I was out of my element, having never bought a home by myself. It was an orderly transition, with help available when needed.

I have some issues with the design of the house and the community, but overall Shea has done a great job. They have been very responsive taking corrective actions to the few issues that have come up in the 2 months that I have lived in the house.

Great credit to both Leslie and Jeannie for the extremely professional response to our needs as purchasers and for responding quickly to any inquiry. They made this experience, stress-free and enjoyable. We cannot say anymore about how wonderful our experience was. Thanks to them. The on-site crew, including Tanner, and Matt are excellent as well.

Overall it was a very pleasant and easy purchase and we are very happy here. Quality work and quality follow through!

The sales team was outstanding, and structurally, we love the house. The floor plan works well for us, and the house itself is well built. But the quality and condition of the appliances is another story. The dishwasher and hot water heater were defective when installed and were not repaired promptly. The kitchen faucet turned on by itself, wasting considerable water. These things shouldn't be happening in an expensive, brand-new house.

From sales people (Philipp, Patti) to Arielle, to construction workers (Mannie, etc), to follow-up (Roy, Albert), have always been helpful, and responded positively, professionally, and personably. Great crew. I felt that in construction, some of the wood used in framing wasn't quite up to par, but I understand the delays, etc because of the Pandemic--as well as not always getting the best people to do the work. We'll forgive you: Shea is a great builder!

The ladies in the office were extremely pleasant and very helpful. They gave us and continue to give us lots of useful information.

nice to have new house, but tankless water heater has been a major issue

The agent we worked with was Leslie & she was outstanding from beginning to end. We waited a long time to get notified & the prices of the models kept going up substantially. We love our new house, but there are many flaws in the painting, cabinetry, stucco. Shea seems to do a good job in getting those flaws fixed with Will & Matt.

There were a few "bumps" in the road before the home closure. Overall, however, it was a good experience. The salespeople were friendly and accommodating. That said, we have had a number of issues that needed to be addressed and, as of now, nearly six months later, some of those issues are still outstanding. Not everything was finished before we took ownership of the property in August of 2022. We understand we are not the only new homeowners in this development, but the response times are not always acceptable. In addition, there are times we have not been notified when the individuals are coming to our home to address the issues, especially issues that are on the outside of the home. We would prefer to be at home when they come to fix issues that have been noted by us so that we can discuss the issues with the crafts-person when he or she is there . As of today, there are two primary issues that remain outstanding and need to addressed: (1) A dented refrigerator door that needs to be replaced, and (2) work that needs to be done/finished on decorative tiles in a front view window. ... Excellent sales team - great to work with. Always promptly got answers to any questions. Building team - average. Seemed to do a good job EXCEPT in a couple of instances - once the wrong product was installed and they resisted correcting it (I had to repeatedly say it must be addressed), once when they installed something in the wrong location that was specified in the contract and they resisted correcting it (I had to point out legal agreement twice before correction made), Post purchase team - horrible. Found out a few days after move in that the air conditioning didn't work at all during a heat wave - abysmal response concerning correction. 9 days later and strongly worded emails and they finally got it taken care of. One month follow-up I pointed out a room where all ceiling drywall seams were visible (Shea response - it was within building specifications) - I had to fight to get this addressed too. Almost none of the reported issues addressed a month after reporting them - their response....its hard right now to get contractors, yet they continue to have crew onsite building more homes. ... Working with Gretchen, our designer, was great and Shannon was good too. However, once we moved in, there were a number of problems found which I doubt any inspections were even done from any of the work that was done. After two months, we still have some major issues including cracked, chipped, missing stones w/ discolored grout and our back wall having water damage already from the neighbors higher up causing some flooding. This should have had a proper seal from our ground up 3 bricks to where the neighbor ground level. We have had other issues but they are too many to list here. Some of the install choices were not proper I feel either like painting all the interior walls flat including the window seals. Also our walls are not level and disproportionate in some areas w/ each other and across from another making it hard to center rugs & tables. The kitchen overhead light wasn't a dimmer and should have been which was pointed out by the electrician. The people coming in to address our shower floors weren't of good customer service to say the least causing me to loose it on an occasion where I find myself to be quite reasonable and calm generally. I just don't like bad customer service. So, overall the moving in until now hasn't been a great experience. Working with Joel is good though. ... More

Nice house. Good quality but could be better. Builder very rigid with their dates and times for required meetings. Correcting issues after the sale has been a slow process.

