Scammers. Salesman Stephen Collected my initial deposit. Refused to return my money back although promised to refund if home buying process did not work out. I didn’t get any home, they still took my money. Scammers. Future home buyers stay away from scammers like Lennar mortgage. Village Builders at Esperanza new Avante Richmond TX.

This was my second Lennar home, and I must say that the quality and overall experience was completely different from my first purchase. Each step after working with the Sales Consultant was a pure nightmare. I would honestly appreciate it if someone contacted me to discuss.

Good experience, nothing much to complain.

Our experience with Lennar/Village Builders has unfortunately been defined by a significant lack of professionalism and poor communication. The process began with a delay in our home's completion, for which reasons were not clearly communicated. When we finally met with the construction manager, we were met with an unprofessional and condescending attitude. He appeared dismissive of our concerns, often scoffing at them, and refused to acknowledge my email communications entirely. Furthermore, he discussed my emails with my partner without my inclusion, which was highly inappropriate. This dismissiveness extended to the build quality. When we pointed out numerous flaws within the new home, the response was repeatedly that they were "builder grade" or "standard." We did not anticipate needing to make immediate repairs ourselves upon moving into a brand-new construction. Since moving in less than 90 days ago, several issues have surfaced. A major water leak under our front yard was brushed off as a "stuck sprinkler" by the quality manager during our closing day visit, which proved to be incorrect. While the house itself is satisfactory, the constant theme of unprofessionalism and the avoidance of direct answers from the Lennar teams is deeply concerning. We have other concerns to address but are hesitant to submit warranty claims. Incorrect location cant answer survey

Our initial Sr Loan Processor was one of the worse personnel to help us … she did not communicate properly with us throughout the process . At times I was not sure if we were not going to get the loan on time …luckily Lennar sent us another Loan processor & she was excellent along with our initial sales rep Glady .. she did an amazing job .

After deposit given. Business office strong armed closing times, events throughtout end processes. Making repairs responsiveness apprehensival.

There is a mix experience on the process. it depends on the seller POC and Broker POC.

Our sales person John and construction manager Kenneth were both a pleasure to work with. We LOVE the NexGen plan!

Hi, the initial build quality of the home is great but since we moving in we had constant issues with equipment not working including HVAC, leaking washing machines etc.

I think it was probably because i was not incountry

This is my first experience with a new construction. Overall, my impression is positive.

1. On the day of my closing april 21,2025 as stated by lennar that the house is READY TO MOVE in anytime ONCE CLOSING COMPLETED but when i went to my home same day after closing i found it its DIRTY! some one used the guest toilet as there’s a stained of urine in the bowl! I have proofs and pics on it! Floor dirty, cobwebs at the backdoor, carpeted rooms not cleaned! They forgot to clean it before closing assuming that its clean.. and its not acceptable unless the manager or whoever responsible seen it with their own eyes!, i even requested to power wash or clean my driveway.. these person responsible to double check the house before closing must HAVE ROOMS FOR IMPROVEMENT.. 2. SI ENVI gave me a filthy trash cans BOTH yellow and green, lennar should communicate with them regarding this issue as this is a horror experiences for a first time homebuyer. I have proofs pics on my phone. SI Enviro manager was Rude too they don’t care about their job they said to me like this “ im just workin here” 3. Not addressed issues from 1st walk through when i did my 2nd walk through (sink from kitchen NOT FIXED) during that day, they just on the spot when I SAW THAT. A 2nd walkthrough should be finalized and almost done Lennar should add a 3rd/final walkthrough for final checks of your clients. 3. Your DOCU SIGN NOTIFICATIONS STILL KEEP GOING EVERY WEEKEND(from my Email) eventhough transactions has been completed with LOAN Officers, I informed them and they said nothing to do on it, maybe they forgot to hit a button to stop sending me auto docu signs 4. The GUY accompanied me on my first walkthrough doesn’t have idea that DEADBOLTS are included! He said its not when i asked coz its not there during my first visit, then the Quality Manager noticed that during my 2nd walkthrough and managed to fixed it i even mentioned to her about what happened on my 1st visit ... There are a lot of issues at the property that was raised to the closing group like grass from backyard, blue tapes and etc. Nothing was taken care off. Cant get hold of everyone after paying and signing the closing. Dissapointed on customer service. We as new home owners/buyer felt we were left in the air by ourselved by the builder. We cant get help from any. Even my realtor was not sure why those blue tapes and grass that was suppose to be change was not replaced and fix.

The buying process was easy. Certain things about money and costs were wrong and off. Tons of little things wrong with the house. Paint has drips all over the house, like the painters were rushed. Cabinets and marks, scratches, dents, and gouges. Its been almost 5 weeks and still waiting on parts to be replaced. Addict was dirty and units were covered it dirt and dust, I requested that it all be cleaned and it wasn't. Big take aways is poor paint work and cabinets not ready. Big things have been great, but attention to detail to the little things was overlooked.

I am very pleased with the house I purchased from Lennar Village Builders. The process was very easy and the staff were wonderful and responsive. I am fully satisfied with my purchase and recommended Village Builders.

It was a great home buying experience! From the beginning up to the closing date went smooth.

My home buying process was a nightmare. Loan officer was pretty much non existent in the process. Never want to deal with Lennar ever again in the future. Build quality of the home is trouble as well. They left boards, paints, empty bottles all over the garage and the attic. Had to adjust almost all the hinges in the doors.

I bought this home remotely, from another state. The builder’s rep was very helpful for me to make a decision. Fortunately, I have relatives who could do the walk through. Only one issue was found, and that was taken care of quickly. I was allowed an extra walk through before closing, which was appreciated. I love the extras that were included. The appliances are good quality. However, since I paid cash, there’s a lot it needed to find out regarding utilities, HOA, and taxes. More help would be appreciated.

Excellent service everything was done professionally

I recently purchased a new home, the experience was ok but the quality of work and materials is not okay. They give the most basic material with the lowest quality. You also have to purchase gutters, blinds, rods etc. I keep getting air pockets in my concrete and I just moved in. For the amount of money spent the home should come with more and have better materials used.

My experience has be alright due to some issues that I started having with my home it hasn’t been the best but we are working on getting them fixed

Love the models of the homes. But wished they wouldn’t cover cracks or small messed ups with paint.
