Only issue I had was with scheduling for TV and alarm installation. Should have not had to hunt them down and then 2-3 weeks after closing for an all-day appointment. Vendor kept telling me who should have set it up. This should correspond with closing date. Can’t order internet until a week before closing. Closing confirmation is a week before closing. All this should be done internally so that buyer has everything upon move in. At the latest a couple days.

I have built four homes with three different builders. My first home was with a very low end builder and was a much better experience than this. Working with Shea Homes has been by far the worst building experience I have ever had when building a home. I have had a real estate investment company for over 15 years. I have renovated sixplexes , triplexes, townhouses, and condos. Therefore, this is not my first rodeo however, it has been the worst rodeo I have ever had. Maybe I had higher hopes, but the quality of the workmanship and materials wasn't quite what I had expected. Stains on the carpet, misaligned/unaligned wall openings, and a broken appliance that was supposed to be fixed over a month ago. I still trust that all my issues will be resolved since the customer service rep is very responsive. But the wait is way more than I had expected from a builder like Shea.

It was a great experience buying and living in a Shea home. We got to choose so many upgrades which helped in personalising our home to our taste and need.

Stucco not cured properly on sunny side of house. Lots of cracking in the finish. Integral dark color finish installed. Where patches have been made, the color varies and photographs issues. Color missing in some locations. Stone veneer is sloped. Drywall nail heads are visible with some heads popping through. Tape joints are exposed. Cornerbead flanges are visible. 1/2" wide tiles installed from a 12x24 tile. Instead of recutting a larger tile to fit the space, a sliver was cut to make up the incorrectly cut tile. The experience is great! There are some minor issues, but the response is very fast.

This is an extreme disappointment and grief I want to bring into your notice that we are facing each day since we have moved to our new house. There were lot of plumbing/ drainage issues each day at different corners of the house. The delivery of the house came with lot of problems that we did not expect at all with Shea homes. We trusted that home inspections are properly done by Shea at each point especially in plumbing and drainage matters. At this time, in midnight we have called After hour emergencies to get this drainage and plumbing issues resolved. We were at risk of our lives where there was water all over in the jack and Jill bathroom and one of the attached rooms that too underneath the tiles and carpet that we cannot have any control over. In the night, around 11 pm accidentally I went to use the bathroom where I noticed water leaking in jack and Jill bathroom underneath the toilet seat area and bathroom floor tile and it got spread all over underneath the carpet in one of the attached rooms. This was an extremely disastrous for us to have faced such an issue in the middle of the night. It took away my sleep and I woke up my husband to look into it. Our infant sleeps in these rooms, this was not at all okay for us to compromise with the quality and delivery we have got to what we have invested in. Earlier also, we had noticed that bathroom fixtures were not installed properly which we ignored as minor problems and fixed it ourselves but past few days getting each part of the house dismantled and getting it all fixed while residing with an infant is a huge stress for us. I do not know what else to say to show how unhappy we are. We did not expect this kind of work from Shea. We are awake at this time and getting it fixed is so annoying and disturbing for us. I mean do we have to live in fear that something else might come up in future again. Also, there is a structural issue which we have mentioned before closing. The main door is crooked and have gaps which allow the air to pass through. The warranty rep told me to bend your neck and you won’t see the any problem. We have been a months after our close, never should have closed, to address many defects noted in the pre-close walk through. Ordered and paid for specific appliances (paid for options) that we did not get, they substituted inferior appliances and so far have refused to replace them. Trades show up and have no idea what they are repairing.

Simple items that require attention since 02/01/23 have not been attended to. Typical approach after a sale is finalized. Would not have bought would I have known. I have discouraged partners interested in the community.

We have several safety issues that Shea doesn’t appear to care about We went over these issues with our warranty specialist a month ago We no longer get responses from any representatives We have major gaps in our $17k sliders that rattlesnakes and scorpions can easily access We now have spider infestation due to this unresolved issue Furthermore we have uneven tiles that we have tripped over multiple times These are just two major issues whereas there are many more that Shea has ignored The quality of the home is not near the exaggeration we were given by the sales office Worst customer service possible for such an enormous company ... The sales representative was transparent, knowledgeable and most professional. From the beginning of the process to the end, the experience was indeed a pleasure.

Our experience between purchasing the house and figure out the rest was intense meaning Club House Members - HOA (3 different identities) it will be nice to know at the closing. Regarding where to go to set-up Internet ?? we didn't know is "HOA" this wasn't done and we're waiting 3 weeks for internet before calling the white globe people " very nice guys"

There is a lack of attention to details, such as drywall, trim and paint application. The build process is rushed and can show in the finished product. Also the windows that are used are of a poor quality.

Once the contract was signed there were a variety of changes to the home. Selected home design was changed on 4 different occasions with a lack of communication in changes and product and product availability. Once closed a variety of trade issues have occurred.

Field manager was outstanding! Plumber utilized was average at best! It is deceiving to see a model home nicely decorated and not having same or similar options when building a new house( very disappointing no alternatives were available). Very pretty house and development!

The wait was worth it. Shea Home actually uses good building materials for their construction. We've had 2 neighbors from other builders compare their building structures to what we have and they both confirmed the quality.

All in all, Shea was great. The only negative aspect is the White Gloves Service was very poor in that they did not take enough time to explain all the smart home apps and how, to use them. Very Poor.

The process from start to finish was smooth I LOVE our new home !

Design center and landscaping were truly both lacking!
