Do not use Shea Mortgage. We dealt with many mess ups and rudeness like they were doing us a favor. No customer service. And no continuity or communication between the sales team, closing team, finance team, customer representative teams. You need to be the project manager for all of them which is surprising given the size of the company.

Sales team was great; however, my experience building with this builder has been deeply frustrating and disappointing, particularly given the price point and expectations set at contract signing. From early in the process, I encountered significant project management failures, including repeated errors, missed details, and material deviations from the approved plans and selections. These were not subjective preferences—they were clear inconsistencies with documented drawings, specifications, and contractual agreements that I had to identify myself. When I raised legitimate concerns and requested corrections, the response was troubling. Not only was I met with resistance and deflection, but I was also threatened with contract cancellation for simply holding the builder accountable. The Quality Assurance Manager’s interactions were combative and unprofessional, making an already difficult process unnecessarily adversarial rather than solution-oriented. Post-closing, the experience did not improve. HOA management and oversight following close have also been questionable—further extending the pattern of inadequate management beyond construction itself. Throughout the build, I was repeatedly forced to act as my own quality control to protect a major financial investment. Changes and deviations were often discovered only because I proactively reviewed progress—not because the builder identified or corrected them. For a new-construction home of this scale and cost, I expected: • Competent project oversight • Adherence to approved plans and selections • Professional, respectful quality assurance • Transparent communication • A collaborative approach to resolving issues Unfortunately, that was not my experience. To be clear, the final home itself is beautiful and has received positive feedback from independent inspectors from a structural standpoint. However, that outcome is largely due to my own extensive oversight, documentation, and persistence throughout the build. Cant build a home to minimum standards no matter the price point apparently, constant lies and broken promises. Just point the finger on their sub par subcontractors (and dont take the blame for not paying to get quality people) The executives for these home builders deserve jail time honestly.

As a real estate agent myself, I have more experience dealing with builders than a normal person. This is by far the worst experience I had. People working there are rude, inconsiderate, and negligent. The rep mistakenly refunded my deposit, which I had rewire the fund and pay for the wire and returned wire fees. During the set time of closing, I was very sick under Covid. They were not willing give me an extra day to complete the transaction and threaten me to add penalty and forfeited my deposit. After closing, there were absolutely no services at all. I could not reach anyone for questions and services. Moreover, five months passed, none of the initial concerns was addressed and I still don’t have the key to the community pool and public area access. Worst ever experience!!! Shea Homes do not follow the best practices and quality maintenance in the house construction, they depend on the third party contractors poor work to deliver the houses for high prices. Also, customer need to travel very painful process in resolving warranty issues and they take very long time to address them. I do not recommend Shea Homes to anyone.

Once you sign the contract for your new home the fleecing begins. Everything you saw in the model home now becomes “extra”. What you signed for is a very cheaply made bare bones shell that you now have to pay for upgrades to. Our upgrades that really are not good quality nor what we would actually pick ourselves came to around $180,000 additional. On top of that you were stuck with combos that they made you purchase together. For example, cabinets came with predetermined countertop and tile. Want.a nice cabinet? Get a cheap countertop. Want a nice countertop? Get a cheap cabinet. Since we had already signed the contract we opted for nothing and are gutting the house and getting what we want for half the cost. Very frustrating that after 2 months of buying a brand new home, Shea still has not done anything about our concrete driveway that is completely stained and dark. They have offered to acid wash it, which they still haven't done. We were told that doesn't work , they may not cover this at all. This is very unacceptable for a home over 3MM, and very disappointing that Shea wouldn't take care of this.

Project Manager assigned had no clue on the work happening and literally there is no quality check done by Project Manager and Quality team. Not sure why Shea Homes has even employed them. Basics to major issues were missed out. Cracked woods, alignment, Gaps in exterior fly sheets (not stapled and low quality), wavy walls inside, tiles alignment, cracks in concrete. 7 windows needed to be replaces after we pointed out the issue. Our blood boils thinking about what we have been made to go through this. We have spent so many hrs wit observation, documenting and follow up with project manager to get things fixed. All the time we were pushed these will be fixed before delivery. Big liar. In the end when we did escalate to higher up, that level of management is superb awesome but the damage is already done. Like tiles they agreed to replace 90+, but as we had already moved in the home and kids being allergic to dust we could get this corrected and living with these misaligned tiles. ... More

