The home buying process (move in ready home) was quite easy. The in house sales person was thorough and provided information beyond the neighborhood itself. Communication was excellent and it continues post close.

Cameron from Sales was extremely responsive and communicative throughout the process. Regina from their finance group was also great.

Bailey,Mike an Fabian were great. On the sales end we had several individuals but all were very helpful!

I have live in 8 homes during my adult years, half of them brand new. This new built Shea home is the best quality home of them all.

I bought my condo about three months ago, and I'm very happy with my purchase of a Rooftops at the Dunes. My family and friends have also been very impressed and complimentary. (I chose a one-story, 2-bed unit instead of one of the "rooftop" units with views.) - The location is terrific (I can walk to a beautiful beach that's never crowded, I can walk to restaurants and stores of all sizes, I can walk to two different gyms, I can walk to bars and a movie theater, and I can walk to a Montage medical center). - There are plans in the works by the city of Marina to add an incredible aquatic center within walking distance, to add a giant kid's playground, to add a big transit center within walking distance and more. - The value is the best on the peninsula (luxury living at the beach for less than $1M) - The floorplan layout is smart. - The attached two-car garage is really nice. - The appliances and cabinets are top-notch. - The workmanship is high-quality. - The other condo owners are very nice. And they tell me they're thrilled, too. - The sales, warranty and service workers have been great. Lots of support during the sales and move-in process, with continued support and service well after. - The HOA dues are very affordable (I pay $440 per month). - The solar system saves me money on my electrical usage. - The built-in wi-fi transmitters are great. - There are complementary apps for controlling the lights, the HVAC, the Ring security system, the garage door, the locks on the doors, etc. - The complementary property insurance is a really nice benefit in this day and age when insurance in California is getting hard to find, let alone afford. I moved here from a big home in Carmel-by-the-sea. And I found nothing else on the peninsula that even came close to what I was able to get here at Rooftops at the Dunes. ... More

Trilogy / Shea is the real deal.

I did not give 5 stars because of Shea Mortgage. My experience working with Dina and Matt was outstanding, and we could not have asked for anything more. We loved the weekly updates on how far along the construction is, plus Dina's patience with us in answering all our questions. Everything went south when it came to closing, and it became a nightmare after moving all our things from Maryland to TX. My recommendation is to definitely build with Shea Homes; they do a good job, but avoid Shea Mortgage at all costs. They will be the first mortgage company to be recommended to you in order to receive the incentive. Please ask for Tina at CMG Mortgage; she will save you from any heartache and unnecessary delays. You will still get an incentive working with CMG instead of Shea Mortgage. I love our home and will build with Shea Homes again, but will rather die than work with Shea Mortgage. Great craftsmanship throughout the home

We have been blessed enough to build new homes but this was definitely the easiest process and the attention to detail has been outstanding, from design to project management to warranty. We would recommend Shea to anyone. You will get a team of professionals that sincerely care about your experience.

The quality of this home is amazing. I really feel like it's home, and Ive only been here a short while.

Overall our experience has been positive. There were a few surprises such as actual cost of our house vs. advertised price. Transparency in pricing could be improved. Now that we are actual Trilogy members we are hearing of things that definitely need to be addressed such as financial transparency and a communal meeting site.

While not all was perfect with this new build, the response to my small issues has been immediate. I like the fact that we have 3 separate opportunities during the first year to note any deficiencies and have them addressed. Have not experienced any negative feedback from any Shea personnel. They have all been helpful. I look forward to enjoying many years in my new home.

Overall good experience especially from the prospect of buying g from across the country. Wish we had a few more choices with regard to interior paint.

A little overwhelming for me as a single elderly woman. There is so much that needs to be done other than buying a home. I believe I've got most of it done but it has taken some time. I think the o ly disappointment I experienced was the new home owners meet. All the info given was great, but I thought I would get a chance to meet new neighbors. I think it would have been nice for people to introduce themselves and share a little.

Our experience exceeded our expectations. The team was knowledgeable, responsive and followed-up on everything from questions to warranty inquiries. Would 10/10 buy a Shea home again and recommend to friends and family

This is our second Shea home! Our whole process has been exceptional! Our sales associate, Jasmine, was amazing! Ryan, our project manager, takes so much pride in the work he and his team do and it shows everywhere. Also, his communication was so refreshing through the whole building process. Ryan, our warranty specialist, has also been fantastic! He is so responsive to our needs, always very pleasant and knowledgeable. Beyond words, an overall fantastic experience! We saw something on Zillow that made us want to visit. Setting up the appointment was difficult as we were unable to connect with anyone to confirm the appointment. But, we came out to the sales office anyway. Lupita could see that an appointment had been made online, but not with her. No problem. She showed us around and we saw all the open homes that were available to us. We fell in love!

