I bought my condo about three months ago, and I'm very happy with my purchase of a Rooftops at the Dunes. My family and friends have also been very impressed and complimentary. (I chose a one-story, 2-bed unit instead of one of the "rooftop" units with views.) - The location is terrific (I can walk to a beautiful beach that's never crowded, I can walk to restaurants and stores of all sizes, I can walk to two different gyms, I can walk to bars and a movie theater, and I can walk to a Montage medical center). - There are plans in the works by the city of Marina to add an incredible aquatic center within walking distance, to add a giant kid's playground, to add a big transit center within walking distance and more. - The value is the best on the peninsula (luxury living at the beach for less than $1M) - The floorplan layout is smart. - The attached two-car garage is really nice. - The appliances and cabinets are top-notch. - The workmanship is high-quality. - The other condo owners are very nice. And they tell me they're thrilled, too. - The sales, warranty and service workers have been great. Lots of support during the sales and move-in process, with continued support and service well after. - The HOA dues are very affordable (I pay $440 per month). - The solar system saves me money on my electrical usage. - The built-in wi-fi transmitters are great. - There are complementary apps for controlling the lights, the HVAC, the Ring security system, the garage door, the locks on the doors, etc. - The complementary property insurance is a really nice benefit in this day and age when insurance in California is getting hard to find, let alone afford. I moved here from a big home in Carmel-by-the-sea. And I found nothing else on the peninsula that even came close to what I was able to get here at Rooftops at the Dunes. ... More

We saw something on Zillow that made us want to visit. Setting up the appointment was difficult as we were unable to connect with anyone to confirm the appointment. But, we came out to the sales office anyway. Lupita could see that an appointment had been made online, but not with her. No problem. She showed us around and we saw all the open homes that were available to us. We fell in love!

We are unable to access the garage and it requires cutting the corner in the parking area to make our garage, however, if anyone is parked there it is difficult to make the turn into the garage with 1 car and impossible with our 2nd vehicle. Currently the parking spots are being used by non-tenants which fortunately has allowed us to discover this problem… when exiting, we can’t clear the cars from our garage and make the turn if they are sticking out just a hair. I honestly think making it an Emergency parking RED curb area is the only way to go! I noticed that the original Shea maps did not include a parking area behind us (unit 1504) nor did it include extending the walkway from our front door to the back garage/parking area. I assume the parking was added at some point (maybe more guest parking / per unit ratio?) This is perhaps why Shea needed the to extend our front door entry walkway to the back parking so folks could reach the Units in front? We were unable to to discover this issue during the purchase because Shea stored their equipment and porta potties in the parking area so we never could attempt an ingress or egress of the physical garage. Thanks for listening and let’s get a vote/call made to reserve that parking for emergency vehicles only and allow us to have access to our garage before more tenets move in! The design meets our needs. Our problems have been with appliances; we would have made different choices in that area. The Warranty Team has been great, responding quickly and skillfully.

Good experience so far, I’ve only been at the home 10 days in the last 21/2 months. Minor improvements would be great I.e. soft close hinges on all cabinet doors, soft closing toilet seats, options for ceiling fans in the living and dining rooms. Little details make a big difference.

We could not be happier with our new home. Walking into a Brand New Home with our custom finishes and our preferred color pallet has just been amazing. The golf course and ocean views during the day are breathtaking and seeing the Monterey Peninsula lit up at night is really special. In addition the entire team at Shea has been great to work with. It’s not just about building homes for them, they are building a community.

It doesn't get any better than Josh, Bernadette and Lupita explaining, answering questions, selling, assisting you with paperwork, financial experts, compassionate and professional help through out the buying a Shea Home. You experience World Class treatment from the day you go into the sales office to get information, a brochure, veiw the models or get your keys to your new Shea Home which in my opinion is the best quality product and warranty on the market.

The entire sales team worked together so we were always helped no matter when we came to look. With so many different homes to see it took several visits and we ended up working with Josh on the Duplexes, Bernadette on the homes and then when we didn’t find what we were looking for Chris suggested the Rooftops, which was a perfect fit! Then on delivery, Octavio spent a lot of time explaining everything and how it all worked. At the one month review Octavio went over the very few items we had and he had Jonathon took care of them, explaining what he did and checking to see if I was happy with it. The sales team made our buying experience very enjoyable. We have had support whenever we needed issues addressed at our home. The quality of our building is outstanding and I don’t think you can get anything better for the price that we paid. All of the restaurants and shopping so close by is plus for this development.

We have now bought 4 houses from Shea Homes in the last 15 years, and this was probably the best experience yet. We initially put our deposit on a model we were going to buy and then rent out, but as we saw the newer and bigger models they were building, we requested to move our deposit to a bigger home, so we sold our current (Shea) home and made the move to the bigger unit. All the builder representatives in Sales and the Construction crew were extremely accommodating throughout the entire 10 month process as we watched the home get built.

The sales team was good. Pricing above market with initial homes seems like initial home buyers should be made whole with some upgrades. Or rebates . Lack of upgrades relative to model homes is unusual. We’ve bought two prior new homes and the builders were happy to offer us upgrades.. thesewe are profane of happy with the technology and remote app abilities of the home.

We recently purchased a lighthouse from Shea Homes. We like the quality and the purchasing was very smooth.

The overall homebuying experience was long and a little convoluted, which may have been in part due to the development being new and things still being worked out. An example is that I was told that I would have a backyard sprinkler station installed for me to use while looking at the model homes, but then told after I started the buying process that it was not part of the offering. I was also not too impressed with the Shea Mortgage folks and the amount of paperwork I had to continually update and resubmit, seemed very duplicative and time consuming. For a track home, the quality is pretty good, The most disappointing was the cracks in my garage cement, which I get will happen as the house ages, but it hasnt been that long. I pointed it out during the delivery and was told that the cracks were within tolerance and did not have to be fixed. The rest of the issues overall have been minor, with some electrical switches and fans not working properly. I do get the impression that they do want to fix things and make sure all is working properly, which helps with the trustworthiness and responsiveness scores. The overall value for the price paid is pretty good in comparison to other homes for sale in the area. ... More

Both Miriam and Tamara were very helpful in giving me any information I needed.

Warranty specialist is on-site and very helpful in making sure all appliances and home features are working as they should. The service specialists are friendly, efficient and timely. Multiple check in periods throughout the year. Helpful interacting with the HOA.

Always appreciate how responsive Octavio is!

Smart home features and operation can be overwhelming particularly for non-tech oriented people. Be prepared for steep learning curve on some things.

The sales team and the lead construction guys were very helpful and accommodating when discussing and showing us the progress of our home build. There is a lot to learn about the new smart house and the team is continually helping us learn the nuances.

Our experience with Shea Homes was exceptional from start to finish. From the bidding process to construction, selecting upgrades, and the final handover, every step was seamless. We were supported by a team of highly skilled and professional individuals who addressed all our concerns with care and efficiency. If given the choice, we would gladly go through the process with them again.

My experience with the builder could have been better. The house is okay... Because of when I purchased the home, I was not able to choose any options/ upgrades. Therefore, there are many materials use in the house I do not like. I will now have to spend a lot of money upgrading my house....
