As with any new construction you will have and find minor flaws. No major issues thus far. I'm very pleased with the warranty office in their quick and timely responses when I submit work orders. All trades, other than one, have been great to work with. One trade was a no show on a scheduled appointment where we had to wait all day to see if someone would show up after the scheduled time. No phone call or message to us to cancel or let us know they were not showing up. Follow up appointment took several weeks to schedule, so we will see if they show up for this one. All other issues have been addressed and/or being worked on. Our warranty specialist has been great to work with and does an excellent job with communicating with us for updates. All employees have been awesome from start to finish and kept us informed along with way. Sales office personnel were very polite and helpful and addressed any concern or question we had right up to the move in date. My homebuying experience has been mostly great. There are several minor issues identified in the final walkthrough that still need to be addressed after two months. I understand that there is a shortage of labor, supply chain issues, and several homeowners with similar minor issues. Progress is being made.

Kirstie and the sales team were great and worked very well with us and our realtor thru the purchase phase. Once we closed, working with Mike, our warranty specialist has been excellent. Mike has gone above and beyond, super responsive and great attitude. Great neighborhood !

We found after we built an ocean-front house in Oregon in 2005, that building in a 55+ community in 2022 was a lot different. First, we were asked to make a purchase of a home that we had never seen, and that delayed us from being in on the start. Once we solved that, we did buy because we liked what the community offered: people our age all living in the same place. However, because we were moving to Las Vegas, we had to schedule a lot of things and with not being able to ascertain a move-in date, it made it that much harder for us to schedule our move-in. Once we got in, we found that not being able to select interior things, floors, carpets, appliances that we liked, e.g. we had cherry floors and cabinetry in our old home and we were not able to get them in our new home. Once we got in, we found that some of the construction work was not to the standard we were led to believe, and it has taken a lot of time out of our unpacking and setting up a new home to deal with those issues. We have been in the house now for 1 1/2 months, still not all unpacked, but we are seeing that we can make this work. The fact that this is a 55+ community, it means we have friends that are our same ages, and that is a plus. The last temporary home we had in Colorado, the community was a mix of everything you could possibly not want for neighbors and that made Trilogy a shining star for us. Even with the 110-degree temperatures this summer, we acclimated to the area without a lot of stress. I think one of the most helpful things was the support of Trilogy staff. They answered all of our questions - sometimes not with the answer we had hoped for - but they answered us and gave us explanations. For us, that was essential. I think the worst thing to happen to us is that we discovered that Sunstone is not located on 3+ acres of ocean-front and we have realized how much we miss that setting. However, we now have more new friends and more new places to explore. I think the best thing that has happened is that we have more doors open to us to do the things that we enjoy...and I would suspect as we get to know the area better, we will find more. House was not ready during our walk thru. People weee still working and cleaners were there too. Missing shower doors, bad workmanship, lots to be fixed

Not very happy with getting warranty work completed in a timely manner. Issues with cabinets, driveway pavers, stucco coloring and other smaller but just as important issues. It took several conversations to resolve some of these listed problems but still have most UNCOMPLETED! We moved in late June...It seems like passing the buck is a staple response.

How do I feel about the entire process, from initial purchase to final move-in? Honestly I do not feel good about it :/ In general and overarchingly I feel blessed to be in a position to buy a new home so I don’t want to rain on that parade. *But* I’ve had dust-ups with builders/management at Pre-Drywall, Landscaping and Warranty; pushback from builders/management about not wanting to fix things or not admitting that things needed to be fixed - only to have builders/management a few days later relent, fixing most, but not all items. Altho many, but again not all, items were fixed, the process each time, left me stressed, exhausted and disillusioned. How would you describe the quality and value of your new home? Mixed. Some materials/construction appear top-notch, and some things appear to be low-end cost saving materials/construction. My front door, for which I paid for a premium elevation is a mess. A door guy from Focus came out to look at it and explained that first the door was (accidentally) painted blue and then without sanding or prepping the door was then painted yellow. He explained that paint does not stick to paint. So at delivery the door was cracked, chipping and the blue paint showing thru and there are drip marks at door well/frame - all this due to *not* sanding or prepping the door before repainting. Focus door guy could not fix because he is not from painter trades, but he fully understood the problem. It’s aMaZiNg that I paid extra for all that. This is just one example of the sloppy workmanship I have encountered in my new home. How was your experience with the builder’s team? The builder’s team; as I mentioned above, aLoT of pushback from builders and management, then the reversal, the 180 - so aLoT of unnecessary stress for me, the homebuyer. Did they do what they promised? Did they respond to you in a timely fashion? Pls see above. What would you most like potential home buyers to know about this builder? I would like potential home buyers to know that this builder, Shea Trilogy, builds an amazingly positive and wonderful product for the Active Adult Living lifestyle. But, I have to say that, at this juncture, Shea is not living up to it’s reputation as a supreme builder. I understand issues of demand, supply chain and labor shortages - but none of that accounts for the pushback behavior I’ve experienced and, for the most part, no verbal apology for such behavior. ... We love our Shea home. We had some issues that took time to get addressed but eventually were worked out. I feel some of the problems might have been due to rushing the job and not paying attention to the small details

