Shea builds a beautiful home with thoughtful layouts. Let me start with Kara. She was incredible to work with throughout the process. She always went above and beyond for us and helped us during the difficult emotional times of building a home. She is the gold standard for representing Shea Homes!!! Scott was out Field Manager. Like Kara, Scott was a G-d send. He was extremely communicative throughout the build. He always took our calls and responded to our texts. No ask was unimportant to Scott. If it was important to us, he looked into it and responded quickly. Scott had zero black holes. I never had to remind him a second time about anything throughout the 12 month build. His attention to detail was incredible. He would notice various things (ie tile not level, master bath accent tile appearance, and so many other details),that quite honestly, we may have missed, and he would proactively get them corrected until it met his high standards of workmanship. He always explained every detail of the house build so that we understood why certain aspects of the home are built the way they are (ie the attic insulation methodology). As I mentioned, no ask was too much for Scott. We had heard horror stories about other Site Directors which made us feel so incredibly fortunate to have Scott on our home. Like Kara, Scott is the Gold Standard and represents the Shea product to its highest level!!! We are also very thankful to have Steve as our Post-Close Warranty Specialist. Like Kara and Scott, Steve responds very quickly to anything we have and no ask is too big for Steve to handle. We look forward to working with Steve throughout our first year. Design was a total mess!!! The selection offerings were not up to par with the cost of the home and the designer we were assigned to had no idea of what options were truly available and made minimal suggestions. She also struggled immensely with using the design system and selection tools. She made numerous mistakes, that we had to fix after the close, that cost us over $10,000! She even got downright rude at times. The entire design process is extremely rushed and high pressure. They need to completely revamp their Design portion of the build. As a side note, I rated responsiveness to issues a 3 because of the design process not the warranty service. I would actually rate the Design responsiveness a 1 and the Sales, Construction and Warranty responsiveness a 5. Beautiful area of the state with expensive, nicely designed homes. Sizes and color schemes are great. Some things in the home could have been done better. The HOA is strict and not quick to respond. Looking forward to the clubhouse being built. Glad we have a Lifestyle Manager already in place.

This was my first new construction purchase. It was a mix of experiences. My initial sales person disappeared. I learned she was gone via email and never felt that I had a single person that I could direct questions to after that. The most responsive person I dealt with was my Field Manager.

My experience with the builder could have been better. The house is okay... Because of when I purchased the home, I was not able to choose any options/ upgrades. Therefore, there are many materials use in the house I do not like. I will now have to spend a lot of money upgrading my house....

Our sales people Kris and Mike were so inviting and knowledgeable about the product while our super’s Jason and Joe were incredibly responsive and willing to accommodate our concerns. House is a 10/10 and somewhere we can see ourselves for the rest of our lives. So happy.

My trust was broken when I was pressured to close versus what needed to be fixed and repaired on buyin a new product. Sad that a Superintendant tells me this is a production home. When I spent $750,000 in upgrades. Not a happy buyer

It has been a wonderful experience. Working with Tammy was great. In addition, Dan, the warranty specialist, has been great as well.

This has not been a good experience. Have been in house over 3 months and still dealing with necessary repairs and there seems to be no sense of urgency. My main concern is that the wood floors have never looked good and this was a very expensive upgrade. They were evidently never cleaned properly and there’s always been kind of a cloudiness and still has some adhesive smears here and there. The Shea warranty dept has made several attempts to take care of them but hasn’t been successful. I contacted Shaw, the manufacturer of this flooring and they emailed me detailed instructions on how to clean floors after completion of construction. They said if it ‘s done properly the floor should look like it just came out of the box but if not, they described it as a post construction haze. I’ll forward these instructions to Shea Warranty Dept. Until the floor is right I don’t want to put down new rugs, get new furniture, etc because it will all have to be moved out again to do whatever is necessary to make these floors look like they should. Hopefully one day soon everything will be taken care of and I’ll be enthused again over this pretty little house, but not yet. ... More

From initial visits, things changed ie: when we entered the interest list, fencing was included, then when it was time for the contracts, fences were not included. Some homes in the track get them, others do not. It is being marketed as a gated community, however there are large perimeter openings where anyone can enter.

Turnover of staff / reduction of staff and lack of communications is reason for 4 stars. Build process takes too long.

Trilogy is a very nice clean and respectful community.

