Its been a great experience. Having the walk thru was great and everything was thoroughly explained.

Sales lady was not helpful and was rude during closing, created so much confusion between the loan lender and us. The warranty guy sucks, doesn't even respond to emails, have items pending to be fixed from customer-walk through about 3 months ago. The Shea loan guy was just as bad, had to complain to his manager to get him to respond to my emails to get a Shea loan. Overall, almost backed out of the deal because of how horrible the staff and their dealing is. It was very stressful and frustrating at every step. The floorplan is great which is the only reason we bought it.

The entire buying experience was easy and everything was explained in detail. The home is beautiful and the smart home features are extremely helpful.

Compared to other new builds. The quality for price is outstanding. We haven't encountered many issues with the house, and the few we have were corrected quickly by Shea's warranty department.

From the very first interaction at the sales office, to our first builder meeting, to the walk throughs and into our first month with the warranty team it has exceeded expectations. All functions work together vs feeling like we’ve been handed off and all genuinely seem to care about us, our family, our home and the build process.

Overall, it's been a terrific experience contracting with Shea for our new home in North Scottsdale. New to AZ from the East Coast, the Shea team made the process relatively simple, efficient and comprehensive, with great communication and caring teams. The Sales team of Lynda and Paula made our transition easy to understand and complete. The construction supervisors, Todd and Kory, are absolutely terrific. Their communication and attention to detail made it unnecessary to visit the house during construction, using Teams and FaceTime to view progress and make decisions. The final hand-over of the house and subsequent follow up has been well-handled and efficient. Shea did very well ! My only suggestion to Shea is to include more "upgrades" as standard or provide an allowance for items that most everyone will want and ultimately order. However, the vendors and design team of Shea was incredible to work with and made the selection process smooth and efficient. All choices were included in our home as ordered. House was not delivered even close to on time. Workmanship was average. Lots of small details not dealt with.

We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. Why isn’t it??? It’s been a very dissatisfying journey with Shea home builder considering they are such a well known trusted builder. Sincerely Diana

The home buying experience was overall good, but felt rushed before closing due to our agent being moved to another project a few weeks before closing. We were not able to work on a few changes and we were told it was not allowed. Our agent was excellent to work with but pulled off for another project before our close. In addition, the sub contractors that need to fix problems after the 1 month walk through are not very reliable, especially with window replacements, and other documented areas of the house.

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. The attention to detail is where each of the trades lacks. Shea should have caught the things we found. I think the price I paid is not what the house is worth having seen and lived in the quality that the trades Shea uses. It's very clear the trades used for the model homes are not the same ones used for the community. Grouting, caulking, squaring of floors and walls, paint finishes, stucco, roofing. Shea sales proudly proclaims their commitment to quality since 1800s. But that's where it stops. Three months after closing, dozens of items still aren't fixed, including some requested to be fixed prior to closing during the final walkthrough. Service appointments are often cancelled at the last minute (or just a no-shows). Those that do show up often don't actually fix what they were there to fix (but still close the tickets). Extremely poor workmanship throughout the house - pretty much every single wall and ceiling have dents, bumps, and mismatched/uneven paint. Just some of the bigger, still outstanding issues include a roof leak, a light that has been drywalled over, dirty windows (palm prints on the outside as well as paint splashes on outside and inside), uneven window frames (to the point that window coverings cannot be installed), leaky water filter, landscaping that collects water against the outside wall instead of draining it away, sporadic whole community water shutoffs as early as 7am on pretty much weekly basis. ... Shea built a quality home with added great features. Their sales staff is very responsive and their workmanship is high quality.

My purchase at The Cay at Mariner Shores was very smooth.

Not re-typing the entire review, but suffice it to say that the experience from beginning to end was sub par at best. Several options misrepresented in sales process, poor trade quality (framing, electrical, drywall and paint, etc.), inability to meet timeline and over priced for what was delivered. Submitted very detailed feedback with examples and recommendations for improvement with no response.

