dissappointed with the overall quality and lack of customer support...need to elevate any issues to corporate before anything gets resolved. 4 months after movein, still don't have all of the features operational. general quality is also dissappointing....virtually no sound insulation between 1st and 2nd floors, garage floor was cracked, numerous chips on driveway, fit and finish of cabinets is off, etc.

I have had 3 water leaks in my apartment before I even moved in. I had work going on in my apartment for the first 30 days after I received the keys and was not compensated for anything. Very poor management. Would not recommend them again.

Home was delivered with a lot of visual imperfections (chips, dings, dents, etc) and things that were not fixed depsite notating them in the pre-close walk through. The superintendent called "Shorty" is incredibly rude and incompetent and less than helpful.

I don't know what I was expecting but the craftmanship and quality of the materials is pretty poor. If I had to do it over again I probably wouldn't go with a new build. I basically paid a premium for the community, not the house.

I love the layout of my new home. Some materials are of high quality, however I have had problems with every single trade. I found electrical that was not to code and hazardous when using my own electrician to install ceiling fans. The LVP flooring was very poorly installed with multiple gaps. The painters were horrific and got paint on cabinets, towel bars, flooring, all of the light switches… Many walls did not receive two coats of paint. I hired my own painters to re-paint. To whom it may concern, I am writing an open letter regarding our disappointing experience buying our brand new Shea home in the new community of Côta Vera. We were fortunate enough to be in phase one, and although we knew phase one would come with delays and some issues (we were also phase one in the Escaya community), we never expected to have this many issues. As far as delays, there were way more than expected. We closed on our home at the end of March, and when we signed the purchase agreement we were told the anticipated closing would be towards the end of December. That being said, when a house is sitting there “completed” and we were basically “waiting on the city,” one would expect to close and move into a move-in-ready home. Which is so far from what we moved into. Since officially moving into our house on April 6, our front door has been a revolving door of Shea employees/contractors here to fix or repair things that were either blatantly installed broken … or weren’t installed at all. Currently my days consist of waiting around for these employees to actually show up, some come unannounced, some show up late, some are so incredibly rude it makes me feel uneasy (as if we are purposely inconveniencing them), the list goes on. Meanwhile, my 2 year old son and I are trapped upstairs in the loft so that we aren’t in the way, unable to leave the house at all, and feel completely uncomfortable in our own home. I’ve had to rearrange our personal schedule to accommodate these individuals, despite all of the issues being Shea’s fault. There has been very little give when it comes to scheduling these appointments, and almost everyone comes at the tail end of their window of time. In regards to issues, these are some of the things we have experienced … our front door wouldn’t stay shut unless deadbolted (the door frame had to be modified), our Kwikset lock does not work, the recessed lighting in the downstairs bedroom was never installed and now we’re left with a home that has to constantly be patch up, the top of our hood was never put back into place after the inspection, the frame around our microwave was installed dented, damaged tiles were installed in our backsplash, our upgraded island and vanity in the master bathroom were heavily damaged and they tried to touch it up but it looks awful, the top of the cabinet as you walk in from the garage is not level (it sinks down), the top to the cabinet at the top of our stairs was installed damaged, our patio door off the master didn’t lock properly, the master closet didn’t have support brackets, the medicine cabinet in the upstairs bathroom was broken, the toilet in our powder room wasn’t properly installed which resulted in the bathroom flooding (so now the floors need to be pulled up and replaced), and our banister and railing was installed with damaged pieces of wood. This list goes on, as we find more and more issues DAILY. Though your customer service has been wonderful (seriously, Thomas as well as your sales team Spencer and Lorena, have been amazing), it’s still the fact that we closed on a home that was clearly not ready for us. We are so disappointed in the quality of work that went into this home. It is very obvious that corners were cut in order to produce our house as quickly as possible. And for what? That house sat there for 3 months waiting for the city to finish the roads, install meters, and do their inspections. And now that we have moved into our house, our days consist of regular communication with Thomas to arrange scheduling of all the random contractors that need to come into our home and fix these issues. We have been here for a little over a month and still aren’t able to feel fully comfortable in our own home. Every morning my son wakes up and asks, “people come mama?” And it’s immediately followed by, “no more people mama.” Which honestly breaks my heart. At what point will Shea stand up and make things right? Simply “fixing” the issue doesn’t make our experience right, or amend the situation. There are way too many issues with the quality and workmanship of the house. Very disappointed with the builder. I'm spending hundreds of hours that the builder should have spent in the first place to quality check their production and fix the issues. They shouldn't fall on the shoulders of home owners.

I waited to respond as it’s been a rocky start. I like my unit even with issues from start. I’m still waiting for them to fix Feel focus here is on the visitors and not those of us who live here. Needs increase in infrastructure stop signs at restaurant and I’m not sure what do you can’t have outsiders roaming around all night long after cafe etc locked and gated. It’s very noisy rarely quiet, too many events which at times make hard to leave or get in. Feel we as owners pay for others to have the experience with no thought how impacts those living here. I had a really bad experience with Shea. I was given the wrong information since the beginning, and just went downhill from there. I simply could not trust them. On top of a bad experience, they also had some horrible design choices for this community. It was not on their website, and again try to blame it on the buyer. They tried to sweep any wrongdoing under the rug. I could tell, but they would tell me something different, and this happened at almost every level I dealt with. I did have an amazing experience with the Jr. Rep., who I thought was the only one I could believe.

