Given the price point of the home and Shea’s reputation I would have expected much better workmanship from those various trades that did work on our home. The fit and finish on the home was really lacking. We have seen issue throughout our house with the attention to details including paint, tile work, cabinetry and windows to name a few. We know that trades do this work but there needs to be better oversight from Shea. We regards to materials it is definitely clear that the best materials weren’t used. Quality of the home is good but minimum they need to give house for 1889 sqft for the price. On top, house rates shld be stable. Every 2 weeks 30 to 40k increase I did not like it. Communication is good Workers are good Work site manager is good

Top notch service from the sales team (Anne Marie & Jim)! I would rate them 6 star if I could. But the quality of the house built, especially the workmanship was at an extremely low level. I'm a bit disappointed by Shea Homes on that part.

Please be sure to check all appliances, my oven hasn’t worked from day 1 to now day 60 something, difficult to get assistance thru GE and thru the builder, doing it on my own thru constant calling of GE. Also upgraded painting, cabinet work, etc. has flaws, mostly cosmetic, however, been told it was difficult to get the proper help. The builder has sent people to try to fix the flaws, however, I though I was finished with workers coming into my new home. Speaking to other new residents and they seem to have similar issues.

I ultimately bought the place for the location and view...but Shea didn’t make it easy. It was a struggle every step of the way. I don’t know if that’s because I had already been working with a lender, and didn’t want to go with Shea Mortgage, (they wouldn’t even quote me ballpark rates), or because that’s just how they work. Getting responses, tracking down information, getting forms completed, it was always chasing after multiple people to get what we needed. Great sales and post sales experience. Design process is terrible

I loved working with the sales team before we purchased the property. And post sales was great as well. The final product is nice. But the design process was bad. Response was slow and when we got a hold of the designer, it felt like she did not care to really help us. And got to a point where she was not responding to our requests. Kind of like seeing a surgeon who is ready to punch the clock. And I mean we are spending a ton of money to buy the house, at least act like you care.

My experience with the builder could have been better. The house is okay... Because of when I purchased the home, I was not able to choose any options/ upgrades. Therefore, there are many materials use in the house I do not like. I will now have to spend a lot of money upgrading my house....

The location is great. I felt that Shea was underquailified to deliver this type of home. There was constant delays and the workmanship was just fair. I ahve bought many higherend homes and that were delivered much better.

There is a lot of below-quality workmanship we found out. Most electrical power outlets were installed unsymmetrically. The kitchen cabinets have a lot of dings. One of our windows is uneven measurements. That's what we observed within the first few weeks of moving in

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. I would recommend Shea Homes to others based on the construction and the construction manager Randy. I would warn them about Shea Homes sales team, people like Rachelle and her manager as they gave me one of the worst experiences of my life. Also I would warn them of some of the sub contractors like Home Pro who where anything but pro.

We came across the Dunes several times and it was a decision between The Dunes and Sea Haven. Between The Dunes and Sea Haven, Sea Haven offered more details in their constructions and the price was comparatively the same. We finally decided on The Dunes due to several things: 1) Closeness to the ocean, 2) Lower HOA cost, 3) What you see is what you get (on the model homes as we were told) so we did not have to worry to much on the final cost of the house, 4) We were given the impression that we could customize our house as it was being built (not true!!!). Overall we are pleased with the price for the quality. We did not like the lack of communication and taking sometimes 2 weeks to get a response to a question. We also only got updates every 2 weeks by email, no calls, no customer service in that regard. Most emails were along the lines of "hey we got your framing done, next is air conditioning" with no timeline, no response to my question on when the hvac crew would be there. There were a few "bumps" in the road before the home closure. Overall, however, it was a good experience. The salespeople were friendly and accommodating. Quality of kitchen cabinets not good, drawers wiggles . K Kraft or J kraft came to check and said that’s how it is. Doors not installed well. Floorings in the second floor noisy when someone is walking. I think for a new house not supposed to be like that. was address when we reported it but still the same noisy floor. It’s weird and not good for a new house.

It was nice to be regularly updated on the build of the home via email and to be offered to view the home in multiple stages. However, at the same time if there are any questions or issues that arise there would be times that getting feedback would take some time. You can tell there is not enough ancillary support compared to the amount of homebuyers, so that individualized customer care can be properly given.

I feel like you were very anxious to pay off my realtor and get her out of the picture leaving me do negotiate with a large corporation without any real representation. Seemed like your attitude was pretty much - "well, we have six units left - take it or leave it." In other words not much accomodation. It's a little early to decide what kind of value we got. Some aspects of our new home I truly love. Others, well, seems like you cheaped out or the at least the jury is still out.

Miscommunications and quality control disappointment

There were several miscommunications with the Shea sales. It ultimately was resolved but it was a hassle That I had to fight and argue each time, Something that no one should go through during the purchase of a new own. So stressful. The quality control is not up to the level that I would expect. There were several things that needed to be replaced and fixed upon moving in. It’s like they are just slapping these homes together so fast and the quality is lacking.
