Shoddy workmanship with poor oversight and communication

Multiple issues with workmanship. Fit and finish is laughable with doors that don't align, cabinets damaged, stucco peeling, paint that doesn't cover, trim that doesn't fit together. Not happy with the oversight or lack thereof by project management.

Smart home features are annoying, don't work well and unwanted by most owners I have spoken with. We have spent thousands to replace faucets and correct very slow delivery of hot water to taps throughout the house. If people want inconvenience or ith.

plumbing continued...then smart home should be an option,..not an expensive experiment forced upon your buyers. In addition, SST is giving Shea a black eye. The techs are incompetent, make things worse, must be continually called back for the same issues. Techs from Spectrum have fixed the problems that SST white glove created. Except for the area around the clubhouse the common area landscape is pathetic, most of it poorly planned and selected and even dying. Overall several levels below what we have seen in other Shea projects such as Trilogy in Nipomo.

Our home is still missing items. Other homes around us that are being completed have the items we are missing, yet we are constantly being told that we have to wait due to shortages. Do not accept your home if not 100% complete or you will be treated like a second rate human when it comes to getting the home completed as promised. Slow To Respond

After we moved into our home we found a few issues. Shae was very slow to respond to the issues. When they finally did, during our 30 day follow-up, all we got was a lot of excuses and "well we can ask if they can fix this". A huge issue, that has yet to even be looked at, is our door leading from the house to the garage. This door is a fire door and on a windy day you can hear the wind howling through the huge gap in the bottom of the door. We are still waiting for someone to come look at it two months later... This is just one example, there are other issues that I don't have the time ...

Question everything. Many things are not as pictured. Shea constantly substitutes vendors, often not for the better. They tend to blame the vendors for reasons the substitution is inferior but when you talk to the vendor it is a different story. This project is almost complete and Shea wants to be gone. It shows in having a finished house and the amount of time I spend waiting for repairs. Not much pride in their product at this point in the development. The overall buying experience was great. What I do think could have been improved is the oversight of the contractors. For our particular home there were some serious plumbing issues that had to be resolved right after closing. I understand that they work with a lot of contractors, but these types of things need to be caught and addressed before closing ideally. Buyer beware. These homes are being thrown up and the quality they advertise is not what you receive. A lot of promises no follow through. Very dissatisfied with the whole experience. It is however a beautiful area. We are not the only buyers with issues almost everyone we speak with has had issues.

Overall my home buying experience was great. I love the home and community. Jacqui and Mei in the sales office were amazing, helpful and very responsive. They continued to update me as the home was being built on progress and would send photos of the house. If I asked them a question, they would always get me the answer in a timely matter. The sales force was very good and responsive. After we moved in and through the 4 week walk through the response has been very poor. One person has the responsibility and he is overwhelmed. The communication from Shea Homes office where you submit an issues request is non-existent.

I purchased during covid, material shortages, labor shortages and a building boom in Arizona. That said, Shea had a hard time getting materials and quality labor. I think Shea could have done a better job supervising their subs that were not providing quality work.
