Have only been in the house for 3 months and still have some quality issues to address. Most are addressed timely, but need to be patient with the labor challenges since Covid.

I thoroughly enjoyed working with David, the builder superintendent. He was very responsive to my questions and needs, even after I moved into my home.

All in all, it was a good experience, despite the pandemic and supply chain issues creating delays in the move-in date. One word of advice to new homeowners, be very critical and thorough during your final walk-through. It seems the workmanship was a bit 'sloppy' perhaps due to the extended delays and deadlines not being met on time. There were things that could have been done more carefully, had the workers taken the time to do them correctly the first time. As an example, the caulking wasn't completely done around my tub and faucet, which meant a plumber had to be brought in after I ...

Workmanship of trades and Quality of Materials is very lacking

Given the price point of the home and Shea’s reputation I would have expected much better workmanship from those various trades that did work on our home. The fit and finish on the home was really lacking. We have seen issue throughout our house with the attention to details including paint, tile work, cabinetry and windows to name a few. We know that trades do this work but there needs to be better oversight from Shea. We regards to materials it is definitely clear that the best materials weren’t used. From the faucets to the exhaust vents these weren’t the best quality or the most ...

Shea Homes-Trilogy - Workmen have not shown up when they were scheduled to.

Workmen have not shown up when they were scheduled to. Closed 12/31/21. I am still waiting for mirrors and shower doors on my master shower. It has been 9 weeks. Smart home visit was just completed yesterday. There appears to be a disconnect between contractors.
Shea Homes responded:
Hi Kathleen. We apologize for the delays you have had. While your shower doors have now been completed, the mirrors are still incomplete and we're working on getting that resolved for you. Sonny will reach out to you today. Thank you.

Overall, we love our home and the neighborhood in Wickenburg Ranch. There were a number of issues regarding paint quality (recommend hiring your own painter) , drywall quality, door placement, leaky shower door, and exposed pipes on the patio. After 2 months of difficult discussions we were finally able to get Shea to resolve most of the problems.

Top notch service from the sales team (Anne Marie & Jim)! I would rate them 6 star if I could. But the quality of the house built, especially the workmanship was at an extremely low level. I'm a bit disappointed by Shea Homes on that part.

Once coverings started, so did poor workmanship. Holes in the sheathing, misaligned and damaged dry wall, poorly aligned trim. A lot of hacking, followed by hiding with plaster and RTV. Materials were above average, hence the rating of 3.

Shea Homes - Trilogy - Be aware that if you buy a “Designer” home, it’s nothing more
- Liz W.

Be aware that if you buy a “Designer” home, it’s nothing more than a spec home with no extras. I’ve already spent $25k upgrading things…not happy about that.
Shea Homes responded:
Hi Liz. Thanks for taking the time to share your feedback. A designer home is an already under construction home that will close before a new build, allowing you to move in sooner. Because the home has started, many of the options and upgrades within the home have already been chosen by our design team. We do try to add a mix of our most popular options including upgrades versus just standards and allow for the buyer to choose or change some options providing those changes fit within our construction schedule. If you have concerns about the options/upgrades in your home, please reach out to our sales manager Wendy to review these items. ...

The builder has a an attitude of it is our way or go somewhere else. The communication is spotty and not always consistent among their employees. The house itself is okay but nothing special. I have worked with other builders and would rate Shea as mediocre at best.

Need to be sure all appliances are working from day 1.

Please be sure to check all appliances, my oven hasn’t worked from day 1 to now day 60 something, difficult to get assistance thru GE and thru the builder, doing it on my own thru constant calling of GE. Also upgraded painting, cabinet work, etc. has flaws, mostly cosmetic, however, been told it was difficult to get the proper help. The builder has sent people to try to fix the flaws, however, I though I was finished with workers coming into my new home. Speaking to other new residents and they seem to have similar issues.

Second time not as good as the first
- James R.

This is our second home at Encanterra. By far the first experience was much, much better than this time. Our construction manager - Mike Cama - was consistently good, but his management team above him were not supportive, often challenging and at times rude. The quality of the home is much worse than before. Craftsmanship is moderate and many items were simply “missed” or done “half-way”. A prime example is the A/C unit had almost no (zero) refrigerant in it yet passsed Shea’s “stringent quality check”. Wiring issues, more A/C issues and damaged tiles are just some examples of the ...

Shea Homes - Trilogy - We love the community.

We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

Owner Explanation of Star Rating Given

This Trilogy division was built for 55 age and over owners who desire a simple down sized home with minimal problems. There seemed to be a disconnect between the on-site contractor (Construction Supv) promises and the follow up person handling identified owner tasks still needing to be fixed. It seems that, neighbors and I, feel the need to get down and nasty for anything positive to happen. IE; The top surface of covered porch was 12" (step) above the ground surface which caused me to fall during construction walk-thru. The contractor (Supervisor) measured the step and told us that a ...

It seems to me they may be pushing too fast to get homes completed as we have had numerous issues that basically show poor attention to detail
- Philip T.

While the overall quality of the home seems good, we have had numerous issues that to me demonstrates a lack of attention to detail before turning the house over to us as the new owners. For instance, dishwasher and refrigerator were not working properly (installation issues), front porch lights not working (even after first repair not working again), dryer vent duct on roof obstructed, toilet paper holder fell off, electrical conduit for TV (smurf tube) obstructed can't run cable through it, door from garage to house would not lock. I feel like you were very anxious to pay off my realtor and get her out of the picture leaving me do negotiate with a large corporation without any real representation. Seemed like your attitude was pretty much - "well, we have six units left - take it or leave it." In other words not much accomodation. It's a little early to decide what kind of value we got. Some aspects of our new home I truly love. Others, well, seems like you cheaped out or the at least the jury is still out.