I put my deposit on a home site with a lot premium. I attended a zoom call of purchasers of homes in the area. The call had many hostile participants. My observations from the interaction of the host with the participants asking questions was a person who was at times disingenuous, evasive mixed in with a lot of happy talk and hyping the Shea family. Questions: cost of HOA dues, communication issues, quality issues, shelving issues, timing. After this experience my instinct was to walk away. I did not. The development is reported to be a gated development yet early before upgrades were selected. I learned Shea was not going to pay for the rear fencing along our street since the street is a boundary of homes for the development. It seems there is a free for all when it comes to fencing. My instincts told me something didn’t seem right. I thought of walking away. I did not Next up was an upgrade meeting Interior Logic Group. No beef with this company, I enjoyed both contacts. I was incensed that the restrictions were severe relative to the options afforded my investment.as well as in my opinion quality vs cost of the upgrades and the convoluted option package provided. I am still incensed by it all. I debated upon returning home, of walking away. I did not. This was the dead of winter, so I took the opportunity to visit my snowcapped site foundation in place. I thought to myself the water features were questionable sunk low relative to my site elevation. I questioned the lot premium, and the road elevation which I was not aware of. These issues did not sync with the premium. It was, however, difficult to tell during the visit due to the weather. During my zoom call noted above, during the happy talk part the host stated we want the purchaser to come out and take a tour of their home during construction prior to drywall installation. My construction contact tried to dissuade me from taking the opportunity to visit. I came anyway and found a hole cut in the exterior wall and a fireplace framing in place. I did not purchase a fireplace. I asked for a guaranteed warranty relative to the mistake and hole cut in the wall and was ignored. After leaving I sent an email to my contact asking why did I paid a premium for a site the road elevation slope down toward my end of the road and water feature was sunk low relative to the elevation of my site? The answer back, my premium was for the view of the golf tee across the road to the neighboring development. My instincts said to walkway. I did not. I arrived at home the week before closing for a warranty walk through with a professional and charming person. The quality of the home was below what I had expected. I walked into a half bathroom and to the left of the toilet about four inches plus or minus from the wall next to the toilet sticking out in plain sight viewed for the doorway was the water connection. The proper place would be the opposite side of the toilet out of sight, near the wall. This issue characterized the inferior builder I found Shea to be. So many little things which were tacky or of inferior quality. So, second rate for a company in business for so long. My driveway has footprints, the concrete finish is very ruff, inferior, and there were large gaps from the fake façade to the concrete noted. My site is on such a slope foundation vent needed to have extension covers. The bath sinks are extremely small, causing water to be slopped everywhere when used. The bath fixture quality is inferior. There were no shelves in the bathroom vanity something asked about during the hostile zoom meeting. The host blamed it on Idaho contractors saying that is just how they did things, and it would be rectified going forward. The kitchen shelves were also cited during this discussion. This statement turned out to be disingenuous. During the warranty walkthrough I called out the lack of shelves in the bath vanities repeating the zoom discussion, but the warranty person tried to tell me it was the drawers which were the issue. There are kitchen shelves, no bath shelves in my home. I am still appalled at the tacky closet / laundry fixture/finishes. My upgrades became so expensive I had to forgo laundry cabinets of which I would be offered Formica type counter tops with no design options. I will never recoup the cost of the amount of upgrade cost charge to me relative to the quality. At the end of my selection, I had to back track and remove many options because of the increasing cost of the upgrades, downgrading the flooring and other issues. Still my final cost was off the charts. One of the first calls I made after my home closed was to obtain information relative to requirements for landscaping/fencing. I made the call to the HOA manager and was told my 120-day deadline was in the dead of winter January 20th, the expectation for me was to have my landscape review approved before the deadline and ready to install after winter thaw. I made my plans accordingly, meeting with a landscape architect and relaying the deadline. My first visit to my home was in early November due to untimely personal challenges and issues I faced at home. My site currently looks out to the water feature (and golf tee across the road to the neighboring development so they say), I have a house on each of my sides. The first thing I noticed was eight butterfly bushes planted in the rear of my parcel. These plants grow to approximately 5’ to 10’ feet tall and fan out. I thought to myself why of all shrubbery would this shrub be selected. As I drove the development, I saw no other butterfly bush shrubs. I contacted the head of the HOA, she was having none of my concern that I paid a premium for the location backing to water feature and yet it would be obstructed and could there not be more appropriate shrubbery to install similar to my neighbors, she was having none of it and simply said I wasn’t guaranteed a view and then abruptly sent me th ... Great attention to detail, any issues resolved quickly

Had quite a few issues. In the cases of simple little problems where the builder can shove the repair off to their subcontractors (doesn’t cost the builder anything) they get right on it however, for the more difficult items the builder either doesn’t respond (probably hoping you’ll go away) or flat out refuses. I shudder to think of what will happen if any real warranty issues come up.

Home was delivered with a lot of visual imperfections (chips, dings, dents, etc) and things that were not fixed depsite notating them in the pre-close walk through. The superintendent called "Shorty" is incredibly rude and incompetent and less than helpful.

Our sales experience was very good. Our sales person Ted was very helpful in helping us make decisions but wasn’t pushy. The Trilogy house designs are very well laid out. Construction, however, was a disaster. 22 months to build, constant oversight of quality needed due to lack of construction supervision. Poor quality of most trades, not corrected by construction supervisor. Very slow or nonexistent response to problems noted during construction. Now the warranty people are trying to fix a bunch of items left over due to the inattention of the construction supervisor. We love our new smart home ,Coming off of acreage its a little to get used to but we will. We love the area, were close to family,Shoping is very close, So many places to venture out to see.Love the weather.The only negative is I think the HOA is a little to much, To intrusive,to restrictive,But here again well get there.All in all its great.for us at our age it was a good move.

not working lighting with found not to code electrical wiring, attic light left on, backwards install door locks, 2-inch crowned tile in living room, ongoing not fixed broken irrigation box with box lid not secured, Heating and Air drainage issues, 2 inch crowned bottom frame of kitchen island.

The location is great. I felt that Shea was underquailified to deliver this type of home. There was constant delays and the workmanship was just fair. I ahve bought many higherend homes and that were delivered much better.

The design process was very easy and straight forward. We wish there were more options as far as the backyard and fencing like another Trilogy property next door has. Also having the amenities up and running faster would also be a good thing. Overall though very happy with our new home.

Overall was good experience. Sales team was responsive and helpful. Wish they had more options on some things like insulation between floors to reduce noise, option for high end appliances like Wolf, laminate on stairs to garage, frosted windows, and more. Had few minor issues when moving in, but most were addressed quickly. One thing was a pain and that was an issue with the front door lock. Shea said I had to work with vendor to get a replacement lock which was time consuming. I would have expected them to resolve it with the vendor.