This has been one of the best buying experiences I have ever had. This is my fourth purchase of a home (first time buying new). From the beginning with the salespeople to currently working with the warranty folks, the level of customer service has been incredible, and everything has gone as promised. I am extremely happy with the quality of my home and community. Definite shout out to Elizabeth for her top-notch support, communication & professionalism during the sales process. Shea's attention to detail is unmatched, which leads me to their warranty team. Paris and Rudy could not be more accommodating. Their level of customer service is the reason I would never hesitate to buy another home from Shea. They want everything perfect and they have delivered on it from the start. Quality of build and fixtures does not fit the price point. Amenities in development are fantastic. Great landscaping and lots to do in community. The warranty department needs to improve dramatically. Of all the items identified in one month inspection ( apart from what Brad did on the day) the ONLY trade to do waht was needed was the painters

This home is serving as a temporary home while we build a new custom home, after that then my son will acquire this home, the experience with George (Project Manager) to Jessica (Sales Consultant) was tremendous and very seamless. I've been in my Shea Homes property for two months, and unfortunately, the experience has fallen well short of expectations. Staff turnover has been significant and disruptive: the original sales representative is gone, the initial lending agent is no longer with the company, and the HOA contact has also changed. This constant churn has made continuity and accountability feel nonexistent. The warranty software/system was switched mid-process, and the transition was far from smooth—leading to delays, confusion, and repeated follow-ups on my end just to get basic issues addressed. Communication between phases (sales → construction → warranty → HOA/community management) has been consistently poor. Information often gets lost, responses are slow, and it feels like each department operates in silos rather than as a cohesive team supporting the homeowner. While the build quality isn't outright disastrous, several aspects of the home's finish and materials have not met the level I expected from a premium builder like Shea. Issues that should have been caught during construction or early warranty periods persist or have been inadequately resolved. Shea markets itself as delivering exceptional communities, and I will acknowledge that the neighborhood amenities, layout, and overall vibe are indeed strong selling points—arguably unmatched in the area. That said, when comparing value, other builders' homes on the market often appear to offer more square footage, better finishes, or stronger "bang for the buck" at similar price points. At this stage, I feel like I overpaid for a house where the community and support systems seem to work against the homeowner rather than for them. The promise of a seamless, high-quality experience hasn't materialized, and it's left me regretting the decision despite loving the location. The entire process from purchase to closing with Shea Homes was great. Everyone was available to ask questions throughout the process, and everyone from sales to the builders were friendly and accommodating to our needs. We were never told "no" by any of the teams. They wanted us to be happy and were glad to accommodate our requests. We absolutely love our home and we are very impressed with the workmanship. Whenever we have friends stop by, they are blown away with how nice it is. We will continue to recommend Shea Homes....

Excellent attention to move in process and quick response to questions

Our sales rep was awesome. Attentive, kind, helpful the whole way through. The home itself is nice, however not as thought out as one would hope. A 5 bed 3 bath home should not have a 2 car garage. It means bigger family size but they made the 4 bedroom homes with 3 car???? Most people now a days want a 3 car garage minimum. Every house should have had 3 car garage options. Big draw back. The materials used are very basic. The wall paint is cheap, damages at the slightest touch, not living friendly and chips at the slightest touch despite paying for upgrade in paint choice and being quite careful. Upgraded features like doors are so extremely cheap despite the mark up price. They are very hollow and offer zero privacy when closed. Upgrade in price and size should come with better quality and insulation and soundproofing. These have none. The noise heard when walking upstairs is almost unbearable downstairs. There is so much vibration and loud thudding even with someone barely walking. Poorly crafted. The construction process is way too fast for quality. They are focused on pushing out new builds yet no one carefully ENOUGH fine tuned the finishing details in the home. Attention would have shown their care and precision. While we understand its a man made product and subject to discrepancies, these could have been made correct had someone given a careful review. Its like they take their vendors and builders for gold. There should still be a quality control check and that was lacking in several areas within our new home. The neighborhood itself is crowded and with tight lots. A shame for such a beautiful area. Need more space between homes which obviously cant happen now. Uncomfortably close on a noise level and for room windows that face one another. Poorly thought out in that regard. And lastly, a massive HOA shared wall with our property was painted on the interior portion of our home with no prior notification! It felt like a tacky, unnecessary, and disappointing move on Shea’s part just before our closing. There was no need to alter the wall, it was decorative and high end looking than what they painted it to. This left a very bad taste and really dampened our happiness about the property. There was no fair reasoning given as to why they painted it. Our lot choice and property buy was based on this wall to begin with and it was a blow to have them paint it unbeknownst to us. They had been keeping us informed of everything but never this. It spoiled the whole sale and thrill of moving in just days before. They completely turned the wall ugly. It had specific speckling and decorative features to the wall that are still present on the exterior of it but on the inside section that lines our backyard they painted it an ugly clay brown which does not match the other retaining walls and had no purpose in being done. Highly upsetting occurence for us. And still troubles us to this day. We built this home on a whim from out of state. We wish we could have known more about what was to come with regard to the finished product. We are content for now but there was certainly room for improvement which is unfortunate because its such a new community. ... More

The buying experience was great, all Shea members were lovely to work with. We had a ton of issues with the finishes of the home. Everything is just a bit off - crooked, messy, missing, etc.
