There were a few "bumps" in the road before the home closure. Overall, however, it was a good experience. The salespeople were friendly and accommodating. That said, we have had a number of issues that needed to be addressed and, as of now, nearly six months later, some of those issues are still outstanding. Not everything was finished before we took ownership of the property in August of 2022. We understand we are not the only new homeowners in this development, but the response times are not always acceptable. In addition, there are times we have not been notified when the individuals are coming to our home to address the issues, especially issues that are on the outside of the home. We would prefer to be at home when they come to fix issues that have been noted by us so that we can discuss the issues with the crafts-person when he or she is there . As of today, there are two primary issues that remain outstanding and need to addressed: (1) A dented refrigerator door that needs to be replaced, and (2) work that needs to be done/finished on decorative tiles in a front view window. ... Closing made easy with electronic closing since we were located out of state.

Not the quality for the price. Not custom. Not clean. Layer of dust throughout, AC filters cakes with dust that unit was struggling to work, a professional was called and discovered every air filter was clogged with construction dust. Roofing was damaged and inconsistent to the point of risking leaks. Cabinets were not fully painted. Etc, etc, etc.

Excellent sales team - great to work with. Always promptly got answers to any questions. Building team - average. Seemed to do a good job EXCEPT in a couple of instances - once the wrong product was installed and they resisted correcting it (I had to repeatedly say it must be addressed), once when they installed something in the wrong location that was specified in the contract and they resisted correcting it (I had to point out legal agreement twice before correction made), Post purchase team - horrible. Found out a few days after move in that the air conditioning didn't work at all during a heat wave - abysmal response concerning correction. 9 days later and strongly worded emails and they finally got it taken care of. One month follow-up I pointed out a room where all ceiling drywall seams were visible (Shea response - it was within building specifications) - I had to fight to get this addressed too. Almost none of the reported issues addressed a month after reporting them - their response....its hard right now to get contractors, yet they continue to have crew onsite building more homes. ... From the day we went under contract, Shea has been a great partner as our home builder. Everyone, including sales, construction and warranty, is very responsive, quick to help and extremely pleasant to work with. We love our Shea forever home!

I would not recommend Shea

This is my second home I’ve bought from Shea. Overall good experience each time. I trust that all my minor issues will be resolved in a timely and professional manner.

The Sales staff did an excellent job keeping us updated on the build status. It has been more challenging getting results from the Warranty Department, but the home is very well built.

Jacqui and Mae were great, easy to work with, and informative every step of the way. This is our second time buying a Shea home. We hope there aren't too many physical issues with the home like we had last time, and that if any, they'll be taken care of within the warranty timeframe.

The entire Shea Homes team is so great. We first met the sales team, and they provided all the information we wanted to learn about the new development in the Dunes community. We had looked for new house development for a while in several other places and their introduction of the Beach House caught our interest right away. They have been very helpful during the purchasing process. They are very responsive and professional. During the house building process, we met the building team. They are very knowledgeable and professional. During the Frame Walk, they were very patient, showing us all the details of the house framework and answering our questions. At the time of final delivery phase, we met the warranty manager who is super nice, helpful, and professional. In addition to patiently and clearly explain all the details of the new house and warranty policy, he went above and beyond to help fix some small problems we found in the house and answer our questions with clarity and precision. We actually learned a lot from him. We really appreciated his responsiveness and patience as he has been very busy with so many houses closing at the same time. For example, one of our living room windows had a problem closing after a few days, we contacted him, and he immediately called the team for window installation and fixed the problem right away. We were also very impressed by the technical competence of the window installation team. They were able to quickly identify the problem and fix it in a few minutes. I really appreciate thire patience with me The value of my home was up immediately after my initial purchase I have seen other builders in the area . Starting with the sales team of Josh and Bernadette, June from Shea Mortgage, the experience was wonderful. The Shea people all have a helpful and cooperative attitude. Cody and Jake from the build team were helpful and finally, Isaac from customer service made our new home purchase a truly one of a kind experience. Thank you Shea.

Kirstie and the sales team were great and worked very well with us and our realtor thru the purchase phase. Once we closed, working with Mike, our warranty specialist has been excellent. Mike has gone above and beyond, super responsive and great attitude. Great neighborhood !

Working with Gretchen, our designer, was great and Shannon was good too. However, once we moved in, there were a number of problems found which I doubt any inspections were even done from any of the work that was done. After two months, we still have some major issues including cracked, chipped, missing stones w/ discolored grout and our back wall having water damage already from the neighbors higher up causing some flooding. This should have had a proper seal from our ground up 3 bricks to where the neighbor ground level. We have had other issues but they are too many to list here. Some of the install choices were not proper I feel either like painting all the interior walls flat including the window seals. Also our walls are not level and disproportionate in some areas w/ each other and across from another making it hard to center rugs & tables. The kitchen overhead light wasn't a dimmer and should have been which was pointed out by the electrician. The people coming in to address our shower floors weren't of good customer service to say the least causing me to loose it on an occasion where I find myself to be quite reasonable and calm generally. I just don't like bad customer service. So, overall the moving in until now hasn't been a great experience. Working with Joel is good though. ... More

Quality of kitchen cabinets not good, drawers wiggles . K Kraft or J kraft came to check and said that’s how it is. Doors not installed well. Floorings in the second floor noisy when someone is walking. I think for a new house not supposed to be like that. was address when we reported it but still the same noisy floor. It’s weird and not good for a new house.

Quality is good, walk-through before the move in did not address key electrical issues, such as misplacement of outlets in certain areas of the house and refusing to correct after move-in. Wrong wiring in the bedrooms (lights flickering when ceiling fan is on). Upper kitchen cabinets are very shallow. Overall we are satisfied with these exceptions.

Great design and finished home.

Buying experience is really bad with Shea homes. I booked home directly from builder when I qualified for 2.7% interest but with in 6 months everything changed in economy and interest rate went to 5%. When I asked for some relaxation/discount they weren't helpful or flexible instead they threatened to keep all my 70K deposit. Where as other builders like Pulte gave 20K discount also flexible with closing date to my friend who booked new house around same time. Services is really bad with Shea. They don't even care about customers once they sell the property. Please think twice before buying with Shea homes. They cover themselves in contract they don't think anything about customers. WORST builders to buy home from. Advice, don't go with ads instead do your research before getting into contract. ... More
