Quality of the home is good but minimum they need to give house for 1889 sqft for the price. On top, house rates shld be stable. Every 2 weeks 30 to 40k increase I did not like it. Communication is good Workers are good Work site manager is good

Until you move in, you wouldn't realize that the home that you are getting is not the same that you expected or promised. There are descripencies. 1. Prices have been increased for all models and that's because of merket on inflation. However you won't get the same things that your neighbors might have got for same elevation and plans. 2. Garage walls are literally foam, while some models have stronger and smoother garage walls. If your kid kicks ball inside garage, they will break. You won't have access to garages in model homes and this will not be included anywhere in contract and in design studio to chose what you want. 3. Laundry room is literally like apartment. In model homes, you will see cupboards, but you won't get that in home. This will not be discussed during design studio and you will not have a clue until you move in. 4. While handing over the keys, they won't listen to you and won't let you talk. They only bother to get rid of home. 5. Yes, they do offer 1 year warranty that is to cover cracks etc. May be builders are bounded by law to do this which I am unaware of. All they do is repaint things and hit nails. Ofcourse, some small electrical work. 6. Solar is another thing where you will not have more options. 3.5KW panels doesn't cover much and this is just because of california law they go with minimum capacity I think. Buying time and experience was good and no complain. But after movement there are no help / services on timely provided. Infact, we have an Emergency / life threatening situation but still trying to get it resolve. From Home service, no one is taking the raised complaint seriously and no/slow response.

They have good defaults like tiles and base carpets. But they really screwed up the cabinets. They installed with lots of scratches and damages. Even after requesting them to repair in the 1-month warranty, they didn't correct it yet. Their warranty service is really sloppy and not responsive.

A Problem I see is not at all a problem to the builder. Here I would like to share one of the weird answer I heard. In the living room, there are gaps between flooring and wall edge trim. At some parts there is a gap and no gap at other parts. When I asked about this, I got this answer... “Those gaps help to let the air flow and settle down the walls, also advised me not to fill those gaps.” Now I feel wind blowing through the gaps and Ants are passing by.

I have bought more than one Shea homes due to there quality and customer service and decided to buy this one too from Shea homes. Man what a big mistake, the sale person specially Cathy was just a pain. She made us feel so low from day one and more of a pain during closing. I couldn't understand why she makes stories and screams on you to get her point. I am never ever going to buy anymore homes from Shea just for that reason.

These Builder or executives who face client are very rude, shows attitude and not respected at all. They are not customer friendly, they are not flexible at all when it comes to setting up any appointment.

I have paid premium price for my house, but did get poor quality house for it. - The sales team very stubborn do not give opportunity to tell the quality issues identified, they just say whether to cancel or buy it. How can we cancel it after putting such a huge amount. We have to accept what ever quality they built it. - The put the chipped roof beam, when I pointed that issue, construction officer says it is what it is. - On receiving day of the key found huge cracks on the side yard. They can’t address it with in few hours, as I got the keys, I have to wait for service request. - After 20 days of living every nook and corners has huge crack/ displacement, during the 1 month appointment learned that they can fix these issues at 1 year appointment. - With in 15 days there was big wall enclosure displacement at the entry of the house. This shows the quality construction, I feel disappointed with this problem. Everyone in the neighborhood think it is the structural problem, where as your team think this model has known issues with wall enclosure displacement. - the garage handover with a dirty wall, I have notified before the keys handover. Buying experience is really bad with Shea homes. I booked home directly from builder when I qualified for 2.7% interest but with in 6 months everything changed in economy and interest rate went to 5%. When I asked for some relaxation/discount they weren't helpful or flexible instead they threatened to keep all my 70K deposit. Where as other builders like Pulte gave 20K discount also flexible with closing date to my friend who booked new house around same time. Services is really bad with Shea. They don't even care about customers once they sell the property. Please think twice before buying with Shea homes. They cover themselves in contract they don't think anything about customers.
