We expected a lot more from Shea Homes, especially in quality of workmanship. The COVID excuse needs to stop, yes supply chain issues still exist but quality of workmanship should still be priority one. Everything was going great right up until 2 months prior to closing when oversight of final build went out the window, When we did a walk through and blue taped everything, hardly anything had been fixed when we closed and moved in, it literally looked like they just went in an removed all the taped items and called it good. The house was filthy with paint and paint can marks on the LVP flooring, dirt on floors and walls etc. We were shocked at how dirty the place felt. In fairness, Shea has been outstanding with our concerns, complaints and trying to make things right, but it has been a tremendous amount of work on our part to schedule all of these trades to come fix everything. ... The sales team is very disorganized and not very responsive. Home prep work before delivery was done at the eleventh hour. Production workmanship is subpar. Warrenty workmandhip is very good but inconvenient because of schedule and waiting for work to be completed; it should have been done correctly before home delivery. Rob Shay is outstanding as a warrenty specialist.

I am happy with my home, but knowing it is over-priced for comparable other commuities, I cannot endorse Trilogy. The pre-sheetrock walk-through revealed very poor beams were used. Beams my husband would have burnt before using them to support a house. Light switches don't make a lot of sense where they are set. Two require walking across the room to turn them off. One room has 2 switches for the same light 3 feet apart. Quality of carpet choices was disappointing. the one we chose unravels at the entry way, and shows even a piece of thread! Garage needs more outlets to charge power tools. Driveway is too narrow for 2 cars. Guest cars scrape the gutter when backing out because it is so steep. Even one less structure per block would allow more space between houses, thus more privacy. That would at least make me feel less like I'm in an expensive condo. First time buying new home build , it was new experience , but you could have your sales people more clear in their instructions or information on what to do. But at the end I am happy with m house, thank you

There were a few "bumps" in the road before the home closure. Overall, however, it was a good experience. The salespeople were friendly and accommodating. That said, we have had a number of issues that needed to be addressed and, as of now, nearly six months later, some of those issues are still outstanding. Not everything was finished before we took ownership of the property in August of 2022. We understand we are not the only new homeowners in this development, but the response times are not always acceptable. In addition, there are times we have not been notified when the individuals are coming to our home to address the issues, especially issues that are on the outside of the home. We would prefer to be at home when they come to fix issues that have been noted by us so that we can discuss the issues with the crafts-person when he or she is there . As of today, there are two primary issues that remain outstanding and need to addressed: (1) A dented refrigerator door that needs to be replaced, and (2) work that needs to be done/finished on decorative tiles in a front view window. ... Quality of kitchen cabinets not good, drawers wiggles . K Kraft or J kraft came to check and said that’s how it is. Doors not installed well. Floorings in the second floor noisy when someone is walking. I think for a new house not supposed to be like that. was address when we reported it but still the same noisy floor. It’s weird and not good for a new house.

Shea is a good homebuilder and their staff are hard workers. I wish they will consider to keep the sink in the big laundry room (not even an options for buyers).

We found after we built an ocean-front house in Oregon in 2005, that building in a 55+ community in 2022 was a lot different. First, we were asked to make a purchase of a home that we had never seen, and that delayed us from being in on the start. Once we solved that, we did buy because we liked what the community offered: people our age all living in the same place. However, because we were moving to Las Vegas, we had to schedule a lot of things and with not being able to ascertain a move-in date, it made it that much harder for us to schedule our move-in. Once we got in, we found that not being able to select interior things, floors, carpets, appliances that we liked, e.g. we had cherry floors and cabinetry in our old home and we were not able to get them in our new home. Once we got in, we found that some of the construction work was not to the standard we were led to believe, and it has taken a lot of time out of our unpacking and setting up a new home to deal with those issues. We have been in the house now for 1 1/2 months, still not all unpacked, but we are seeing that we can make this work. The fact that this is a 55+ community, it means we have friends that are our same ages, and that is a plus. The last temporary home we had in Colorado, the community was a mix of everything you could possibly not want for neighbors and that made Trilogy a shining star for us. Even with the 110-degree temperatures this summer, we acclimated to the area without a lot of stress. I think one of the most helpful things was the support of Trilogy staff. They answered all of our questions - sometimes not with the answer we had hoped for - but they answered us and gave us explanations. For us, that was essential. I think the worst thing to happen to us is that we discovered that Sunstone is not located on 3+ acres of ocean-front and we have realized how much we miss that setting. However, we now have more new friends and more new places to explore. I think the best thing that has happened is that we have more doors open to us to do the things that we enjoy...and I would suspect as we get to know the area better, we will find more. Shea is already above the rest of the builders in Colorado. However, they are not fulling living up to their perceived reputation. Communication, communication, communication is big in the world between customers and the business. It is just as important internally in a business. Shea has a lot of work to do with communication. Lastly, I would say Shea could do a regular audit of their employees’ job performances. Of the handful of employees I interacted with, there were a couple that had competency issues with job duties. Aside from the previous faults, I do like my house and quality within.

Overall good experience until the final walkthrough. None of the punch list items had been taken care of so we refused to close escrow until they were. Delayed closing by 5 days. Never received refrigerator which we paid for so had to get refund for that. There was a disconnect between sales, construction, & customer service. No one seemed to be on the same page. We were a previous Shea customer in Trilogy community and the process with that transacton was much more seamless & better coordinated. It is production construction so they are pushing out homes as fast as possible so I guess that explains some of the disconnect. ... More

The process was a bit confusing and some areas were rushed but overall we are happy to be in our new home. The warranty period has been good, having fixed the issues pretty quickly. Having the neighborhood gatherings sponsored by Shea was a nice touch to bring us all together and foster a community, not just people who live next to each other.