The homes are lovely and clearly designed with seniors in mind. There is plenty of storage in the kitchen. Every lower cabinet has pull-out trays and all drawers are soft-close. The floor plans are well thought-out. Our only complaint is that there has been no follow-through on some of the items that had to be addressed after close of escrow. The biggest one involved our kitchen island. There are prominent buff marks along the edges where some of the workmen put down their tools and scratched the surface. Someone went in to buff out the scratches, but those buff marks are numerous and prominent. Other than people taking photos of the damage, nothing has been done to fix it. ... More

No problem with build. Although prices are at a premium, we were disappointed in how small and crowded the lots in Sunstone felt after the build. We have a corner lot that is surrounded by an extremely ugly brown cinder block wall which is all that can be seen in the backyard. Apparently ,nothing can be placed against it to block this unfortunate view and we have tried with our backyard landscaping which still remains unapproved after numerous follow ups since we bought the house in May.

I moved in 10 weeks ago. I was disappointed the way my home looked in the walk thru. I understand there will always be issues. Will walking thru my walk thru I noticed I had no hardware on my upgraded cabinets. Now for 10 weeks I am opening all cabinets with no hardware in my home and I am ruining my cabinets pulling them open uneven. I have given shea a reasonable time to install my hardware for cabinets.. My patients has wore thin. Now some of my drawers are making noise when I pull them out and the wood is gouged on some drawers. I hold shea responsible and will hold shea to correct all problems with my drawers. We move to shea to be happy. I’m disappointed and hope the problems are resolved quickly and someone from shea gets in touch with me to explain why this issue has taken so long ... More

I absolutely love my home. It's a dream come true. The process was Unbelievable smooth. My salesperson Melba was so caring, honest and kept me informed of everything

Pay attention to detail do not let them rush you through your walk-throughs because you will never get anything done it is horrible trying to buy a house and expecting it to be right and four months waiting to get it things repaired don’t let the smiles for you

This is our second Shea Home build so our expectations were extremely high based on our first experience. Boy were we in for a major let down. All Shea employees that we deal with are exceptional and appear to be caring. However, the quality of workmanship pales in comparison. The number of items needing repair is ridiculous. Although our service rep is always on top of our every concern and there are many, getting the trades in and actually doing repairs has been a major challenge at times. And when they do come they will not go above or beyond what is on work order if they do anything. This has lead to recalls and more delays/frustrations. At this point we are extremely concerned about the quality of workmanship in the not so obvious areas such as HVAC, plumbing, electrical, etc. We can only hope for the best and wait for 5 and 11 month walk-throughs to catch any hidden surprises. ... The plans are well designed and thoughtful. There is abundant storage in the kitchen and laundry room. The primary bedroom is large and spacious. At first I thought the home sites were small, but who wants to do yard work all week? The size is perfect. The people that planned, designed and worked with me through the sales process were unbelievable and the neighbors make it amazing!!

Rome, our customer service rep, has been very helpful in getting proper trades out to fix numerous quality issues. Overall, disappointed in the attention to detail in construction.

Roy and Mike have been terrific in the building process. Colleen was fantastic to work with through the sales process. Denise is the design studio made our selection of upgrades easier than expected. Katie the sales manager was always available if needed. The finished product has met our expectations. There were a number of small issues that Mike in warranty has taken care of. They handled supply chain issues the best they could and eventually all appliances arrived.

Very impressed with the overall quality and craftsmanship of our Shea home. We purchased our house remotely and the virtual format process used to select our lot, model, exterior and interior design options etc. was executed smoothly. The sales staff, interior design specialists, builder supervisor, and the customer service representatives where absolute professionals.

Worst experience we have ever had in buying anything. Constantly had to have things redone and waited for that to be done. Suppose to close December 28, 2021 and closed February 4, 2022. As of April 12, 2022 still scheduled repairs to be completed.

From the moment I spoke with the community representative I knew I'd picked the right over 55 community from the many in Las Vegas. This assurance continued through the construction, design , home delivery and customer service. Ive moved in and met so many friendly neighbors. Im really looking forward to the opening of the community center and pool.
