Non stop issues from the first day. Bait and switch in the design studio. Countless mess ups along the way. And now that we’re moved in we notice new things wrong every single day. Little to no responses from warranty after closing. Would not recommend. Likely will have to get lawyers involved. What should have been an exciting process turned into a nightmare.

Cameron from Sales was extremely responsive and communicative throughout the process. Regina from their finance group was also great.

Quality of build and fixtures does not fit the price point. Amenities in development are fantastic. Great landscaping and lots to do in community. The warranty department needs to improve dramatically. Of all the items identified in one month inspection ( apart from what Brad did on the day) the ONLY trade to do waht was needed was the painters

I thoroughly enjoyed the purchase of my new home. I love the house, however I do believe it was a little overpriced. Only a little overpriced for the space I have. My only real disappointment was that Shea only offers a 2 yr. structural warranty. Other home builders offer 10 yrs. My home was considered ready to move in. The follow up to any issues was acceptable; except for an outside vendor who doesn't appear to be too responsive.

No response of any kind was provided after our last feedback. Please don't waste people's time.

Shea is an excellent home and has beautiful floor plans. However, when making choices and paying for upgrades, make sure you know in detail what you are paying for. If the model shows and upgrade and you “think “ you are paying for that upgrade, that is not the upgrade that you will get. Your upgrade would and can be less than. In addition, pay attention to your lot as that also may be smoke and mirrors. If you are involved with your build, you should have no issues or concerns. Great product however they will explain away any concerns that you have.

This was a five year process for me to find the right place. I looked in many states and many cities around the country for a home I could spend my retirement years in. For many reasons Trilogy Lake Norman by Shea kept staying at the top of my list, I finally had to say OK I get it, this is my home and so it is.

Sales team was great; however, my experience building with this builder has been deeply frustrating and disappointing, particularly given the price point and expectations set at contract signing. From early in the process, I encountered significant project management failures, including repeated errors, missed details, and material deviations from the approved plans and selections. These were not subjective preferences—they were clear inconsistencies with documented drawings, specifications, and contractual agreements that I had to identify myself. When I raised legitimate concerns and requested corrections, the response was troubling. Not only was I met with resistance and deflection, but I was also threatened with contract cancellation for simply holding the builder accountable. The Quality Assurance Manager’s interactions were combative and unprofessional, making an already difficult process unnecessarily adversarial rather than solution-oriented. Post-closing, the experience did not improve. HOA management and oversight following close have also been questionable—further extending the pattern of inadequate management beyond construction itself. Throughout the build, I was repeatedly forced to act as my own quality control to protect a major financial investment. Changes and deviations were often discovered only because I proactively reviewed progress—not because the builder identified or corrected them. For a new-construction home of this scale and cost, I expected: • Competent project oversight • Adherence to approved plans and selections • Professional, respectful quality assurance • Transparent communication • A collaborative approach to resolving issues Unfortunately, that was not my experience. To be clear, the final home itself is beautiful and has received positive feedback from independent inspectors from a structural standpoint. However, that outcome is largely due to my own extensive oversight, documentation, and persistence throughout the build. A favorable end result does not negate the months of unnecessary stress, mismanagement, and adversarial interactions that defined the experience—and it does not improve my overall assessment of the builder’s performance. ... We were told that "NO" is a favorite word of Shea's. That is not a problem as you know exactly what you can and cannot have. However, that NO was taken to extremes when even a minor tweak for a home almost $1M was not able to be granted. Upgrades are severely overpriced and structural options are limited. The best thing TLN has going is the clubhouse community - it's why IMHO anyone would spend an exorbitant amount of money to live here.

Overall we are happy with the house. The "sales agent" was a very professional and a pleasure to work with. The "design agent" was NOT professional at all and we are very disappointed in her work. The "project manager" was very professional and very easy to work with. He answered all of our questions in a timely manner and addressed our concerns during the entire building process.

Shea Homes did a great job on our home. Jacob, our field supervisor, was amazing through the entire process. Enjoyed working with him. And, after receiving the home, Helena has been great about our warranty items. And I cannot forget Courtney. She helped us through the buying process and was very patient with us. Highly recommend Shea Homes. Only thing that did not match the level of "greatness" that Shea Homes provides is the quality of the paint they use on their walls and ceilings. Need to improve on this.

From the initial sales experience with Kelley, to the closing with Irene, and after sale with Gwen, I can honestly say that Shea is TOP NOTCH! I've been a broker for 40+ years and dealt with hundreds of builders, and these folks are real pros that care about the homeowenr.

Built long distance - having a good project manager was key.

Shea has a quality team and produces their homes on time. Selections are limited with some choices being very dated in style. Overall a good experience based on the other large builders we have been involved with.

Shea representatives were professional and the community is very attractive. The buying process was straight forward and structured in such a way that the number of decisions was minimized. Once under construction, the project manager was responsive to my questions and the quality control rep was very thorough in her explanation of all the features of my new home. Overall, my experience was excellent.

Disappointed with overall quality for a $1.0M+ home. A lot of issues.

Great home - attention to detail matters. Great support and follow up after moving in. I would buy another home from Shea without hesitation.

When it comes to follow up and repairs plane on losing a lot of days of work. Had to take off twice from work and daughter missed out on school activities all so I could sit around and have nobody show up to the scheduled appointments. Not living there 24/7 makes it problematic and takes planning. Doesn't matter, the contractors give no warning they just don't show up.

Quite frankly the home buying experience was somewhat overwhelming. The fact that we were working from Cincinnati ,500 miles away, added a degree of difficulty also. There were many different people to work with for their functional needed. Then, there were the many documents that required electronic signatures. All the details with Shea Homes were in addition to the effort required to sell our house in Cincinnati. The onboarding process at Trilogy Lake Norman was also stressful. At times it felt like "trying to take a drink from a fire hose." There are some may topics that require attention. I have a very serious issue with my flooring and two times. I have been home from 8 to 12 waiting for them with no phone call and no notice that they are not showing. Not pleased at all with this kind of service.

They were very responsive with not on words but their actions for results were amazing.

Overall a good experience but definitely room for improvement. Little things like a tiny chip in our countertop that we reported right away and were told it wasn’t covered under warranty. It’s a small thing that would take a few minutes to repair and go a long way to show the homeowner they matter after closing.