Not very happy with getting warranty work completed in a timely manner. Issues with cabinets, driveway pavers, stucco coloring and other smaller but just as important issues. It took several conversations to resolve some of these listed problems but still have most UNCOMPLETED! We moved in late June...It seems like passing the buck is a staple response.

How do I feel about the entire process, from initial purchase to final move-in? Honestly I do not feel good about it :/ In general and overarchingly I feel blessed to be in a position to buy a new home so I don’t want to rain on that parade. *But* I’ve had dust-ups with builders/management at Pre-Drywall, Landscaping and Warranty; pushback from builders/management about not wanting to fix things or not admitting that things needed to be fixed - only to have builders/management a few days later relent, fixing most, but not all items. Altho many, but again not all, items were fixed, the process each time, left me stressed, exhausted and disillusioned. How would you describe the quality and value of your new home? Mixed. Some materials/construction appear top-notch, and some things appear to be low-end cost saving materials/construction. My front door, for which I paid for a premium elevation is a mess. A door guy from Focus came out to look at it and explained that first the door was (accidentally) painted blue and then without sanding or prepping the door was then painted yellow. He explained that paint does not stick to paint. So at delivery the door was cracked, chipping and the blue paint showing thru and there are drip marks at door well/frame - all this due to *not* sanding or prepping the door before repainting. Focus door guy could not fix because he is not from painter trades, but he fully understood the problem. It’s aMaZiNg that I paid extra for all that. This is just one example of the sloppy workmanship I have encountered in my new home. How was your experience with the builder’s team? The builder’s team; as I mentioned above, aLoT of pushback from builders and management, then the reversal, the 180 - so aLoT of unnecessary stress for me, the homebuyer. Did they do what they promised? Did they respond to you in a timely fashion? Pls see above. What would you most like potential home buyers to know about this builder? I would like potential home buyers to know that this builder, Shea Trilogy, builds an amazingly positive and wonderful product for the Active Adult Living lifestyle. But, I have to say that, at this juncture, Shea is not living up to it’s reputation as a supreme builder. I understand issues of demand, supply chain and labor shortages - but none of that accounts for the pushback behavior I’ve experienced and, for the most part, no verbal apology for such behavior. ... The design portion of the home building process with Shea was great. However, the construction portion lacked in terms of communication and willingness to correct mistakes.

No problem with build. Although prices are at a premium, we were disappointed in how small and crowded the lots in Sunstone felt after the build. We have a corner lot that is surrounded by an extremely ugly brown cinder block wall which is all that can be seen in the backyard. Apparently ,nothing can be placed against it to block this unfortunate view and we have tried with our backyard landscaping which still remains unapproved after numerous follow ups since we bought the house in May.

Problems, problems and more problems.

Good experience during the whole process. But I would make sure to get third party inspector for thorough inspection.

The house is beautiful

The sales and design process were excellent. Shellie and Tedi were outstanding, kind, helpful and responsive. Once escrow closed things turned very quickly. We have been in our home for 60 days and punchlist items from prior to close have not yet been addressed. Several appointments with the Shea Team have been missed without a call or email. It took me over two weeks to find a person who would take accountability. Froy was not only NOT helpful but was also rude and disrespectful to my wife. He acted as a roadblock not a facilitator. It was nice to be regularly updated on the build of the home via email and to be offered to view the home in multiple stages. However, at the same time if there are any questions or issues that arise there would be times that getting feedback would take some time. You can tell there is not enough ancillary support compared to the amount of homebuyers, so that individualized customer care can be properly given.

No flexibility. Many mistakes in the process

We very much enjoy living in Wickenburg Ranch. It took considerably more time to build the house than originally planned, which created a ton of challenges. We also had turnover of our building manager several times. There is still a missing component to the new home build. We also utilized the preferred landscaper of Shea homes and have some unresolved issues as well.

House built very nicely Equipment must be tested before final delivery

Overall my home buying experience was great. I love the home and community. Jacqui and Mei in the sales office were amazing, helpful and very responsive. They continued to update me as the home was being built on progress and would send photos of the house. If I asked them a question, they would always get me the answer in a timely matter. All of the on-site construction staff and management were great as well. I had a few meetings/walkthroughs with them and they explained everything to me in detail. I decided to hire my own private home inspector and I was so happy to hear that my inspection went well and only 1 minor item needed to be fixed. I did have one large hiccup that caused a huge issue and headache. We met with our designer Chrissy and the initial meeting went well. Went went over all our design selections and then were sent our contract to sign. A few months passed and we went to the house to view the progress. We immediately noticed that the grout in one downstairs bathroom shower and was incorrect. We had requested the same grout and tile pattern as our model home bathroom. This grout that was installed was the wrong color. After going back and forth with two different managers, not getting email responses for 3 weeks after I followed up and management refusing an in person meeting to discuss this issue, they offered to stain the grout the correct color. This whole design experience really turned me off with Shea Homes and my overall experience. I was just shocked to be refused an in person management meeting to discuss. The sales force was very good and responsive. After we moved in and through the 4 week walk through the response has been very poor. One person has the responsibility and he is overwhelmed. The communication from Shea Homes office where you submit an issues request is non-existent.
