I would say if I knew what our frustrations would be ahead of time we would of bought an existing home at Trilogy Lake Norman.

Paying for the community, not the craftsmanship

I don't know what I was expecting but the craftmanship and quality of the materials is pretty poor. If I had to do it over again I probably wouldn't go with a new build. I basically paid a premium for the community, not the house.

several aspects of the construction as subpar. It seems that a lot of inexperienced sub-contractors used. For example, most doors/frames in my house were not plumbed and leveled properly so they do not close with an even reveal. There is not attention to detail. The subcontractor who installed the kitchen cabinets did a horrible job as the cabinets are not leveled correctly and the crown molding is not even.

Poor quality work on things like paint, cabinets, doors, flooring. In general workers don't seem to care and things are done poorly. Very poor communication from the construction team, and after closing we have long list of issues that we have no communication about, and have not gotten addressed.

I love the layout of my new home. Some materials are of high quality, however I have had problems with every single trade. I found electrical that was not to code and hazardous when using my own electrician to install ceiling fans. The LVP flooring was very poorly installed with multiple gaps. The painters were horrific and got paint on cabinets, towel bars, flooring, all of the light switches… Many walls did not receive two coats of paint. I hired my own painters to re-paint. This is our fifth new home and the workmanship is the worst. Multiple cabinets still need to be replaced as they are warped, cracked or split and the crown molding was not installed. Some flooring needs to be replaced, some plaster is poorly done or not done at all and until yesterday, there was blue tape everywhere to indicate poorly painted, or unpainted, areas. We are still missing two appliances, a shower curtain rod, grab bars for the showers, and a toe kick under a cabinet. Follow up warranty work is poor. No consistency in what is shown in models and what is actually done. EVERYONE here is unhappy with their home and all they do is complain to each other about Shea.

Excellent sales team - great to work with. Always promptly got answers to any questions. Building team - average. Seemed to do a good job EXCEPT in a couple of instances - once the wrong product was installed and they resisted correcting it (I had to repeatedly say it must be addressed), once when they installed something in the wrong location that was specified in the contract and they resisted correcting it (I had to point out legal agreement twice before correction made), Post purchase team - horrible. Working with Gretchen, our designer, was great and Shannon was good too. However, once we moved in, there were a number of problems found which I doubt any inspections were even done from any of the work that was done. After two months, we still have some major issues including cracked, chipped, missing stones w/ discolored grout and our back wall having water damage already from the neighbors higher up causing some flooding. Horrible experience from the loan process until today 2 months after move in. The quality of the home is not worth the price. Everyday we have at least 2 repair men coming in to fix problems. The house we paid for is not what we got. We have spent the last two months putting money into the house to get the options that we wanted and some we paid for and did not receive. Even the Home Pro products are not good quality to include the door bell. Every disappointed.

Catherine in sales is very courteous, professional and very responsive. The builder Matt, was generally not receptive to patent errors and in some instances expressed irritation when it was pointed out e.g. unlevelled flooring, narrow doorway where a person could barely fit through (eventually fixed) , framed out closets (eventually fixed) etc. Currently the soil around the walkway is greatly eroded due to a couple of rains exposing the cement underneath. We worked with Shea in the Littleton area for a new home build, and the purchase, design, and build were amazing!! The sales team was great in answering questions, providing info, and generally making the whole process feel smooth, but after they delivered the house we got to see the other side of Shea, and it has left us with buyer's remorse. The warranty team does not seem to know what is going on, and love to hide behind "supply chain" and "Covid Delays" we have been waiting 3 months for the kitchen appliances which have still not been installed. I moved in 10 weeks ago. I was disappointed the way my home looked in the walk thru. I understand there will always be issues. Will walking thru my walk thru I noticed I had no hardware on my upgraded cabinets. Now for 10 weeks I am opening all cabinets with no hardware in my home and I am ruining my cabinets pulling them open uneven. I have given shea a reasonable time to install my hardware for cabinets.. We were the first house to be delivered in a new phase and very openly felt like Shea delivered us the home too early. There were many issues with the house that we are still working on fixing over a month later. We don't even have a mailbox yet and have to pick up our mail from the post office! The home was not setup with usps so we could not get internet service until after we moved in. The OneTouch experience to setup all our home was difficult to coordinate and we still don't have everything setup. Overall we have not been pleased with the experience we sold vs. what Shea delivered.

I purchased during covid, material shortages, labor shortages and a building boom in Arizona. That said, Shea had a hard time getting materials and quality labor. I think Shea could have done a better job supervising their subs that were not providing quality work.

This is our second Shea Home build so our expectations were extremely high based on our first experience. Boy were we in for a major let down. All Shea employees that we deal with are exceptional and appear to be caring. However, the quality of workmanship pales in comparison. The number of items needing repair is ridiculous. I've bought 3 previous new builds and have never had the lack of communication and lack of attention to details during the building process and up until final walk through. Shea takes entirely too long to build a home in comparison to Perry, Drees and Highland in this particular area. Once moved in, my warranty representative found a list of things that needed to be addressed and redone on top of the things that were not addressed during the build. There were children of the laborers at our home site while the home was being built-we have photos of them! We had multiple labor and material concerns ALL ALONG during the build, horrible workmanship, lack of quality, lack of caring. Shea limited site visits to only once per month, seemingly to avoid us (and others) from pointing out various issues, like missing insulation, or missing options, or incorrect placement of options. They like to blame the trades for these issues, but they don't seem to manage their trades very well, and are more concerned about meeting schedule than delivering quality.
