After we moved into our home we found a few issues. Shae was very slow to respond to the issues. When they finally did, during our 30 day follow-up, all we got was a lot of excuses and "well we can ask if they can fix this". A huge issue, that has yet to even be looked at, is our door leading from the house to the garage. This door is a fire door and on a windy day you can hear the wind howling through the huge gap in the bottom of the door. We are still waiting for someone to come look at it two months later... This is just one example, there are other issues that I don't have the time ...

Question everything. Many things are not as pictured. Shea constantly substitutes vendors, often not for the better. They tend to blame the vendors for reasons the substitution is inferior but when you talk to the vendor it is a different story. This project is almost complete and Shea wants to be gone. It shows in having a finished house and the amount of time I spend waiting for repairs. Not much pride in their product at this point in the development. I have heard great about Shea homes, but in my case many things were missing when I get the keys and until I remind them there is something is missing, they are not ordering it. It’s really painful to find each and everything. It’s been 2 months, still there are many items are in back order and there is no ETA. Moreover the issues in the home are not yet addressed. I am really disappointed.

Punchlist items from pre-closing meetings still not fixed after 3 months in the house. Electrical issues, painting issues, security equipment issues. LOTS of fit and finish issues. Wouldn't recommend.

Due to builder negligence, we experienced a flood in our home the day before we were scheduled to move in. Your Project Manager did a great job getting the various subs out to repair all the damage. I sent a letter asking to be reimbursed for the cost of our mortgage during the time we had no use of the home (15 days) in addition to the other out of pocket costs of rent and electricity. Shea paid the 2 expenses, but offered no reason why they would not consider the mortgage cost. A simple letter with a reason would have been nice in addition to perhaps recognizing all the stress and worry ...

Shea's focus seems to be "on getting the house closed" and less on customer" after sales service."eg two Monogram appliances installed by Shea have required repeat service calls organized by the owner; service calls are usually made by less experienced employees (faulty HVAC needed three visits to get level expertise needed. Expect less than full candor from Shea, reluctance to address for builder to correct reported issues, certain paired windows that do not match in size, haphazard interior work with wall surfaces, and incomplete resolution of all reported issues at one month walkthrough. Many issues were missed by time of closing by the builder at the first walkthrough. We expected much better and now have to endure two years of ugly construction behind our home and also occasional blasting that will continue for awhile, both of which we were not told about by Shea Homes.

Builder uses subcontractors and coordination between trades is poor or non existent. Sometimes things are put together without any thought being given to function. So for example a video doorbell is installed where the pointed at a wall rather than the entryway. A towel holder is installed such that any hanging towel blocks the electric outlet a few inches underneath. How does one plug in a hairdryer with a wet towel draped over the outlet. I used the in home lender. Dealing with the processor and Lon officer was great. I would absolutely recommend them. Dealing with the supervisor and that group was also good. They were friendly and communicated with me. But once I got the house everything went down hill from there. The counter top, which we also paid and upgrade charge. Where the slabs meet and when they put either sealer or a glue they never cleaned it off and dust collects there and you can feel it when you’re cleaning the counter top. Ensure you check everything works cause they don’t seem to do that QA. For a brand new home at this price, we found things not working or broken items and gas leak in water heater closet that PG&E needed to come for and told us they don’t know why the builders just didn’t tighten. Some issues we had to go back and forth on with other vendors only to find out the builder needed to come check as they didn’t wire. We are waiting on some issues still to be fixed. Elevator didn’t work the one day within a month if moving in. Definitely wouldn’t have expected this many issues with a new home. ...

Builder is slow to respond to issues. Lack of transparency with items that they will not be able to complete and/or deliver by the time the house is delivered to home buyer. Poor coordination and communication with Shea staff as well as with trades. Lack of accountability for trades that don’t do their job well or staff that don’t follow through.

I know its hot market and you are trying to build fast. But the decrease in quality is showing. I have a family member who bough with shea a few years ago and the quality difference is night and day. The workmanship has dropped. Change your subs or have a talk with them.

Multiple issues from cabinets will not close due to not being adjusted. Frontdoor hardware will not work properly ,thank goodness for the garage or we be locked out or unable to lock when leaving. Two screws fell out of it first day. Still waiting. Counter top for island has 3 major circle flaws in it still waiting. Now that I'm in it, I see issues with some of the workmanship, mostly with what appears to have been touch-up work to finish the job. The quality control and attention to detail was very poor on our new home. The entire house has flaws and sloppy work through and we were very disappointed with the quality of labor that was put into the finishes. We paid extra for two tone paint and could have had a far better job done elsewhere, paint is sloppy and not even through the entire house and now we are stuck with a subpar job that we paid thousands for and extremely unhappy with the paint and baseboards. A Problem I see is not at all a problem to the builder. Here I would like to share one of the weird answer I heard. In the living room, there are gaps between flooring and wall edge trim. At some parts there is a gap and no gap at other parts. When I asked about this, I got this answer... “Those gaps help to let the air flow and settle down the walls, also advised me not to fill those gaps.” Now I feel wind blowing through the gaps and Ants are passing by.
