My wife and I were thrilled with our home. Everyone we worked with at THP really helped us through the process and were quick to answer any questions. Very happy with how everything turned out.

The overall process was smooth. The woman that handles the finishing choices was unpleasant and rushes you but the sales office staff was great. Overall I am very happy with the whole process. Sure there is some things that I wish were done a little better such as paint and the seeding of grass but I still feel happy with how it all turned out.

Overall, good experience. Some construction issues with bedroom door not closing, master bathroom shower head not running properly, basement window not properly fitting making gaps and allowing massive wolf spiders to get into the basement. That said, service requests have been submitted and Siobhan has been responsive. Overall, love the home

This was our first new construction home. We were anxious, but TH Properties walked us through the process and explained every step along the way. We love our new home!!!

Have only been here two months so far and everything is fine. Have the typical things with new construction such as nail pops which are unavoidable. All of my concerns or issues found were fixed/corrected before settlement.

We recently moved into the Northgate development and are very satisfied with the overall product. The attention to the final details could be improved. Small little things such as the trim work could have been better. The final painting of the entire house is mediocre, at best. A lot of spots missed and the paint is very thin. For the price of the house, another coat or two of paint would have went a long way and made my review a little better. Overall, a good experience.

We love our new home! We worked with Austin Moyer through the whole process of constructing and creating our new home and he made the process seamless!

THP builds a good home for a competitive price. They are very responsive to questions during the build and have been very quick to correct any problems after settlement. They should pay attention more to the quality of their build and the minor details of products installed such as appliances and faucets. If you're going to install brushed nickel light fixtures and door knobs then matching faucets, towel bars, and toilet paper holders should be standard and not an upcharge. Not to mention their painters need to take more care of their work. I should not have paint on my new carpets and flooring. Very unprofessional on their part. Plus flat paint shouldn't be used in bathrooms or kitchens. Not to mention their kitchen installer installed broken shelves. It will be fixed but it's been 2 months and I still have another month to wait until they come out to repair or replace them. Again it's the attention to detail that needs to be improved. I have had a few issues and the team is still working on some of them. My overall complaint about the house is the quality of the paint. It is a very poor quality paint and they did not do a good job at all. I know they will probably not repaint my home, but hope the quality gets better for the remaining homes.

It seems that after we closed in March of 2019 that items that not have been completed are put on the back burner. Our landscaping has not been completed. But the homes in the Reserves that were built after ours the landscaping is complete. How is that! It unacceptable!!!!!!

Overall, THP builds a nice house. I believe they need to spend more time on the finishing details so they can really impress their buyers. They seem to rush to go to closing, leaving some items unfinished. With that said, this is my second THP home and I do recommend them.

