Had plans for the build before I left in April and came back to a finished home with only a few problems. Very nice the way Shay explained everything on your walk-through and before closing. It’s definitely the easiest house I have ever built.

Ensure to take your time during the walk-thru process prior closing to your house. We had a major option that was missing after closing, We could’ve not close if only I caught it during the walk-thru. Other than that we keep finding faulty items all over the house. The warranty reps been taking care some of them so far. To compare it to the other new construction home I bought 18 years ago, this has so many issues.

Overall, our production home was good quality even though I felt we paid a bit of a premium price for it. As the sixth home we've built, including two custom homes, the workmanship quality was only above average. There are multiple areas where walls are not true or square. Finish work was good, but had several issues they were unable to resolve. Example: base trim in one area is crooked partially because a floor tile is not set correctly. Instead of trimming around the tile, they put on the base and caulked around it. I would recommend a VERY thorough walk-thru to catch everything possible before closing. Although service follow up is attentive and helpful, not everything can be effectively corrected after the fact. Example: we don't want to tear out a wall section, plumb it, replace dry wall, mud, and paint after we've moved in. As a production builder, I would rate them 4.5 on quality and 5 on service. Our salesperson and construction manager were excellent in every aspect of the process and in addressing issues that arose.

I had to deal with a lot of issues after i moved in. for example; heater did not work, ring doorbell had an issue. issue with pool access. issue with HOA.

We had such a bad experience during our first move in week there was a leak they had to open the walls and fix a plumbing issue, making it harder with all things getting wet and damaged as well as carpet it was so hard to get it fixed I had to call numerous times because I expressed it was a safety Issue since I have two kids because it was open. I had to miss work to be home for them to come and fix it after a month making hard because with a new home comes a lot of new expenses. It felt like they hurried to finish and it would be nice to get some sort of credit because of time missed from work and the unprofessionalism. ... More

It was as expected for a new build

There are obvious problems with doors, windows, water pipes, refrigerators, and walls, and the emergency response speed is very slow.

Our positive part of this experience has been with the sales team, especially Anjuli and the building manager, Ryan. The negative portion of the experience is simply the quality of home and craftsmanship which is subpar. This is from framing and exterior wall studs between 16" to 24". Closer to 24" than 16", but never uniform. The backplash tile was redone, cabinets not level, mud on can lights, painting trim redone, exterior painting redone, very cheap linoleum that tore quite easily in the laundry room, an air bubble in the LVP, the island counter was not square and the dining room wall was not square. Shea has fixed nearly all of the defects. We have had to spend lots of additional money to fix shortcomings and just make the home look like it has a higher quality to it. ... More

From the Sales Rep to the Warranty Supervisor, the communication throughout the process was amazing. They truly made our house feel like our home from day one.

They take care of buyers even after bought. Our personal experience was good. They answered questions before and after the house was bought. As it is manual work, we give. A benefit of doubt for small issues. They resolved our issues very quickly.

The Shea reps at the Enclave sales center were professional and helpful (Tamara and TJ). The experience at the Livermore design center was outstanding. Kristin was knowledgeable, professional and patient. The construction manager for my home, Dave, was courteous, professional and very accommodating. The Shea rep who did the walk through, Octavio, was outstanding and very responsive to my questions and concerns. I appreciate his help in everything he did, including the 30 day walk through. My primary complaint is that Shea homes is not very flexible in the options for their homes (for example, the use of hardwood on the stairs is not allowed), or making simple custom modifications (for example, widening a bedroom doorway for wheelchair access). ... There is no storage is this house in the laundry room or room to place linen and bedding. The bathroom needs more drawers under the bathroom counter.

Most all good When issues came up and still do it’s on my time and not yours We had other delays complicating our vendor to do what they do because of no one available on site for a couple days to fix their issue and lost a week or two because of rescheduling I have used multiple vacation days waiting and or waiting in big timeline set by your subs Mostly a four hour window given to us And no shows by one sub and had to reschedule again with a timeline window set by the sub We have one issue pending on a part and don’t have any idea when it is supposed to be done nor did they leave any information about who to contact Guess being in construction myself I would have to say it’s not service some of the subs are about you have used More of make the customer wait till they get around to it or note items again to see if it gets fixed Shea has been great to work with and do what they can Other items and home are great ... I think it is very tough to give a review when this is a seasonal home and we have only spent one week in it. We have not even had our first walk thru. I have had two appliance issues. Once had to be completely replaced and I had to fight just to get that done and the 2nd I had to fight with GE and still fighting. So I don't think filling out a survey is going to be very fair to anyone at this point until we know that our walk thru items are going to be handled at the first walk thru this week.

We've had several issues which the builder has been very slow to respond. Communication channels no longer exist. One month issues still unresolved more than 6 weeks later. No communication on when. HELP please...

I own a Shea home in the Preserve and its beautiful, very well built, no complaints. About 5 years old now. I decided to build a second home (Villa) and have been very disappointed with the process, they were very rude before closing, and the quality of the workmanship. There are so many things wrong and still waiting to get some of them fixed. The dishwasher didn't work. Instead of replacing it, I had to wait 3 weeks for parts, paint spots all over the floors, crooked light switch, shower leaks, shower pressure low.. If I had it to do over I would not buy again. Dan, the warranty repair person has been great. The WIFI which is included in the HOA was a nightmare to get turned on, and so many of the appliances rely on WIFI, it should be done BEFORE you move in. ... More

During the build process, Shea Homes changed my field manager multiple times for company reasons, not because the employee left the company. This practice delayed completion of the home. The final manager assigned had little to no project-management experience and did a poor job at quality assurance. I have a long list of items that need to be repaired or replaced. Thankfully, the home is under a one-year warranty.

Very well-informed team that worked with us from the beginning through completion of our designer home. We love the area and ammenities that Lake Frederick has to offer. The warrany team goes above and beyond to make everything right after move-in and 1 month.

Mike, Tino, Will have been fantastic with home repair, etc. Kirstie, Amy and Brenda great with the purchase process.

Disapppointed with the finishes on the house, seems very rough and ready. Since moving in, we’ve seen quite a lot of imperfections that overall just feel like the house was very rushed and little care was put into it.