I would recommend against buying a home with Shea. The sold a vision of build quality and then continually made excuses of how the subcontractors in the area were low quality but all they had available for the build in a large city. There were multiple unfinished aspects of the build but when we asked that the complete aspects of the build prior to close they threatened to void our contract and keep our deposit if we didn't keep the planned move in date. Every subcontractor that we've had to bring in to fix things has commented on how absurdly poor the workmanship was and how things were just left unfinished (ex. cabinets weren't completely installed). They try to push all aspects of the unfinished build to after closing so they can be fixed "under warranty" without telling you that means they won't get to it for 6-12 months based on their warranty schedule. Overall, very poor experience with a builder that sells itself on "Shea Quality" only to cut corners at every turn. Use a cheaper builder because Shea uses the same subcontractors as other builders but charges a premium for the same build quality. ... More

Once the house becomes yours, consider yourself lucky if you don't have a silverfish infestation living inside your walls, or a huge amount of ponding in your backyard, or cracks in your stucco or anything else that is significantly wrong, because Shea will not help you.

I put my deposit on a home site with a lot premium. I attended a zoom call of purchasers of homes in the area. The call had many hostile participants. My observations from the interaction of the host with the participants asking questions was a person who was at times disingenuous, evasive mixed in with a lot of happy talk and hyping the Shea family. Questions: cost of HOA dues, communication issues, quality issues, shelving issues, timing. After this experience my instinct was to walk away. I did not. The development is reported to be a gated development yet early before upgrades were selected. I learned Shea was not going to pay for the rear fencing along our street since the street is a boundary of homes for the development. It seems there is a free for all when it comes to fencing. My instincts told me something didn’t seem right. I thought of walking away. I did not Next up was an upgrade meeting Interior Logic Group. No beef with this company, I enjoyed both contacts. I was incensed that the restrictions were severe relative to the options afforded my investment.as well as in my opinion quality vs cost of the upgrades and the convoluted option package provided. I am still incensed by it all. I debated upon returning home, of walking away. I did not. This was the dead of winter, so I took the opportunity to visit my snowcapped site foundation in place. I thought to myself the water features were questionable sunk low relative to my site elevation. I questioned the lot premium, and the road elevation which I was not aware of. These issues did not sync with the premium. It was, however, difficult to tell during the visit due to the weather. During my zoom call noted above, during the happy talk part the host stated we want the purchaser to come out and take a tour of their home during construction prior to drywall installation. My construction contact tried to dissuade me from taking the opportunity to visit. I came anyway and found a hole cut in the exterior wall and a fireplace framing in place. I did not purchase a fireplace. I asked for a guaranteed warranty relative to the mistake and hole cut in the wall and was ignored. After leaving I sent an email to my contact asking why did I paid a premium for a site the road elevation slope down toward my end of the road and water feature was sunk low relative to the elevation of my site? The answer back, my premium was for the view of the golf tee across the road to the neighboring development. My instincts said to walkway. I did not. I arrived at home the week before closing for a warranty walk through with a professional and charming person. The quality of the home was below what I had expected. I walked into a half bathroom and to the left of the toilet about four inches plus or minus from the wall next to the toilet sticking out in plain sight viewed for the doorway was the water connection. The proper place would be the opposite side of the toilet out of sight, near the wall. This issue characterized the inferior builder I found Shea to be. So many little things which were tacky or of inferior quality. So, second rate for a company in business for so long. My driveway has footprints, the concrete finish is very ruff, inferior, and there were large gaps from the fake façade to the concrete noted. My site is on such a slope foundation vent needed to have extension covers. The bath sinks are extremely small, causing water to be slopped everywhere when used. The bath fixture quality is inferior. There were no shelves in the bathroom vanity something asked about during the hostile zoom meeting. The host blamed it on Idaho contractors saying that is just how they did things, and it would be rectified going forward. The kitchen shelves were also cited during this discussion. This statement turned out to be disingenuous. During the warranty walkthrough I called out the lack of shelves in the bath vanities repeating the zoom discussion, but the warranty person tried to tell me it was the drawers which were the issue. There are kitchen shelves, no bath shelves in my home. I am still appalled at the tacky closet / laundry fixture/finishes. My upgrades became so expensive I had to forgo laundry cabinets of which I would be offered Formica type counter tops with no design options. I will never recoup the cost of the amount of upgrade cost charge to me relative to the quality. At the end of my selection, I had to back track and remove many options because of the increasing cost of the upgrades, downgrading the flooring and other issues. Still my final cost was off the charts. One of the first calls I made after my home closed was to obtain information relative to requirements for landscaping/fencing. I made the call to the HOA manager and was told my 120-day deadline was in the dead of winter January 20th, the expectation for me was to have my landscape review approved before the deadline and ready to install after winter thaw. I made my plans accordingly, meeting with a landscape architect and relaying the deadline. My first visit to my home was in early November due to untimely personal challenges and issues I faced at home. My site currently looks out to the water feature (and golf tee across the road to the neighboring development so they say), I have a house on each of my sides. The first thing I noticed was eight butterfly bushes planted in the rear of my parcel. These plants grow to approximately 5’ to 10’ feet tall and fan out. I thought to myself why of all shrubbery would this shrub be selected. As I drove the development, I saw no other butterfly bush shrubs. I contacted the head of the HOA, she was having none of my concern that I paid a premium for the location backing to water feature and yet it would be obstructed and could there not be more appropriate shrubbery to install similar to my neighbors, she was having none of it and simply said I wasn’t guaranteed a view and then abruptly sent me th ... Shea Homes says NO to even any minor change that you ask for, and then turn around and build it for their company people buying homes in the same neighborhood. And this is for a subdivision built by Shea's supposedly upscale "Signature" division! They even changed the color of our home from what we contracted for!