The process of buying the house and building was pretty straightforward. I had just purchased a newly built home 2 years prior so I knew what to expect –mostly. When it came to the options selection process I was much more overwhelmed than in my previous experience as there were just a ton more options and individual customization. My previous built home was more cookie cutter and everything was sold in pre-selected “packages” vs THP who let you customize the home to your liking. This is good and bad as it may be overwhelming at first trying to pick colors, different finishes, etc…. This allows for every home in the community to look completely different on the outside and inside. One of the best things that THP allowed me to do was modify the layout of the interior. I was able to move/push back certain walls make rooms bigger/small or moving them around a bit giving me exactly what I wanted from their already pre-existing floor plan. Overall this is a modern-day manufactured home from a corporate builder, although local and privately owned it is still “manufactured.” They use a 2x6 construction method on all external/load-bearing walls so you get better insulation vs my previous home of 2x4. The materials in the home are what most people would describe as “builder grade” which means. It’s not the crappiest material but in the middle. The home itself is day and night better than my previous home. Everything looks/feels more sturdy and visually I had “A LOT” fewer nail pops and wall cracks on move-in than my previous home. Besides a couple of floors squeak that I need to get addressed, they did a great job. Now, as far as value is concerned, I strongly do not believe this home is worth what I paid. The market in 2020 for home buying has been nuts and everyone is simply overpaying –period! With that said, beyond the 2020 market, the reason why I feel this home isn’t worth its price is that they have another development with the same home 15miles away that starts 100K less. Simply put, you’re not really paying for the home but the land and the area. So I DO NOT think this house is worth the price. I had a pretty good experience with the builder’s team overall except for with the sales designer. I’ll get to that in a moment. Through the phases, you will meet with the salesperson for the architectural design of the home. This person will help with the options for the physical layout of the home. Then you meet with the sales designer. This is the person that helps you with selecting the features inside the home. THP does not have their own internal team that does flooring, bathroom, kitchen so they outsource that to 2 local companies that you meet with to pick the options, etc… which wasn’t the issue. The problem I had with the sales designer was she lacked experience in advising me on different electrical concerns that I had. In my previous home, when I went to the selection they gave me an electrical diagram where all the light switch, power outlets, and cat6/cable would be run. THP did not any of this and the design of the sales didn't know so advised me to add outlets wherever. I now have double outlets in certain areas and some areas where I was informed there were outlets, there aren’t. Also, with my previous home and most homes actually, you would think that cat6 and coax are terminated in the basement. THP does not do this, they terminate it in the garage. Also, their electric panel is in the garage as well. Make sure you ask ALL of those because the designer will not inform you. Service calls are extremely easy to put in. At first, I thought it was a strange system as I would put in a service call to an answering machine and wait for someone to call back, but they get back to you pretty fast. Overall, they did a good job on the home. I wouldn’t give any home 5stars as all the materials are natural and it’s all hand build so I strongly don’t believe any homes should get 5stars as that symbolizes perfection. I would have given THP 4stars but the experience with the sales designer and now having to pay an electrician to add/remove outlets and re-run my cat6/coax left me a little sour. ... More

The sales process went smoothly. Our walkthroughs were thorough and very informative. Two days before closing we found out we had no garage door. They had no idea when it would arrive. They put on some makeshift doors that anyone could break into our garage (no one did break in, but still). After constant inquiries about the garage door, we were continuing to be told they had no idea when we would get it. We threatened to contact an attorney and a couple days later our garage door had arrived and was installed. However, the guy who installed it was miserable because he had to come out on a Saturday to install it. He left after installing the door and we noticed the window in the door was broken. He never told us it was broken. We are still waiting on that to be fixed. Overall, I would say some of the aspects of the house are really nice and some are so so. We did upgrade quite a lot of things in the house which made it much nicer. We believe most of the so so things are probably based on contractors they hired. Some contractors are good and others are not. As far as issues with the house after closing, we are waiting on things to be fixed and the communication on updates is few and far between. I am also waiting on my upgraded stove (I currently have a loaner stove). It was supposed to arrive on 11/4/21 now it is 12/27/21. We shall see if it gets postponed again. You don’t know about any of the back ordered items until a couple of days before closing. You have no choice at that point, but to settle because it is too late to postpone. TH Properties really needs to work on their communication and vetting out bad contractors. Then people would have a more perfect experience with them. ... More

Check your new home very good, because they are not careful with a lot of things. As an example, My heater system doesn’t work properly, keeps upstairs super hot but downstairs cold . Garage door very cheap.

High Meadows

From the beginning I felt like the sales team and design team were kind of over this project. I’m not sure if it was because it was during the Covid pandemic and things were getting rough but still my partner and I always felt like we were just a number to them. The teams were hard to reach, some better than others. Even the ones that were easier to reach, seemed to have gotten annoyed by our questions. The contract stated that the future homeowners weren’t allowed on the premises unless one gets permission. And when you do go and start questioning things, they seemed to have gotten upset or just pushed it aside. The quality was just alright, wasn’t terrible like some other horror stories we’ve heard. The settlement date got pushed and we weren’t notified until a week before when I asked. Then at the final walkthrough, we were told the garage doors won’t be arriving and they don’t know how long. The whole garage door situation was has been a mess and a half. They just keep telling you the same bunch of garbage crap but nothing is getting done about it. I am writing this almost 2 months out from settlement and nothing on the garage door yet. Overall, I’m sure THP was a great builder at one point but I think the Covid pandemic really hit them hard. The builders and construction crew were extremely nice and accommodating. The Inside is very pretty. My upgrade choices were great, no mistakes. The sales person was not nice. The quality of paint is very bad. It marks up when touched. There is no soundproof, which will force me to sell soon. If there was soundproofing the home would have been a super great value.

