The sales team was outstanding, and structurally, we love the house. The floor plan works well for us, and the house itself is well built. But the quality and condition of the appliances is another story. The dishwasher and hot water heater were defective when installed and were not repaired promptly. The kitchen faucet turned on by itself, wasting considerable water. These things shouldn't be happening in an expensive, brand-new house.

All in all, Shea was great. The only negative aspect is the White Gloves Service was very poor in that they did not take enough time to explain all the smart home apps and how, to use them. Very Poor.

Overall good experience until the final walkthrough. None of the punch list items had been taken care of so we refused to close escrow until they were. Delayed closing by 5 days. Never received refrigerator which we paid for so had to get refund for that. There was a disconnect between sales, construction, & customer service. No one seemed to be on the same page. We were a previous Shea customer in Trilogy community and the process with that transacton was much more seamless & better coordinated. It is production construction so they are pushing out homes as fast as possible so I guess that ...

Please be sure to check all appliances, my oven hasn’t worked from day 1 to now day 60 something, difficult to get assistance thru GE and thru the builder, doing it on my own thru constant calling of GE. Also upgraded painting, cabinet work, etc. has flaws, mostly cosmetic, however, been told it was difficult to get the proper help. The builder has sent people to try to fix the flaws, however, I though I was finished with workers coming into my new home. Speaking to other new residents and they seem to have similar issues.

There were a few "bumps" in the road before the home closure. Overall, however, it was a good experience. The salespeople were friendly and accommodating. That said, we have had a number of issues that needed to be addressed and, as of now, nearly six months later, some of those issues are still outstanding. Due to builder negligence, we experienced a flood in our home the day before we were scheduled to move in. Your Project Manager did a great job getting the various subs out to repair all the damage. I sent a letter asking to be reimbursed for the cost of our mortgage during the time we had no use of the home (15 days) in addition to the other out of pocket costs of rent and electricity. Shea paid the 2 expenses, but offered no reason why they would not consider the mortgage cost. plumbing continued...then smart home should be an option,..not an expensive experiment forced upon your buyers. In addition, SST is giving Shea a black eye. The techs are incompetent, make things worse, must be continually called back for the same issues. Techs from Spectrum have fixed the problems that SST white glove created. Except for the area around the clubhouse the common area landscape is pathetic, most of it poorly planned and selected and even dying. Overall several levels below what we have seen in other Shea projects such as Trilogy in Nipomo.

The buyer must ask questions. Example: Find out if interior paint can be upgraded. More orientation on light switches, waterless tank, and thermostat. Concrete and paint spills on entrance stoop and patio. I'm still waiting for a stovetop and additional water tank remote. This is beyond reps control. He is very responsive. I appreciate his efforts.

Working with Gretchen, our designer, was great and Shannon was good too. However, once we moved in, there were a number of problems found which I doubt any inspections were even done from any of the work that was done. After two months, we still have some major issues including cracked, chipped, missing stones w/ discolored grout and our back wall having water damage already from the neighbors higher up causing some flooding. Excellent sales team - great to work with. Always promptly got answers to any questions. Building team - average. Seemed to do a good job EXCEPT in a couple of instances - once the wrong product was installed and they resisted correcting it (I had to repeatedly say it must be addressed), once when they installed something in the wrong location that was specified in the contract and they resisted correcting it (I had to point out legal agreement twice before correction made), Post purchase team - horrible. Found out a few days after move in that the air conditioning didn't work at all ...

The inside of the home is very nice, and I'm happy with it; however, and it's a BIG ONE. When I walk to my back yard, my neighbors and I can see 100% of everyone's yard. There is zero privacy. They could have raised the fence or at least told me because had I known, I would not have purchased this condo.

Buyer Beware The Grove!

Electronic devices and software don't function properly at The Grove, making it frustrating and wasting time, especially for a 55+ Active Adult community. Numerous repeat requests to customer service and numerous repeat visits by the trades to repair or replace defective equipment. Rinnai tankless water heater, canned lights, smart light switches, and Eero wifi are among the major problems.

The quality of work and attention to detail is seriously lacking. For a nearly 1,000,000 dollar home you’d expect a lot more in terms of finishing. The baseboards bow inward in some areas, the staircase where the dry wall meets the flooring is atrocious, and nearly all the downstairs light dimmers are making a buzzing noise. There are multiple areas where the drywall seams are noticeable and even lumpy. The tile work in the bathrooms is horrible in some areas and the master bath shower glass is scratched.
