shea Homes.

Many large problems with construction of workmanship both large and small issues. Priority to resolve is treated as secondary once closed. Concerned these issues will ever get resolved

I'm in the process of slowly moving into my new Trilogy home. There were lots of issues about delays in obtaining materials. The completion seemed rushed. That's pretty obvious from the small, niggling issues that require repair/fix contractors to come back on a weekly basis. Who knows when it will end? I'm not willing to say I would recommend Shea to anyone I liked.

Shea did a great job of overpromising and under delivering. I’ve asked for 10 to 15 items to be fixed. A couple have been and haven’t heard from anybody in three weeks. Pretty pathetic.

Once paid for they take forever to fix problems

Question everything. Many things are not as pictured. Shea constantly substitutes vendors, often not for the better. They tend to blame the vendors for reasons the substitution is inferior but when you talk to the vendor it is a different story. This project is almost complete and Shea wants to be gone. It shows in having a finished house and the amount of time I spend waiting for repairs. Not much pride in their product at this point in the development. Multiple issues from cabinets will not close due to not being adjusted. Frontdoor hardware will not work properly ,thank goodness for the garage or we be locked out or unable to lock when leaving. Two screws fell out of it first day. Still waiting. Counter top for island has 3 major circle flaws in it still waiting. Light fixture falls out of ceiling they came pushed it in ,that night fell out again n just hangs there we have 10ft ceiling so can't just hop up there. Your customer service department leaves ALOT to be desired. Our $16,000 patio sliding door has marks all over the frame. The shower curtain rod was broken from the start, No vent hood shroud, hole in the patio roof. Electrical problems. Warped baseboards. Stains on carpet that were there before wr moved in and on and on (there's ALOT more and NOTHING has been addressed in over a month. We are no dealing with one of the CEO's at Shea, because your customer service department fixes NOTHING.

Buyer beware. These homes are being thrown up and the quality they advertise is not what you receive. A lot of promises no follow through. Very dissatisfied with the whole experience. It is however a beautiful area. We are not the only buyers with issues almost everyone we speak with has had issues.

many problems. we had 5 holes under kitchen counters took 3 mo to get it resolved we paid for shower and enclosur in guest bath put in twoo diff metals and couldnt open enclosure due to toilet put in 5 inches from wall. we paid to fix it all. we still have big rolls of cable 15 ft behind out propery told they. have been there for over a year and k fisher wont even make a csll to utility co to have them moved. many. many. problems. i would never buy another shea home

ANYTHING to do with workmanship, or requiring individual competence in a trade was terrible. Entire electrical system had to be virtually re-done, inside and out. While being told during the process, everything was going great, I would come here and the home was a disaster, led to 4 -6 week delay. Many issues still not resolved. Our 30 day inspection fixes MIGHT be partially done by the 90 day point. Electriacl, tile/grout, paint are a constant source frustration/battle with Shea. Dishwasher didn't work for 60 days and Shea forced me to get our own repair person who threatened to walk ...

The concrete sidewalk was asked to be fixed before we closed on our home. It was covered up and within a couple of weeks after closing you could see all the cracks. Now you say you don’t fix concrete. Our garage door opens neighbor door. And, we cannot close the garage door with remote. Light switch in kitchen cannot be hooked up with Alexa. The woodwork in the entire house has not been sanded down properly. Lots of Little things that are annoying!

I fear that my home will not not age well and there will be multiple problems with exterior wood rot Because paint is already pealing! I understand that this is a construction sight but the between the mud and trucks Blocking roads it’s hard to like what I see! And I am Still concerned about the silt that is taking over the dry creek bed behind house!

I was constantly getting requests for information, over and over. Should ask for it all at once. The design studio is totally inadequate. Much too small, and the person in charge of it needs to be more available. There are also way too many selections that should be standard, and items should not be grouped together.

To get the lot I wanted I had to purchase a Shea Designer home. This meant I could not add any options to the home. While I understand not being able to delete anything, I fail to understand why buyers are not able to add options like an outdoor fireplace which would have increased the sales price and profit of Shea, and would have been a huge service to the buyer.