There seemed to be sub-contractors that were responsible for each aspect of the building process. The problem was that no one seemed to inspect the sub-contractor's work. Painters left sections unpainted, carpenters cut trim moldings too short, chunks out of the baseboards that they tried to cover up with paint and made extra cuts leaving marks on the boards, electrician wired the garage door openers to the opposite garage doors, plumber cut holes in the master bathroom sink cabinet that were too far away from the pipe causing the pipe to be stretched proportionally, terrible job grading the yard - huge rocks and tree roots left in the yard. It took several calls and almost a month to get the trash and recycle cans delivered, Most of the issues could have been resolved if there were oversight by a project manager. Sadly, they weren't resolved even after we and our realtor addressed it with the project manager. We do love the location of our home and the designs that we chose are beautiful. If I could change anything it would to monitor the building process more closely and not agree to settlement until all issues were fixed. ... More

I was very excited to move into my brand new townhome that I spent months designing and patiently waiting to see. The location is great, the staff members at TH Properties have been kind and helpful through the entire process, however, I am very disappointed in the structure and workmanship of the home. After getting the keys to my new home I found out very quickly that the house was not well insulated at all. I can hear my neighbor’s full conversations, I can hear the water running through the pipes every time they turn it on, I can hear their very large puppy barking and playing (yes, there are no weight limits or breed restrictions in the townhomes), I can hear and feel my neighbors garage door opening and closing (the neighbors garage is located directly below my master bedroom) and the noise and movement that happens when my neighbors walk around above my unit is almost unbearable. I also can’t believe that the townhome went through and/or passed an inspection; the covers to a few of my sprinklers hadn’t been removed, we found a live wire (not capped) or connected to anything in my master bedroom outlet, and we had a leak in our HVAC unit the second week of moving in. After speaking with some of my neighbors this seems to have been a trend. I wanted to build a new home so that I didn’t have any problems to worry about but this seems to be more trouble than it is worth. ... More

Communication and responsiveness has been hindered due to the Covid-19 pandemic, but I would still like to receive updates on how the THP team will be moving forward. I am really disappointed in the quality of the finish work in my home. When it comes to the workmanship, my unit has multiple issues; missing slider screen in MB, paint issues throughout the entire home, sloppy stain work on rails & banister, scratches and scrapes all over the cabinetry. I am concerned on how the concerns will be handled.

Total lack of awareness & ignorance to quality of craftsmanship from their selected vendors. -Master bathroom Tile work & Drywall is ugly, dented and borderline incomplete. -We have light switches behind doors. - garbage disposal switch 4 feet from the sink. - flickering recessed lighting. - Electrical outlets on walls where there shouldn't be. One selected offering we took them up on was CAT 5 cables, spread throughout the house, but they chose to run the cables outside which is the very opposite of what should be done with them. Why offer it if you don't know how to do it? To this point, those CAT5’s ports are still inactive. - Not one switch or electrical outlet is in straight, all are visibly crooked. - We have dents on the VINYL outside on the porch. In the end, we bought a $500,000 home and feel like we were treated like people who didn't deserve to rent a $50 a month apartment with a bad landlord ... More

Low quality construction, horrible communication, all vendors used are sub par and prone to error, difficult to build with- shouldn’t take 2-3 months to finalize a price AFTER breaking ground.

I don’t believe y’all handle your occupation with any sense or care of the notion of building quality....( I will spell the word “period” and then leave one . )