I was told the build would be 12 months and it was 18. The workmanship is below average and quality control is non existent. Warranty service is a nightmare.

Many things to describe

There was nothing positive about this building experience! It was a nightmare. Though out the precess there was little to no transparency for the buyer/owner. Moreover, and totally unacceptable, "operations" was uncaring of anyone's needs but its own. Nothing but extreme anxiety for us most every step of the way through out the process.

Dishonest sales office and supervisor. Lied about available floor plans in order to up sell. Lied about reasons for extensive delays and failed to take responsibility, simply blaming others for mistakes and problems. Disrespected me as a client. Failed to acknowledge my extreme disappointment with the entire home buying experience.

My husband and I were excited to get the chance to finally purchase our first home, but since we decided to purchase from Shea the experience has gone downhill. First they force you to make choices about any upgrades within weeks with only one visit to a showroom in which the designer does not know the prices of any of the options. You then wait weeks more for pricing and have a few days to make the final choice, giving you no time to choose more options and properly price compare. I recommend not purchasing any of their upgrades and doing it yourself afterward. You'll have more choice, better prices and likely better quality installation by anyone else. The actual builders do a very poor job. We've heard from all our neighbors about issues with their homes. Not only cosmetic problems but showers needing to be demolished and redone, exhaust vents not being connected properly, windows leaking. Our internet router was installed in the ceiling and when they finally came to repair it they said the wires were never connected and since it would be too much hassle for them to fix it they moved it to another part of the ceiling and only covered the previous hole with a white rectangle plastic plate. Not one stretch of baseboard on one wall is actually painted cleanly and white...it looks like they installed the wood flooring after the baseboards and didn't do any touch up. There is paint and extra grout everywhere. It is evident they bang up and damage the wood stair case, door frames and cabinets and just paint over them. Walls are literally wavy and floors are so uneven that bookshelves and furniture that were fine in our old condo are now wobbling when placed on the floor. When they make a mistake they do not admit it, such as how they installed the wrong countertops in our kitchen. The construction manager and others rudely walked into our house when I was there with an inspector, did not introduce themselves and talked so loudly that I had to go outside to hear the inspector speak. They immediately said the countertop was polished (which is what we chose but not what they installed) instead of matte without even turning on the light or examining it properly as we had compared it to two samples of the two finishes to demonstrate how it was the wrong one. Thank god the designer came later and verified it was the matte finish. Every time they fix one minor thing like a closet door off the track, they would bang up the door and just slap on some paint to cover up the damage, only after we'd point out the new damage. There are countless issues that have caused me to have to stay at home during work hours for multiple appointments for people to come evaluate and fix the builder's mistakes. Everyone I have dealt with liken the actual cabinet company and other third parties that come for repairs has been much more of a pleasure to work with and obviously have some level of pride in their work and care for the products. Many have shook their heads and pointed out the carelessness by the builder when reviewing the damange. Another significant issue is our refrigerator has NEVER WORKED! In our walk through we noticed the freezer was leaking. Though the construction manager first admitted he saw the same water drops I was looking at he later kept saying via email that he did not see water in subsequent visits. I had to take pictures to prove it was reoccuring. They refused to fix it and just put in a service request with GE. This should have been fixed before we closed, but Shea took advantage that our interest rate would be expiring (because they delayed our closing over a month) and we could not refuse to close until after the refrigerator was repaired. We closed on January 18, 2023, but the refrigerator still does not work and Shea refuses to replace it. They keep making us fight with GE which has already come out for seven visits to fix multiple issues with the refrigerator. Not only does the freezer