Shea builds a good product. We purchased a model home in Gateway Quarter and although it was priced as-is, the prep of repairing items such as holes in the wall and paint matching was not good. Promises regarding the replacement of dead landscaping were not kept.

Buying was the east part, getting things fixed has been challenging. Both due to availability and half baked solutions, appointments are rescheduled without any communication, contractors refusing to fix things and blaming the issue on another team (plumber refusing to fix water pressure and passes blame to appliance installer when the issue is the water pressure from the wall, at another appointment scheduled for two window issues and contractor refused to fix one issue saying one window would be fixed by another team from the same company only to come back with the same team at another ...

Everyone is responsive and will answer you in a short time. But after 5 months we still are waiting for repairs to our fireplace and stucco. The bathroom shower is dripping, plants that were supposed to be replaced 4 months ago still haven’t been replaced. Bathroom hardware fell off the wall and the front yard has sunk along the gas line from the rain. It was explained to me when this happened at a Taylor Morrison neighborhood that it was because of improper packing of the soil when the gas lines were installed. I have purchased three houses from Shea in Recker Pointer community. Of the three houses, two have really bad issue with heating and Ac system. Multiple attempts to fix the issue did not get resolved and I was told that heating contractor is not responsible for the vent installation. I have try to reach out to Shea and no response yet. This is not acceptable since we have bought three houses brand new. Please have Shea representative to contact me and resolve the issue.

Very mixed experience while building this house with Shea Homes. Sales people were good, but we had a pretty bad experience with the design studio. We had a great experience with the construction manager but have struggled post close with warranty items. The master planner of this community has also done a horrible job with community area, parks, and pools.

The people from shea tried but were unable to ge thsi project done the way I'm sure theyhadhoped to.

The location is great. I felt that Shea was underquailified to deliver this type of home. There was constant delays and the workmanship was just fair. I ahve bought many higherend homes and that were delivered much better.

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. Miscommunications and quality control disappointment

There were several miscommunications with the Shea sales. It ultimately was resolved but it was a hassle That I had to fight and argue each time, Something that no one should go through during the purchase of a new own. So stressful. The quality control is not up to the level that I would expect. There were several things that needed to be replaced and fixed upon moving in. It’s like they are just slapping these homes together so fast and the quality is lacking.

Lost the magic

Our second Shea home purchase has proved to be a disappointment. The sales and design teams are wonderful. After that, it goes drastically down hill, at least in this build site. Maybe it’s different elsewhere. 85% of our house is wonderful and exactly what we hoped it would be. The other 15% is frustrating and disappointing and problems that should have been addressed before we moved in. And now they have to be fixed after the fact. I have heard great about Shea homes, but in my case many things were missing when I get the keys and until I remind them there is something is missing, they are not ordering it. It’s really painful to find each and everything. It’s been 2 months, still there are many items are in back order and there is no ETA. Moreover the issues in the home are not yet addressed. I am really disappointed.

The quality control and attention to detail was very poor on our new home. The entire house has flaws and sloppy work through and we were very disappointed with the quality of labor that was put into the finishes. We paid extra for two tone paint and could have had a far better job done elsewhere, paint is sloppy and not even through the entire house and now we are stuck with a subpar job that we paid thousands for and extremely unhappy with the paint and baseboards. Personally want to thank Shea for our new home. It's our first. The experience has been very rocky at times, but overall I am happy to be in our home. Shea Mortgage was probably the best experience of all. However when it came to the building experience, the Design Center would be the worst. Followed by sales. After going through the entire experience, we’ve realized very quickly that if it wasn’t for the sales staff, we would have walked away. It started with the design studio session, we were told to be prepared which meant going through Shea design studio software (via computer) which had a 3D model of our home and allowed us to select our materials (flooring/ countertops/ cabinets etc.). I used the in home lender. Dealing with the processor and Lon officer was great. I would absolutely recommend them. Dealing with the supervisor and that group was also good. They were friendly and communicated with me. But once I got the house everything went down hill from there. The counter top, which we also paid and upgrade charge. Where the slabs meet and when they put either sealer or a glue they never cleaned it off and dust collects there and you can feel it when you’re cleaning the counter top. Shea used to be a premier builder. Not so much anymore. Some finish work is done sloppily. Shower drain slope is not done properly and main electrical box inside cover has major gaps . Wiring is so packed the cover is bulging down at bottom.

Norhtview at Stone Butte, quality is not provided! We did two walk throughs before closing and very little was fixed each time. We now have a fixer upper in our new home. I have drywall mud on many locations in my New Home? I will see how the work is done moving forward with the warranty department.

Not the quality for the price. Not custom. Not clean. Layer of dust throughout, AC filters cakes with dust that unit was struggling to work, a professional was called and discovered every air filter was clogged with construction dust. Roofing was damaged and inconsistent to the point of risking leaks. Cabinets were not fully painted. Etc, etc, etc.

Poor quality work, poor communication

Poor quality work on things like paint, cabinets, doors, flooring. In general workers don't seem to care and things are done poorly. Very poor communication from the construction team, and after closing we have long list of issues that we have no communication about, and have not gotten addressed.
