Overal it has been a good experience

We have experience with Shea and know they are a quality builder, that is why we came here. We're had some minor issues, that are being taken care of. Like the window sills paint comes off easily when the shades are left down, then you pull them up, and all the paint comes off, laving you with bare wood showing. That shows the wood isn't absorbing the paint, so it wasn't primed or something else. Also, the lack of privacy for the homes being so tightly packed, we knew about but once you live it, its quite annoying, even though we have nice neighbors. I can actually here their knives and forks on their plates when they eat dinner, and their conversation while they sit at their table. That is a factor of it being so quite out here. I lived in high rise condo's with balconies near each other and noise kept it more private. But the builder experience, and support staff has been excellent. I’m satisfied with the home. Didn’t care for the building experience. It was extremely stressful. I’m still dealing with issues from the build, having to turn in warranty request to get items corrected!

My experience with Shea Homes has been positive on every level. I am loving my new home and would buy from Shea again.

If you get the privilege to work with Josephine, Richard, and Gibran you will be put at ease from homebuying to construction walk throughs. They explained everything and incredibly receptive to all questions.

Great Location and value for affordable prices

Great floorplans, although quality of workmanship in some areas leaves much to be desired

My salesman was very helpful and still continues to be if I have a question. The HOA in Woodleaf Reserve could have helped me a little more but they depend on you to read the small print. So far warranty work was completed successfully. I would have changed three things about my home and I've pointed them out to the salesman who agreed with me!

The subcontractor PSG Landscaping is ruining your reputation as a stellar builder. Between the combination of our warranty manager and PSG, our experience is: • Both our front and back lawns are completely riddled with lumps under the grass where you cannot walk 5 feet without turning an ankle. • We have a drainage problem in both yards but worse in the back to the point there have been washouts I could crawl through. And every time it rains it gets worse. It rains a lot in the Houston area. • The work is entirely substandard, and PSG is unwilling to do anything about it and the warranty folks don’t seem to have the governance over them to fix things right or in a timely way. Below are some of our experiences in dealing with this situation: • PSG has threatened to cancel our warranty. • Here we are in month two and nothing has been remedied. • PSG regularly misses promised dates and is unresponsive. • PSG staff are rude to your face and see no need to apologize for any of it. • PSG always does the minimum and hightails it out of here and it takes weeks to get them back. • We have to go outside with our dogs so they don’t get out through these washouts. • When PSG fixes something, invariably they break or disable something else. • PSG leaves our gates open after doing work here so our dogs end up getting out even though there are signs posted on both gates. • We have been watching all their work around the development and it’s all the same low standard everywhere. • Our warranty manager Brandon boasts of not responding to customer needs after 5 and before 8. Sometimes he completely ignores our voicemails or texts. He is completely ineffective with PSG. • The entire chain of command in warranty appears to be afflicted this way. • We end up going weeks before anything is done let alone getting a response from warranty. • When something is done, it’s more of the same substandard work. We have a pie shaped lot and a lot of yard for our dogs. I think PSG's experience is limited to very small yards because they have completely failed here. ... More

Helena and Billy are AMAZING!

As close to a custom home as possible without paying custom prices. Josh, the sales rep was refreshingly honest, and they worked with us throughout to help us get the deal done. Jeremi, our connection super was very helpful in all aspects of the process. Highly recommended!

Very frustrating that after 2 months of buying a brand new home, Shea still has not done anything about our concrete driveway that is completely stained and dark. They have offered to acid wash it, which they still haven't done. We were told that doesn't work , they may not cover this at all. This is very unacceptable for a home over 3MM, and very disappointing that Shea wouldn't take care of this.

Loved being able to walk through models which helped decide on The model to call "home"! Had some great incentives which was a plus!

We bought a Shea home in Missouri City and from the time we visited their office, everything was such a pleasant experience! Their model.home was amazing, so we looked into their homes available and ended up finding a home that met all our needs. Jane and Karl were very helpful in the buying and walk-thru processes. Special thanks to Carlos who was excellent at detailed explanation, and also addressing any issue we had after moving in. We're very happy with Shea homes..!

It was an excellent experience. Carlos Lou and Mike Rodriguez were more than helpful and attentive overall. The house was not finished according to the timeframe and got extended for another 5 months due to Centerpoint (negligence)?. Carlos and Mike did a good job in updating us from time to time regarding the construction progressThey were thorough. I am happy with Shea house. They have our support even after closing. Oscar is quick to attend /fix to the house few irregularities. We do appreciate this more. I would say excellent customer service rendered by Carlos , Mike and Oscar. We appreciate Shea’s extended warranties especially the 1,5,12 mos maintenance. It feels like they didnt just dump you as soon as the closing is done. It feels we are being taking cared for. Great build quality. Responsive management. Excellent warranty program

Everyone was generally quick to respond and was informative.

We are so pleased with the quality of our home and the responsiveness to any of our concerns regarding any minor issues we have dealt with so far.

I searched the Winchester VA area online for 55+ communities, including with Google Earth at street level. The latter was very little help because Trilogy east is still under construction. The Shea website for Lake Frederick was most helpful for previews and prices of models. Dan Wall was very helpful through the contract process. Sight and Sound failed me, my agent actually forgot to order my television equipment. Their Techs showed up and had no television to install.

Laura is a rockstar! Love her! She made everything worth it! Eric did great job! Neil has also been great to work with! Stephanie...not a fan! She is horrible! We flew all the way there to work on Design and she was only willing to come in one day because she wasn't willing to come in the second day because she didn't want to put her make up on and get dressed and show up for us as we had showed up for her!! She worked with us a little bit more on the design process! I wasn't already in the middle of buying process. I would've walked out and went somewhere else because of her!

I looked at new homes of several builders in the area. Overall I found the quality and amenities of the Shea Homes to be superior to similar priced homes of other builders. I found the sales process to be easy and totally enjoyed working with Kelly. I’ve have great service in response to minimal little warranty items. All in all, a great experience.

HOA is way too expensive.

Project Manager assigned had no clue on the work happening and literally there is no quality check done by Project Manager and Quality team. Not sure why Shea Homes has even employed them. Basics to major issues were missed out. Cracked woods, alignment, Gaps in exterior fly sheets (not stapled and low quality), wavy walls inside, tiles alignment, cracks in concrete. 7 windows needed to be replaces after we pointed out the issue. Our blood boils thinking about what we have been made to go through this. We have spent so many hrs wit observation, documenting and follow up with project manager to get things fixed. All the time we were pushed these will be fixed before delivery. Big liar. In the end when we did escalate to higher up, that level of management is superb awesome but the damage is already done. Like tiles they agreed to replace 90+, but as we had already moved in the home and kids being allergic to dust we could get this corrected and living with these misaligned tiles. ... More
