Stucco not cured properly on sunny side of house. Lots of cracking in the finish. Integral dark color finish installed. Where patches have been made, the color varies and photographs issues. Color missing in some locations. Stone veneer is sloped. Drywall nail heads are visible with some heads popping through. Tape joints are exposed. Cornerbead flanges are visible. 1/2" wide tiles installed from a 12x24 tile. Instead of recutting a larger tile to fit the space, a sliver was cut to make up the incorrectly cut tile. Our experience between purchasing the house and figure out the rest was intense meaning Club House Members - HOA (3 different identities) it will be nice to know at the closing. Regarding where to go to set-up Internet ?? we didn't know is "HOA" this wasn't done and we're waiting 3 weeks for internet before calling the white globe people " very nice guys"

Field manager was outstanding! Plumber utilized was average at best! It is deceiving to see a model home nicely decorated and not having same or similar options when building a new house( very disappointing no alternatives were available). Very pretty house and development!

Communication with the Shea Rep, field manager and warranty manager was very good. The Adobe systems were not transparent during the options/design decisions. For example, they didn't say that there were 3 places installed for the alarm keypad. Instead they waited until I was doing the set up after close to tell me that there was an extra charge per extra keypad. I found out through a friend it was wired for extra keypads. Dimmers on some low voltage lights under the counter but not under the bathroom toe kick. Not until I asked after closing did I get that. It is hard enough to move ...

Overall the experience was a very good one. Due to the pandemic, it has been hard to get repairs done in a timely fashion but my Trilogy team has been responsive to other smaller issues. I do appreciate the coordination between Trilogy and the HOA.

Despite a 7 month delay of moving in due to “municipalities,” the home is very beautiful and just what we expected. Management is friendly and responsive for the most part. There is a lot going on while construction is happening. We enjoyed meeting workers and networking to install this or that in our home. In case we have any problems in the future, we know who we can call.

Well Informed of the delays during the building process

Kirstie kept us informed during the building process of the delays we were incurring. We have been in the house two months and expected some snags in the new house. The response to correcting these snags has been mediocre in the sense of timeliness, the initiative on the part of the builder, and the accuracy of the corrective action. For example, a 220 Volt outlet was ordered in one specific part of the house. An additional outlet was actually wired to 220 V unbeknownst to us. The home took a little more time to be built than expected. They did not have framers for 3 months. Shea mortgage did not contact us 90 days out as promised. I had to call them. Brandon was very professional and helpful and continues to be when ever I have questions. Overall, satisfied with product after being in 2 months.

Quality is good, walk-through before the move in did not address key electrical issues, such as misplacement of outlets in certain areas of the house and refusing to correct after move-in. Wrong wiring in the bedrooms (lights flickering when ceiling fan is on). Upper kitchen cabinets are very shallow. Overall we are satisfied with these exceptions.

We had an overall good experience. Our sales person Riva was terrific at keeping us update and sending us photos along the building process as we were out of the area. The house was clean when we arrived to move in. We did run in to issues with sun contractors not showing up to make small adjustments and repairs, that has been frustrating. I will be happy when all the little stuff is done and they don’t need to come back in the house anymore

I have been living in the Cay since March. During this period of time, I have scheduled for three major repairs: the laundry room leaking, kitchen hood no ventilation, the AC unit leaking. All three problems were caused by workmanship not material itself. The worst experience is noise level from construction. Shea Home could have done better if considering strategically new phase construction impact to customers who are living in the closed phases. Workers started work at 7 am with loud machinery noise and unbearable dust. Very disturbing!

Our home is still missing items. Other homes around us that are being completed have the items we are missing, yet we are constantly being told that we have to wait due to shortages. Do not accept your home if not 100% complete or you will be treated like a second rate human when it comes to getting the home completed as promised.
