The Trilogy community is great although Shea was not transparent about the community restaurant and Spa being open to the public. Unfortunately the public depletes availability of these amenities for the members that pay for them. The standard finishes are very outdated which means you have to pay for tons of upgrades just to get finishes that don’t come from the 90’s. When you purchase a home you will have to put in about 30% of the purchase price in upgrades to get to current acceptable finishes. Love the community. Need more people in their 50’s so we have more ACTIVE adults.

There is a lack of attention to details, such as drywall, trim and paint application. The build process is rushed and can show in the finished product. Also the windows that are used are of a poor quality.

We were super excited to be building a brand new home. After choosing many options and getting the grand total of almost $700,000, we thought that things would be perfect. They were far from being perfect. We have crooked walls, crooked tiles, uneven flooring, and many other things that we were told that there is not enough workers and trained people to do quality work. Now that we are moved in, we just heard that they are slowing down the process and focusing more on quality. That would be great if they could refund us about $100,000.

Home plans are fantastic. Amenity center is top notch. Quality workmanship in homes is sorely lacking in finishing details. Restaurant atmosphere is lovely but the menu needs work. It should reflect not only the local area but also speak to the diversity of the community. The dirty paper menus were a bit of a turnoff. Shows a lack of pride in presentation.

Too many unrealistic reasons to explain an 18 month build cycle. However, management responded well when faced with a rate lock expiration deadline to complete the build on a specific date.

Recently I took delivery of a new home build by Shea. The design fit my needs and the home is nicely laid out. After some annoying delays with the city power, I tool delivery in the fall of 2022. On the whole the home turned out well, but there were areas of quality control that got missed or were ignored. I encountered some poor stain work and finishing on the cabinets, damage to appliances, interior and exterior paint and finishing issues and some electrical issues. I am going to begin with the positives. I am very pleased with the results of our home. I was very pleased with the responsiveness of the construction manager, Ryan. Ryan was also dedicated; however I feel the crew’s were spread too thin with over 30 new builds going at the same time. This resulted in multiple details being overlooked. Not very happy with getting warranty work completed in a timely manner. Issues with cabinets, driveway pavers, stucco coloring and other smaller but just as important issues. It took several conversations to resolve some of these listed problems but still have most UNCOMPLETED! We moved in late June...It seems like passing the buck is a staple response.

How do I feel about the entire process, from initial purchase to final move-in? The sales and design process were excellent. Shellie and Tedi were outstanding, kind, helpful and responsive. Once escrow closed things turned very quickly. We have been in our home for 60 days and punchlist items from prior to close have not yet been addressed. Several appointments with the Shea Team have been missed without a call or email. It took me over two weeks to find a person who would take accountability. Froy was not only NOT helpful but was also rude and disrespectful to my wife. He acted as a roadblock not a facilitator. The sales force was very good and responsive. After we moved in and through the 4 week walk through the response has been very poor. One person has the responsibility and he is overwhelmed. The communication from Shea Homes office where you submit an issues request is non-existent.

The builder has a an attitude of it is our way or go somewhere else. The communication is spotty and not always consistent among their employees. The house itself is okay but nothing special. I have worked with other builders and would rate Shea as mediocre at best.

This is our second home at Encanterra. By far the first experience was much, much better than this time. Our construction manager - Mike Cama - was consistently good, but his management team above him were not supportive, often challenging and at times rude. The quality of the home is much worse than before. Craftsmanship is moderate and many items were simply “missed” or done “half-way”. We are very disappointed in what we got in the home because we were told we would have Air conditioning, we never got, also we were told we would have choices in upgrades we never got. I would not recommend Shea after they mislead us.

We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

This Trilogy division was built for 55 age and over owners who desire a simple down sized home with minimal problems. There seemed to be a disconnect between the on-site contractor (Construction Supv) promises and the follow up person handling identified owner tasks still needing to be fixed. I was frustrated with my experience because I relied on the models to represent (at least to the extent possible) what the features I selected would look like. In a couple of instances, the expectation and delivered product (both aesthetically and workmanship) were miles apart.
