Although our experience with Shea Builders has been, for the most part, very positive, there are some issues that still require attention. For example: We were promised that the exterior paint problems would be addressed prior to closing. Two months, the area outside our front door remains unpainted, although it has been scheduled on at least three different times. I don’t understand why the painter has been unresponsive. Ryan has certainly gone out of his way to get this done! Shea needs to pay more attention to the quality of work that some of the subcontractors are performing. Cabinet doors still do not work or fit properly, even though an Oak Craft person has been here to correct the problems. Interior doors don’t close properly, not because of settling or expansion, but due to hinges or plates not being installed properly. Finally, our range hood vent cover is sitting in boxes in our garage, uninstalled, because the installers didn’t know what to do when they came to install it (twice). Items being on back order is one thing. Not being able to install them when they arrive is another. Buying experience with the Sales staff was great. Post-closing not as good. I found a box of nails on my roof two months after closing. 30-day review did not go smoothly. Multiple trades for touch-up issues were scheduled without letting us know. Also, our backyard gate/fence was installed the wrong way and, 9 weeks after closing, it still has not been remedied. Multiple issues with post-closing items still remain pending.

The sales team, Marci and Eric were amazing to work with. Work around our schedules and always made us feel excited. My only knock is that many things are not complete in our home, due to back ordering, which I understand but the communication (or lack there of) has been disappointing. We have no idea of when we will have these items installed.

Overall decent for the price but 2 major issues. - The walls thickness are probably at minimum allowed by the state law, according to another Builder that I have asked. Apparently some builders are trying to save money on materials so they cut back on building homes the proper way. The sound travels easily through the Walls, I mean literally any sound. I could be in the master bedroom brushing my teeth and someone in the kitchen can hear my electric toothbrush!!I can even hear my Neighbors talking at night from inside their house. No, they’re not being loud typical conversation, cuz I can literally tell. - They claim their homes are energy efficient and windows are sealed pretty tight. Definitely neither are true. Yes they have led lights for all their light bulbs, but that’s about it. If I can smell my neighbors bbq with my windows and doors closed that’s not air tight nor energy efficient. ... More

Overall I believe Shea builds a very good home. But my opinion There were too many issues incomplete from our walk thru. the exterior painting of the house, the service garage door, our kitchen counter top stained, too many wrong color paint on patch ups, cabinets with scratches marks that are very visible, crack in bathroom sink. I expected more of the walk thru items completed.

The house is beautifull from the display but once you settle in things begin to appear out of place. I give an overall 3-star experince because the sellers witheld critical information or bully me after I signed the deal and found issues that needed correction and overall poor concept. For example, the guy that handed over the keys did not explain the working of anything in the smart home, shifting the responsibility to white glove that also did not deliver as promised. Same guy became hostile when I pointed out bulbs hanging from the ceiling in bathroom and closet saying the house was sold as is!!!! I have since realized the sprinkler system was broken, the dish washer storing water from the sink, several (about 10) bulbs sparking and blinking when turned on, 6 dead bulbs, security sensors on windows prevent fully opening curtains making it a shady job. The house is drowning in water from broken sprinkers (and maybe pipes as well) because moisture level about one foot high has appeared on the backwall of the house and fence, and the ground is extremely wet that water can be squeezed out of it. It looks like a known problem that was concealed and sprinklers turned on only during the short buying process. This particular problem should have been disclosed before signing as the soil has gradually become saturted with water. Empire's white glove technician stole all equipment and did not install Ring citing "no equipment on site" and has not returned it after my realtor ask them to bring it back. The technician also could not explain the working of the sound system and sprinkles. The design of the house is flashy but poorly conceived. Example placement of the dinning area is a complete failure, facing the toilet! The house does not receive enough natural light to not use lighting in the living area, kitchen and dinning area during the day due to shading of windows by a poorly spaced 2 storey neighboring building. Make sure to take a tour with lights on and out in order to assess the lighting situation of certain areas of the house. As a new home owner I feel taken advantage of and a bridge of trust and transparency as some of the problems only became apparent after signing a house that they say "was sold as is". ... More

The bill took a really long time. Some areas of workmanship are real poor. Response to issues is poor.

This was our first home purchase that was a new build and everything about our new home is just fantastic. Great quality by SHEA.

Shea was great throughout the entire building process. When there was an issue they were very responsive to resolve our concerns.

Shea started off with a good online tool to monitor progress of building process, but found it was not keeping pace with build out.

We had our house built during Covid and while were living in Illinois. We felt the communication with Mike, who was general superintendent for the project, was great. He kept us informed, answered the phone and our questions and always had a terrific attitude. When we got into finishes and punch list items, Conner was fantastic to work with. He was there almost immediately with the normal day to day issues that we asked to deal with and like Mike, always had a great attitude and a smile. This home is amazing and we couldn't be happier.

Our Sales Person and Field/Site Manager were willing to do whatever it took to make us happy. Above and beyond what might be expected.

Working with Shea has been a very positive experience. I have nothing but great things to say about them. My one negative has been the third party landscaper chosen which is Gothic Landscape. If I had known how unresponsive and unreliable they are, I would have waited to do my full landscaping with another vendor after closing.

Shea representatives from Sales to Building Sup’s and Support Staff, have been fantastic. Many are lifelong employees, which says A Lot, and they all seem to care about providing a great experience and buttoned-up final product. Of course, there are ALWAYS issues at the end of a build and after closing, and you can always expect minor fixes & finishes to be needed. Most frustrations we have had are scheduling trades to fix details post-closing and a few things that could have been avoided with more care during the build (again back to trades - not Shea or Shea employees). Closed on our home 2 months ago, was about 1 full year since groundbreaking started. Process was generally smooth, issues with sub-contractors, design team, timing. We had an issue with missing carpet from the design center, was known since pre-drywall and was not resolved till 3-weeks before closing. Communication between sales/construction/design seems non-existent. Any issues we've had, have been addressed. We had an independent inspection done, sloppy work with drywall and stucco. Asked to repair and they will say that's the way it's done. I would say Shea is above average. Have heard many worse stories from other builders. ... More

While I can’t compare to another home I’ve built because this was our first new build we are happy with the home Shea built us. The process itself was a little more difficult because we bought during Covid. We had to make design center selections in one day so it was rushed. The other thing that sucked was b/c Covid slowed things down our models weren’t open when we purchased so we didn’t get to see some design center options they ended up installing in the models which probably would have changed our choices on some things. We’re happy with our purchase but I don’t know if I’d build a new home again as it’s a daunting process end to end. Parts were fun and obviously new is nice but it’s not for the inpatient. ... More

The process was long due to Covid and the problems with materials and lead times. Shea representatives were always able to talk to even if the news from them wasn't what you wanted to hear. They did the best they could with the trades available to complete the home and make the required fixes. We love the design, feel, and function of the new home tremendously.

Overall it was an great experience and Shea was very responsive and workmanship was great. Happy Customer..

It’s very good experience. The sales people and site managers are good and helped us on timely manner. Only I am not satisfied is at design center. They didn’t even show options to choose and didn’t explained the options.. due to that I ended up with what ever they shown.
