The poor quality of materials and poor craftsmanship.

I was so disappointed in the quality of the materials and the workmanship. Everything seems so cheap, and the laborers did not take any pride in their work.

Your sales person lied and deceive us .I was told several times this was strictly 55+. Also you didn't declose Tilogy was being sold .Don't lie again and tell me Shea didn't know about the sale. I just put my house for sale. I won't be lied to any longer. I can only wish Shea falls on bad time as you deserve it. I believe in Karma. I only hope it will be good riddons sooner than later.

BUYER BEWARE!!!

  • Jeffrey F.

BUYER BEWARE is an understatement. The sales office claim of delivering a "zero-defect home", the result of a series of supposed meticulous inspections by teams of construction professionals is a total farce. I invited the senior Customer Service Rep and the Senior Construction Manager for ALL of Trilogy-Vistancia to my one-month follow-up. They were receptive and did attend. I presented a list of 36 issues (including cracked and chipped driveway, extensive cabinet damage, incredibly poor drywall and painting including globs of paint drips, globby/orange-peeled baseboards vs smooth ...

Seems like fraud

Once you sign the contract for your new home the fleecing begins. Everything you saw in the model home now becomes “extra”. What you signed for is a very cheaply made bare bones shell that you now have to pay for upgrades to. Our upgrades that really are not good quality nor what we would actually pick ourselves came to around $180,000 additional. On top of that you were stuck with combos that they made you purchase together. For example, cabinets came with predetermined countertop and tile. Want.a nice cabinet? Get a cheap countertop. Want a nice countertop? Get a cheap cabinet. Since we had ...

Nothing positive about the building experience.

There was nothing positive about this building experience! It was a nightmare. Though out the precess there was little to no transparency for the buyer/owner. Moreover, and totally unacceptable, "operations" was uncaring of anyone's needs but its own. Nothing but extreme anxiety for us most every step of the way through out the process.

The trades don't care and Shea has no control over them. Fit and finish is terrible. Took 30 days after closing to move in due to plumbing issues. Entire house had to be re-plumbed. Still waiting on fixes almost 3 months later. Love the community, builder not so much.

Rushed and Limited Options

We are there 3 months now and still have NOT completed the "white-glove" instilation. Should not have that name. The options are limited......particullarly being forced to select items in a particular limited section, so we ended up with choices we don't like. Paid extra for wiring in the great room, but unable to use it since it's off center.... and now they won't fix it. Really? Several things needed to be addressed and several are being addressed, but the counter island is chipped, the front step has a nick out of it and the trim board around the garage has a nick out of it when we ...

Worst builder I have ever worked with

I have built four homes with three different builders. My first home was with a very low end builder and was a much better experience than this. Working with Shea Homes has been by far the worst building experience I have ever had when building a home. I have had a real estate investment company for over 15 years. I have renovated sixplexes , triplexes, townhouses, and condos. Therefore, this is not my first rodeo however, it has been the worst rodeo I have ever had. I am staying anonymous because I am concerned about potential retribution. I am still in the warranty stage and need a lot of ...

We are extremely dissatisfied with our experience with Shea Homes new build. The construction is subpar. Our escrow closed with many items incomplete and a promise that their “Warranty” Dept would take care of immediately. Well it has been 2 months and items still are not complete and we STILL HAVE NOT MOVED IN.

Buying Experience

Our home building experience was not great from the start. When we originally looked at the lot, we were given a base price which we verbally agreed upon. Then, when we went to sign our contract, the price raised $20,000. Our sales rep, Liz, never gave us a warning of a rate increase. In fact, she told us to come in on a Saturday before Monday so we would miss the price increase. Overall, very unprofessional. Then, after we signed our contract, Liz called and told us that we could not have our exterior model and color. Again, this was AFTER we signed our contract. So, we had to pick a ...

SHEA EXPERIENCE: BAIT & SWITCH

I put my deposit on a home site with a lot premium. I attended a zoom call of purchasers of homes in the area. The call had many hostile participants. My observations from the interaction of the host with the participants asking questions was a person who was at times disingenuous, evasive mixed in with a lot of happy talk and hyping the Shea family. Questions: cost of HOA dues, communication issues, quality issues, shelving issues, timing. After this experience my instinct was to walk away. I did not. The development is reported to be a gated development yet early before upgrades were ...

Delayed move in date, over 6k in added costs. Kitchen Island being replaced because installed a broken piece, still waiting after 2 months, tile in shower and around our tub has to be replaced, used 2 different colors. All of the granite had caulk all over it that need to be cleaned, was told to use a razor blade. No touch up paint given. Many more things to list.

This has been a frustrating experience with the builder and HOA. My master bathroom marble countertop is flawed. It was not sealed and water spots have marred the countertop. Moved in May 2021 and still waiting for this issue to be resolved by builder. Keep getting excuse of that this particular marble company is short on staff. However, the new home still up for sale, they were able to install an upgraded marble countertop in the master bathroom. Very disappointed in builder and HOA. I thought Toll Brothers was inferior. We moved from our previous home in Trilogy to our current house which has more defects and lesser quality materials. There are plenty of signs that speed of building was preferred over attention to detail. We paid more money (> $1M) and ended up with less quality.

If I was going to grade the Shea group from sales to construction to customer service, it would be a D- They have "It is what it is" attitude, quality control went out the door. For the price we pay for the house I would expect better than what we received.