The responsiveness from the team that we dealt with Lisa/Debbie/Armando/Mark has been excellent. Shea has a very well thought out sales and construction process and it’s by far the best we have experienced. We are now in the warranty process and dealing with Mark on getting a few minor items addressed. Hope that process goes as well as our experience so far with the sales process

My husband and I were excited to get the chance to finally purchase our first home, but since we decided to purchase from Shea the experience has gone downhill. First they force you to make choices about any upgrades within weeks with only one visit to a showroom in which the designer does not know the prices of any of the options. You then wait weeks more for pricing and have a few days to make the final choice, giving you no time to choose more options and properly price compare. I recommend not purchasing any of their upgrades and doing it yourself afterward. You'll have more choice, better prices and likely better quality installation by anyone else. The actual builders do a very poor job. We've heard from all our neighbors about issues with their homes. Not only cosmetic problems but showers needing to be demolished and redone, exhaust vents not being connected properly, windows leaking. Our internet router was installed in the ceiling and when they finally came to repair it they said the wires were never connected and since it would be too much hassle for them to fix it they moved it to another part of the ceiling and only covered the previous hole with a white rectangle plastic plate. Not one stretch of baseboard on one wall is actually painted cleanly and white...it looks like they installed the wood flooring after the baseboards and didn't do any touch up. There is paint and extra grout everywhere. It is evident they bang up and damage the wood stair case, door frames and cabinets and just paint over them. Walls are literally wavy and floors are so uneven that bookshelves and furniture that were fine in our old condo are now wobbling when placed on the floor. When they make a mistake they do not admit it, such as how they installed the wrong countertops in our kitchen. The construction manager and others rudely walked into our house when I was there with an inspector, did not introduce themselves and talked so loudly that I had to go outside to hear the inspector speak. They immediately said the countertop was polished (which is what we chose but not what they installed) instead of matte without even turning on the light or examining it properly as we had compared it to two samples of the two finishes to demonstrate how it was the wrong one. Thank god the designer came later and verified it was the matte finish. Every time they fix one minor thing like a closet door off the track, they would bang up the door and just slap on some paint to cover up the damage, only after we'd point out the new damage. There are countless issues that have caused me to have to stay at home during work hours for multiple appointments for people to come evaluate and fix the builder's mistakes. Everyone I have dealt with liken the actual cabinet company and other third parties that come for repairs has been much more of a pleasure to work with and obviously have some level of pride in their work and care for the products. Many have shook their heads and pointed out the carelessness by the builder when reviewing the damange. Another significant issue is our refrigerator has NEVER WORKED! In our walk through we noticed the freezer was leaking. Though the construction manager first admitted he saw the same water drops I was looking at he later kept saying via email that he did not see water in subsequent visits. I had to take pictures to prove it was reoccuring. They refused to fix it and just put in a service request with GE. This should have been fixed before we closed, but Shea took advantage that our interest rate would be expiring (because they delayed our closing over a month) and we could not refuse to close until after the refrigerator was repaired. We closed on January 18, 2023, but the refrigerator still does not work and Shea refuses to replace it. They keep making us fight with GE which has already come out for seven visits to fix multiple issues with the refrigerator. Not only does the freezer still leak despite the GE Tech "fixing" the seal, but the entire refrigerator freezes everything, you cannot use the water dispenser or put anything in the refrigerator section. We already replaced the motherboard and are currently waiting for two new refrigerator doors and other parts that are backordered because GE refuses to be accountable as does Shea. This is corporate greed and unequal bargaining power in action. Shea took advantage of us and refused to provide a working refrigerator by closing. Since they have been aware of the issue for OVER FOUR MONTHS, their only remedy has been to give us one mini refrigerator and make jokes about how they need to charge us for calling them about our refrigerator continously failing to work since we closed on the house despite the fact they knew it leaked before we closed. My husband and I both work very stressful and demanding jobs that require more than full time work. We have a toddler and are expecting another baby in late June. The stress and waste of our precious time that this has caused is ridiculous and should not be happening. Now I have to worry about how I will store breast milk for my baby and am unable to food prep or store enough fresh food for my family because Shea will not take responsibility. Despite the fact I do not have time, I now have to review our contract which we were only given 24 hours on a weekday to sign during the purchase process (and its 100s of pages long) to determine if they have breached the contract since they delivered a house with a known nonfunctioning appliance. We did not spend over 1.6 million for such a subpar quality home and I recommend no one else invest in a Shea home. When the timing is right and we can afford it, we will be moving. But unfortunately we are stuck here and trying to make the best of it. I will likely be on maternity leave handling a small claims court case as that may be the only thing that will get Shea's attention and have them replace our refrigerator. ... More