Shea Homes do not follow the best practices and quality maintenance in the house construction, they depend on the third party contractors poor work to deliver the houses for high prices. Also, customer need to travel very painful process in resolving warranty issues and they take very long time to address them. I do not recommend Shea Homes to anyone.

Many things to describe

My husband and I were excited to get the chance to finally purchase our first home, but since we decided to purchase from Shea the experience has gone downhill. First they force you to make choices about any upgrades within weeks with only one visit to a showroom in which the designer does not know the prices of any of the options. You then wait weeks more for pricing and have a few days to make the final choice, giving you no time to choose more options and properly price compare. I recommend not purchasing any of their upgrades and doing it yourself afterward. You'll have more choice, better prices and likely better quality installation by anyone else. The actual builders do a very poor job. We've heard from all our neighbors about issues with their homes. Not only cosmetic problems but showers needing to be demolished and redone, exhaust vents not being connected properly, windows leaking. Our internet router was installed in the ceiling and when they finally came to repair it they said the wires were never connected and since it would be too much hassle for them to fix it they moved it to another part of the ceiling and only covered the previous hole with a white rectangle plastic plate. Not one stretch of baseboard on one wall is actually painted cleanly and white...it looks like they installed the wood flooring after the baseboards and didn't do any touch up. There is paint and extra grout everywhere. It is evident they bang up and damage the wood stair case, door frames and cabinets and just paint over them. Walls are literally wavy and floors are so uneven that bookshelves and furniture that were fine in our old condo are now wobbling when placed on the floor. When they make a mistake they do not admit it, such as how they installed the wrong countertops in our kitchen. The construction manager and others rudely walked into our house when I was there with an inspector, did not introduce themselves and talked so loudly that I had to go outside to hear the inspector speak. They immediately said the countertop was polished (which is what we chose but not what they installed) instead of matte without even turning on the light or examining it properly as we had compared it to two samples of the two finishes to demonstrate how it was the wrong one. Thank god the designer came later and verified it was the matte finish. Every time they fix one minor thing like a closet door off the track, they would bang up the door and just slap on some paint to cover up the damage, only after we'd point out the new damage. There are countless issues that have caused me to have to stay at home during work hours for multiple appointments for people to come evaluate and fix the builder's mistakes. Everyone I have dealt with liken the actual cabinet company and other third parties that come for repairs has been much more of a pleasure to work with and obviously have some level of pride in their work and care for the products. Many have shook their heads and pointed out the carelessness by the builder when reviewing the damange. Another significant issue is our refrigerator has NEVER WORKED! In our walk through we noticed the freezer was leaking. Though the construction manager first admitted he saw the same water drops I was looking at he later kept saying via email that he did not see water in subsequent visits. I had to take pictures to prove it was reoccuring. They refused to fix it and just put in a service request with GE. This should have been fixed before we closed, but Shea took advantage that our interest rate would be expiring (because they delayed our closing over a month) and we could not refuse to close until after the refrigerator was repaired. We closed on January 18, 2023, but the refrigerator still does not work and Shea refuses to replace it. They keep making us fight with GE which has already come out for seven visits to fix multiple issues with the refrigerator. Not only does the freezer still leak despite the GE Tech "fixing" the seal, but the entire refrigerator freezes everything, you cannot use the water dispenser or put anything in the refrigerator section. We already replaced the motherboard and are currently waiting for two new refrigerator doors and other parts that are backordered because GE refuses to be accountable as does Shea. This is corporate greed and unequal bargaining power in action. Shea took advantage of us and refused to provide a working refrigerator by closing. Since they have been aware of the issue for OVER FOUR MONTHS, their only remedy has been to give us one mini refrigerator and make jokes about how they need to charge us for calling them about our refrigerator continously failing to work since we closed on the house despite the fact they knew it leaked before we closed. My husband and I both work very stressful and demanding jobs that require more than full time work. We have a toddler and are expecting another baby in late June. The stress and waste of our precious time that this has caused is ridiculous and should not be happening. Now I have to worry about how I will store breast milk for my baby and am unable to food prep or store enough fresh food for my family because Shea will not take responsibility. Despite the fact I do not have time, I now have to review our contract which we were only given 24 hours on a weekday to sign during the purchase process (and its 100s of pages long) to determine if they have breached the contract since they delivered a house with a known nonfunctioning appliance. We did not spend over 1.6 million for such a subpar quality home and I recommend no one else invest in a Shea home. When the timing is right and we can afford it, we will be moving. But unfortunately we are stuck here and trying to make the best of it. I will likely be on maternity leave handling a small claims court case as that may be the only thing that will get Shea's attention and have them replace our refrigerator. ... More

They forced me to close the escrow with a combo walk without even frig and with a lots of issues.For ex. I was forced to have upgraded washer/ dryer. During the combo walk, it shows them don't fit the space. As if today, Shea still hasn't fix the problem. This is just one of the examples.

I would never a home again from this builder. The quality of home is substandard and they lied and overcharged. This builder is totally untrustwrothy. The sales agent, Cathy was extremely rude and impolite throughout the process. They have used cheap labor and materials throughout. Community feels like cheap throughout. I wish I could give 0 stars.

Multiple issues with workmanship. Fit and finish is laughable with doors that don't align, cabinets damaged, stucco peeling, paint that doesn't cover, trim that doesn't fit together. Not happy with the oversight or lack thereof by project management.

Sub par customer care and lack of empathy.