still leak despite the GE Tech "fixing" the seal, but the entire refrigerator freezes everything, you cannot use the water dispenser or put anything in the refrigerator section. We already replaced the motherboard and are currently waiting for two new refrigerator doors and other parts that are backordered because GE refuses to be accountable as does Shea. This is corporate greed and unequal bargaining power in action. Shea took advantage of us and refused to provide a working refrigerator by closing. Since they have been aware of the issue for OVER FOUR MONTHS, their only remedy has been to give us one mini refrigerator and make jokes about how they need to charge us for calling them about our refrigerator continously failing to work since we closed on the house despite the fact they knew it leaked before we closed. My husband and I both work very stressful and demanding jobs that require more than full time work. We have a toddler and are expecting another baby in late June. The stress and waste of our precious time that this has caused is ridiculous and should not be happening. Now I have to worry about how I will store breast milk for my baby and am unable to food prep or store enough fresh food for my family because Shea will not take responsibility. Despite the fact I do not have time, I now have to review our contract which we were only given 24 hours on a weekday to sign during the purchase process (and its 100s of pages long) to determine if they have breached the contract since they delivered a house with a known nonfunctioning appliance. We did not spend over 1.6 million for such a subpar quality home and I recommend no one else invest in a Shea home. When the timing is right and we can afford it, we will be moving. But unfortunately we are stuck here and trying to make the best of it. I will likely be on maternity leave handling a small claims court case as that may be the only thing that will get Shea's attention and have them replace our refrigerator. ... More

I have built four homes with three different builders. My first home was with a very low end builder and was a much better experience than this. Working with Shea Homes has been by far the worst building experience I have ever had when building a home. I have had a real estate investment company for over 15 years. I have renovated sixplexes , triplexes, townhouses, and condos. Therefore, this is not my first rodeo however, it has been the worst rodeo I have ever had. This is an extreme disappointment and grief I want to bring into your notice that we are facing each day since we have moved to our new house. There were lot of plumbing/ drainage issues each day at different corners of the house. The delivery of the house came with lot of problems that we did not expect at all with Shea homes. We trusted that home inspections are properly done by Shea at each point especially in plumbing and drainage matters. At this time, in midnight we have called After hour emergencies to get this drainage and plumbing issues resolved. We were at risk of our lives where there was water all over in the jack and Jill bathroom and one of the attached rooms that too underneath the tiles and carpet that we cannot have any control over. In the night, around 11 pm accidentally I went to use the bathroom where I noticed water leaking in jack and Jill bathroom underneath the toilet seat area and bathroom floor tile and it got spread all over underneath the carpet in one of the attached rooms. This was an extremely disastrous for us to have faced such an issue in the middle of the night. It took away my sleep and I woke up my husband to look into it. Our infant sleeps in these rooms, this was not at all okay for us to compromise with the quality and delivery we have got to what we have invested in. Earlier also, we had noticed that bathroom fixtures were not installed properly which we ignored as minor problems and fixed it ourselves but past few days getting each part of the house dismantled and getting it all fixed while residing with an infant is a huge stress for us. I do not know what else to say to show how unhappy we are. We did not expect this kind of work from Shea. We are awake at this time and getting it fixed is so annoying and disturbing for us. I mean do we have to live in fear that something else might come up in future again. Also, there is a structural issue which we have mentioned before closing. The main door is crooked and have gaps which allow the air to pass through. The warranty rep told me to bend your neck and you won’t see the any problem. Simple items that require attention since 02/01/23 have not been attended to. Typical approach after a sale is finalized. Would not have bought would I have known. I have discouraged partners interested in the community.