Finding The Grove and going through the process of application and hopeful anticipation on being able to purchase a home was both exciting and stressful. The Shea representatives could not have been more helpful as we set out on our journey. We were encouraged to visit as the build of our home started and we did that......coming out every week to see how the house was progressing. We watched it go from an empty plot of dirt - to a foundation and more. We met the crew foremen, who through the entire process were as professional and nice as anyone you could ever meet. When we had questions, they took the time to answer them. As the build progressed and we began to meet others already moved in, we started to hear of the issues we would need to look out for first. Ants for one. Understandably, the entire complex created upheaval in the ant community. We knew we would have to attack them. We heard, as the process to build picked up speed, that with the pandemic waning and supply chain issues relaxing, that the time frame on our home being completed would be sped up. This was exciting news and we embraced it in our planning. We met the Shea Customer Service rep as a final walk thru still bubbling with excitement. We moved in. We attacked the ants and after a long, several week battle we put them at bay. We started to hear stories from others just moved in about issues with their build. Some were very concerning and even a danger to health and safety. We started to find things that needed fixing in our house as well. At first we wrote it off as being much like a new car, small things need to be tweaked or fixed. Being under warranty made it easier to accept the problems. But as we lived here from a few days to a few weeks the list of issues grew. Many texts and emails to Customer Service resolved some of the issues. Some were handled quickly, some ignored (so it seemed). Some still not resolved. When we hear of other owner's issues - we feel lucky because ours in some cases cannot compare to the degree of others. The issue many of us as homeowners have come to believe is that the builder fast tracked too quickly. Crews were (and are) being pushed to get the homes completed and closed. The quality control checks to see if everything works......if everything has been done correctly, FAILED. Many of our "punch-list" issues would have and could have been found and corrected before we moved in.....if the builder had taken more time and utilized quality check resources to do so. As such, the after purchase Customer Service Department and the HOA are slammed with questions - problems and complaints. Economically this is foolish. The amount of money the builder spent to put us here is compounded by the frequent re-visits and repairs that simply should have been done right the first time. Do we regret our purchase and our move? Absolutely not. Would we recommend Shea Homes? Probably. Others including family members of ours have lived in other Shea communities without the initial move-in repair issues many of us have encountered. Do we expect all our issues to be resolved? Absolutely. Does it taint even a bit on the move here? Yes, a little bit. But we are being patient and assuming (and hopeful) that our list of issues will be resolved and no further issues will arise. It will be...it can be...a beautiful community full of very nice people. Everyone seems to have the same issues and it is a topic of discussion whenever people meet. But everyone is hopeful the learning curve will subside and we can live for years to come in a wonderful community. ... More

Overall good experience until the final walkthrough. None of the punch list items had been taken care of so we refused to close escrow until they were. Delayed closing by 5 days. Never received refrigerator which we paid for so had to get refund for that. There was a disconnect between sales, construction, & customer service. No one seemed to be on the same page. We were a previous Shea customer in Trilogy community and the process with that transacton was much more seamless & better coordinated. It is production construction so they are pushing out homes as fast as possible so I guess that explains some of the disconnect. ... More

Well, it took a very long time to get the house but, it was worth the wait. First and foremost, the location is premium! The builder kept many of the older trees and blended water tolerant plants to create an open, green environment The architecture, aligned to Feng Shui principles, reinforces the feeling of harmony and tranquility reflected in the community. Finally, I have to truly say that Philippe's genius matched us with the most delightful neighbors. Wayne and I feel grateful and fortunate to have found our last home. Thank you, Shea,

Wonderful experience from sales to service!

My wife and I are very please with your team's responsiveness to our needs. As in any new construction, some tweaking is needed after the move-in. And so far, your team is very professional and punctual.

The buyer must ask questions. Example: Find out if interior paint can be upgraded. More orientation on light switches, waterless tank, and thermostat. Concrete and paint spills on entrance stoop and patio. I'm still waiting for a stovetop and additional water tank remote. This is beyond reps control. He is very responsive. I appreciate his efforts.

The buying experience, contacts, information sharing with Shea is excellent. Shannon has always “been in our corner”, helpful and informative. We were kept advised of construction issues, date changes, deadlines, reviews and closing dates. The only minor issue has been the of minor punch list items which have been lagging in completion. We would have no issues or hesitation of dealing and buying another Shea home. Very happy.

plumbing continued...then smart home should be an option,..not an expensive experiment forced upon your buyers. In addition, SST is giving Shea a black eye. The techs are incompetent, make things worse, must be continually called back for the same issues. Techs from Spectrum have fixed the problems that SST white glove created. Except for the area around the clubhouse the common area landscape is pathetic, most of it poorly planned and selected and even dying. Overall several levels below what we have seen in other Shea projects such as Trilogy in Nipomo.
