We had a great experience with purchase of a new Shea home in Idaho. Everything was super smooth. Communication channels were excellent and schedule was right on what was promised. We are happy with the location, build quality and community.

Overall our experience has been positive. There were a few surprises such as actual cost of our house vs. advertised price. Transparency in pricing could be improved. Now that we are actual Trilogy members we are hearing of things that definitely need to be addressed such as financial transparency and a communal meeting site.

This is our second Shea home! Our whole process has been exceptional! Our sales associate, Jasmine, was amazing! Ryan, our project manager, takes so much pride in the work he and his team do and it shows everywhere. Also, his communication was so refreshing through the whole building process. Ryan, our warranty specialist, has also been fantastic! He is so responsive to our needs, always very pleasant and knowledgeable. Beyond words, an overall fantastic experience! The whole team is wonderful! Thank you, Shea!

What a pleasant home purchase experience. The staff were so helpful, supportive, even when we worried our existing home wasn’t selling fast enough. Any question or worry was faced with calm, knowledgable, advice or assistance. We loved the gals: Jasmine and Andrea.

Terrible service from the realtors and quite unprofessional.

A few issues notes and one huge issue. The entire dowel and shelf from the master closet wall. Seems th ey didn’t secure it to any studs. The finish guy reinforced all shelves for us. Also missing grout from shower. Mostly small things. Our warranty rep, Ryan is awesome at helping us. Overall we love the house

Didn’t get my keys until moving day through no fault of my own. That was very inconvenient and stressful. I am not keen on how we’re denied having an inspection of the electrical and the roof, which is normally standard. Other than that, it was fine.

Everything was transparent. Models were so helpful to visualize the right floor plan choice for us. There were upgrades in the models that were not available however at the design center. Just be aware. Upon moving in there were some issues (as expected) with a new home but they were addressed quicky by Sanel our warranty specialist.

This house is perfect to me really well-built floors, walls, cabinets, I like the bathrooms, garage, the lighting, to me the home is built with top quality material. The design inside and outside is excellent; I am a Retired 20yr Navy Veteran I have had 4 homes and this is by far is the best. Sanel and Brian were Outstanding showed me how everything works all warranties, all apps for smart home they did this with great care and kindness, Very Professional with a Great Personality, Thank you for this nice fancy and Beautiful Hilton type Home with a Great Environment.

Thew representative I have worked with since we moved in has been extremely responsive and excellent with following-up on various issues I couldn’t have asked for a better person to be in our court. Shea needs to do a much better job with their home warranty book they put together not all the information is in the book for registering products and it takes the home buyer several hours to get through the process as a result of this book not being complete with all the necessary information needed. Dillon was very helpful with floor plan options, design options and selection of colors and materials. He was easy to work with and very knowledgeable. Paul was a great help in monitoring the construction process and the timeline He provided texts and emails regarding progress and periodic inspections in a timely manner. Paul was right there with us on the final walkthrough and the one month follow up. I appreciate his attention to detail including every item no matter how small.

We love our home, but simple mistakes should have been caught while building the home. Shea seems to be a mass cookie cutter builder. Very limited changes can be accommodated Mistakes are being corrected, but it takes time. Having Shea provide backyard landscaping was a mistake. There were no plans and we will be redoing the yard.

We’ve had positive experiences with everyone along the way in our home buying journey. We love our new home, and the neighborhood is the friendliest I’ve ever been in!

We have found the Valor neighborhood in Idaho to be quite enjoyable overall. However, we have encountered some challenges with the quality of the finish work and the pre-inspection process. Upon moving in, we discovered several appliance issues that had not been addressed prior to our occupancy, despite Shea Homes' assurance of a complete home review. For the past three months, the oven has been non-functional, and the exterior paint on the house has been found to be faulty, requiring repainting, both have not been rectified. In addition to these issues, we have also observed subpar workmanship in other areas of the home. The concrete in the back porch was of poor quality, necessitating Shea Homes to apply epoxy as a remedy. Similarly, the finish on the garage floor is also below standard, and despite our requests, Shea Homes has not taken steps to rectify this matter. Furthermore, the wood frames on all the closets are coming apart, indicating further deficiencies in the construction. Outside the house, there have been safety concerns as well. The front walkway presented a trip hazard, resulting in multiple individuals tripping or falling. While a solution has been implemented, it is not up to par with the standards of the neighborhood and does not match the aesthetics of other homes in the area. Regrettably, our attempts to address these issues with Shea Homes have not yielded a satisfactory response. Although the warranty person assigned to our home is making efforts to rectify the situation, the time it is taking to resolve these matters is unacceptable. In conclusion, we are deeply disappointed with the lack of prompt and effective action from Shea Homes in addressing these concerns. I looked at several Triolgy Valor homes and fell in love with the Sojourn model with the large RV garage. I chose Trilogy for the 55 and over community and activities it offered for a healthier life style. And so far I have not been disappointed! The buying process was fairly easy as lots of brochures and personnel were available to ask questions.

Overal it has been a good experience

We had a Shea home built in a 55+ community. It was not a good experience. The quality of the materials used and workmanship was poor. The walls are not straight, the floors creak, the options for finishes are the lowest quality possible with awful color choices, and you have no control over any of it. There was one person who was responsive to questions in a timely manner, but most were not. You are just a number. They are only in it to make money not for the customer service or overall quality of the home.

