Sales team was great; however, my experience building with this builder has been deeply frustrating and disappointing, particularly given the price point and expectations set at contract signing. From early in the process, I encountered significant project management failures, including repeated errors, missed details, and material deviations from the approved plans and selections. These were not subjective preferences—they were clear inconsistencies with documented drawings, specifications, and contractual agreements that I had to identify myself. When I raised legitimate concerns and requested corrections, the response was troubling. Not only was I met with resistance and deflection, but I was also threatened with contract cancellation for simply holding the builder accountable. The Quality Assurance Manager’s interactions were combative and unprofessional, making an already difficult process unnecessarily adversarial rather than solution-oriented. Post-closing, the experience did not improve. HOA management and oversight following close have also been questionable—further extending the pattern of inadequate management beyond construction itself. Throughout the build, I was repeatedly forced to act as my own quality control to protect a major financial investment. Changes and deviations were often discovered only because I proactively reviewed progress—not because the builder identified or corrected them. For a new-construction home of this scale and cost, I expected: • Competent project oversight • Adherence to approved plans and selections • Professional, respectful quality assurance • Transparent communication • A collaborative approach to resolving issues Unfortunately, that was not my experience. To be clear, the final home itself is beautiful and has received positive feedback from independent inspectors from a structural standpoint. However, that outcome is largely due to my own extensive oversight, documentation, and persistence throughout the build. A favorable end result does not negate the months of unnecessary stress, mismanagement, and adversarial interactions that defined the experience—and it does not improve my overall assessment of the builder’s performance. ... Great experience overall. The build was completed quickly and efficiently, and the communication throughout the entire process was excellent. The Shea team (Micah and Spencer) kept me informed at every stage, responded promptly to questions, and made everything feel smooth and well-organized. Really impressed with the professionalism and speed—highly recommend this builder.

We were told that "NO" is a favorite word of Shea's. That is not a problem as you know exactly what you can and cannot have. However, that NO was taken to extremes when even a minor tweak for a home almost $1M was not able to be granted. Upgrades are severely overpriced and structural options are limited. The best thing TLN has going is the clubhouse community - it's why IMHO anyone would spend an exorbitant amount of money to live here.

Overall we are happy with the house. The "sales agent" was a very professional and a pleasure to work with. The "design agent" was NOT professional at all and we are very disappointed in her work. The "project manager" was very professional and very easy to work with. He answered all of our questions in a timely manner and addressed our concerns during the entire building process.

Rooms are spacious with economical options to get a great build for an exciting living. I loved living in this building. A sound and well built.

Great buying experience from start to finish.

Kyle was so amazing to work with! His attention to detail, personal skills, helpfulness, expertise, workability, responsiveness, availability, and expertise were beyond expectation! He’s exceptional and a real asset to Shea Homes!

Didn’t get my keys until moving day through no fault of my own. That was very inconvenient and stressful. I am not keen on how we’re denied having an inspection of the electrical and the roof, which is normally standard. Other than that, it was fine.

We have bought several custom and spec homes over the past 30 years and this was, without question, the most organized, transparent, simple, and painless home-buying process we have encountered. Kudos to the Shea staff who assisted us every step of the way from sales, design, construction, to warranty.

The Evia model home is well made and has a great floor plan with 2 beds and 2 baths. The one big complaint is the position of the heat pump right out the primary bedroom window and the noise for me is too loud.

We had a great experience with Shea. They made some promises during the sales process, and they've lived up to every word post sales. Home is beautiful and well constructed.

Shea Homes did a great job on our home. Jacob, our field supervisor, was amazing through the entire process. Enjoyed working with him. And, after receiving the home, Helena has been great about our warranty items. And I cannot forget Courtney. She helped us through the buying process and was very patient with us. Highly recommend Shea Homes. Only thing that did not match the level of "greatness" that Shea Homes provides is the quality of the paint they use on their walls and ceilings. Need to improve on this.

From the initial sales experience with Kelley, to the closing with Irene, and after sale with Gwen, I can honestly say that Shea is TOP NOTCH! I've been a broker for 40+ years and dealt with hundreds of builders, and these folks are real pros that care about the homeowenr.

We are super excited about our new dream home. Thank you Shea homes for the low interest rate; we would not afford to buy this house if it was not for the 4.99 interest rate offered by the builder.

The house construction was excellent. The warranty team has been outstanding. The cabinet selection was average - wish there were better options.

We have now bought 4 houses from Shea Homes in the last 15 years, and this was probably the best experience yet. We initially put our deposit on a model we were going to buy and then rent out, but as we saw the newer and bigger models they were building, we requested to move our deposit to a bigger home, so we sold our current (Shea) home and made the move to the bigger unit. All the builder representatives in Sales and the Construction crew were extremely accommodating throughout the entire 10 month process as we watched the home get built.

If you lucky, you will get to work with incredibly caring and knowledgeable people like we did. It started with Kacey, who effortlessly ensured that our new purchase would be terrific. Eric, who meticulously educated me on the proper building process and also kept me well informed as to what to expect throughout the building process. When I pointed out a rare concern, he was quick to solve it and to provide a fix that was much better then mine. True Pros who care.

Disappointment Evaluation – Shea Homes - Trilogy Delivery While I was very pleased with the professionalism and support of the sales and design team — both made the planning and selection process enjoyable and well-organized — the overall home delivery experience from Shea Homes was disappointing. The delivery process lacked the level of care and attention to detail expected from a company serving a 55+ community. Communication was limited, timelines were inconsistent, and follow-through was minimal. The home was not as clean or complete upon delivery as I would have liked, leaving several small details unresolved. In addition, the front yard and side yard retaining wall issues continue to be a disappointment, both in appearance and execution. These areas detract from the overall presentation of our home and should have been addressed prior to delivery. Ensuring quality and readiness should not fall on new homeowners to discover and correct after move-in. I hope Shea Homes reviews its final inspection and delivery procedures to align with the excellent service provided by the sales and design teams. The Shea team has made us feel special as buyers along every step of the way.

The sales team was good. Pricing above market with initial homes seems like initial home buyers should be made whole with some upgrades. Or rebates . Lack of upgrades relative to model homes is unusual. We’ve bought two prior new homes and the builders were happy to offer us upgrades.. thesewe are profane of happy with the technology and remote app abilities of the home.

I have had 3 water leaks in my apartment before I even moved in. I had work going on in my apartment for the first 30 days after I received the keys and was not compensated for anything. Very poor management. Would not recommend them again.

Builder was very organized and trustworthy thru entire process from start to finish