Quality employees are the best part.

From initial visits, things changed ie: when we entered the interest list, fencing was included, then when it was time for the contracts, fences were not included. Some homes in the track get them, others do not. It is being marketed as a gated community, however there are large perimeter openings where anyone can enter.

I put my deposit on a home site with a lot premium. I attended a zoom call of purchasers of homes in the area. The call had many hostile participants. My observations from the interaction of the host with the participants asking questions was a person who was at times disingenuous, evasive mixed in with a lot of happy talk and hyping the Shea family. Questions: cost of HOA dues, communication issues, quality issues, shelving issues, timing. After this experience my instinct was to walk away. I did not. The development is reported to be a gated development yet early before upgrades were selected. I learned Shea was not going to pay for the rear fencing along our street since the street is a boundary of homes for the development. It seems there is a free for all when it comes to fencing. My instincts told me something didn’t seem right. I thought of walking away. I did not Next up was an upgrade meeting Interior Logic Group. No beef with this company, I enjoyed both contacts. I was incensed that the restrictions were severe relative to the options afforded my investment.as well as in my opinion quality vs cost of the upgrades and the convoluted option package provided. I am still incensed by it all. I debated upon returning home, of walking away. I did not. This was the dead of winter, so I took the opportunity to visit my snowcapped site foundation in place. I thought to myself the water features were questionable sunk low relative to my site elevation. I questioned the lot premium, and the road elevation which I was not aware of. These issues did not sync with the premium. It was, however, difficult to tell during the visit due to the weather. During my zoom call noted above, during the happy talk part the host stated we want the purchaser to come out and take a tour of their home during construction prior to drywall installation. My construction contact tried to dissuade me from taking the opportunity to visit. I came anyway and found a hole cut in the exterior wall and a fireplace framing in place. I did not purchase a fireplace. I asked for a guaranteed warranty relative to the mistake and hole cut in the wall and was ignored. After leaving I sent an email to my contact asking why did I paid a premium for a site the road elevation slope down toward my end of the road and water feature was sunk low relative to the elevation of my site? The answer back, my premium was for the view of the golf tee across the road to the neighboring development. My instincts said to walkway. I did not. I arrived at home the week before closing for a warranty walk through with a professional and charming person. The quality of the home was below what I had expected. I walked into a half bathroom and to the left of the toilet about four inches plus or minus from the wall next to the toilet sticking out in plain sight viewed for the doorway was the water connection. The proper place would be the opposite side of the toilet out of sight, near the wall. This issue characterized the inferior builder I found Shea to be. So many little things which were tacky or of inferior quality. So, second rate for a company in business for so long. My driveway has footprints, the concrete finish is very ruff, inferior, and there were large gaps from the fake façade to the concrete noted. My site is on such a slope foundation vent needed to have extension covers. The bath sinks are extremely small, causing water to be slopped everywhere when used. The bath fixture quality is inferior. There were no shelves in the bathroom vanity something asked about during the hostile zoom meeting. The host blamed it on Idaho contractors saying that is just how they did things, and it would be rectified going forward. The kitchen shelves were also cited during this discussion. This statement turned out to be disingenuous. During the warranty walkthrough I called out the lack of shelves in the bath vanities repeating the zoom discussion, but the warranty person tried to tell me it was the drawers which were the issue. There are kitchen shelves, no bath shelves in my home. I am still appalled at the tacky closet / laundry fixture/finishes. My upgrades became so expensive I had to forgo laundry cabinets of which I would be offered Formica type counter tops with no design options. I will never recoup the cost of the amount of upgrade cost charge to me relative to the quality. At the end of my selection, I had to back track and remove many options because of the increasing cost of the upgrades, downgrading the flooring and other issues. Still my final cost was off the charts. One of the first calls I made after my home closed was to obtain information relative to requirements for landscaping/fencing. I made the call to the HOA manager and was told my 120-day deadline was in the dead of winter January 20th, the expectation for me was to have my landscape review approved before the deadline and ready to install after winter thaw. I made my plans accordingly, meeting with a landscape architect and relaying the deadline. My first visit to my home was in early November due to untimely personal challenges and issues I faced at home. My site currently looks out to the water feature (and golf tee across the road to the neighboring development so they say), I have a house on each of my sides. The first thing I noticed was eight butterfly bushes planted in the rear of my parcel. These plants grow to approximately 5’ to 10’ feet tall and fan out. I thought to myself why of all shrubbery would this shrub be selected. As I drove the development, I saw no other butterfly bush shrubs. I contacted the head of the HOA, she was having none of my concern that I paid a premium for the location backing to water feature and yet it would be obstructed and could there not be more appropriate shrubbery to install similar to my neighbors, she was having none of it and simply said I wasn’t guaranteed a view and then abruptly sent me th ... Had quite a few issues. In the cases of simple little problems where the builder can shove the repair off to their subcontractors (doesn’t cost the builder anything) they get right on it however, for the more difficult items the builder either doesn’t respond (probably hoping you’ll go away) or flat out refuses. I shudder to think of what will happen if any real warranty issues come up.
