The details of finishing were poor. Drops of paint and caulking are still not cleaned up. There are several interior doorway frames with splinters that should have been removed before they were painted. I am submitting a new list of about 10 items the were submitted but not addressed before the walk thru or the final walk thru before closing. Apparently contractors are not required to use drop cloths or required by Lennar or reviewed by Lennar before walk thru. Look at the garage….filthy floor, paint drops every where, wall board paste dropped all along the bottom of walls. Look at the exterior wall at the beginning of the side wall leading from the drive way to the front door. Attic stairs so difficult to close no contractor ever closed them after being in the attic. It took myself and another adult man to close it using a ladder! What is a single home owner supposed to do? Finally, Lennar would not install vinyl plank flooring in the bedrooms and closets even though the carpet had not been installed! Everything about the house look Lustre.

We are very pleased with our purchase. Our builder was exceptional and the warranty team is very prompt and courteous. Our home is beautiful and the community and landscaping is wonderful. The residents are welcoming and the community events are outstanding. The Grand Prairie is the place to be.

The warranty department has promptly solved all the little issues in a new home.

The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.

Home buying experience: Once the deposit is made the customer service starts degrading. Workmanship on the home was terrible. Contractors were lazy. Attention to detail was lacking. So many issues with the home. I was not available for the final walkthrough because I am an out of state buyer and was involved in DNC and RNC operations. The virtual walkthrough was not good enough. When repair issues came up with the home a staff member said “should have been brought up during the walkthrough.” The only staff member that has been outstanding was Kindell the warranty staff member. She makes an honest effort to address all of the issues with the home. Lennar and village builders are so big that the quality control is non-existent. ... More

Very bad builders they use the cheapest materials and bad building. The windows and back door leaks from a normal rain, the attic also leaks. The worse builders please stay away from them. I wish there is zero stars I will give!

The process wasn’t difficult. Lennar is very thorough in its handling of documents and ensuring that the home you are looking to purchase fits your requirements to afford it. Staff is very friendly, but professional, questions answered quickly and no time wasted. The over experience was a pleasant one. I encourage others to consider Lennar homes.

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Next the drywall repairman came, cut the mildewing sections of drywall out, tore out soggy insulation, and left by supervisors order because repairing the drywall without fixing the windows first would just repeat the problem. Now there are giant holes left where there should not be holes and the windows are not fixed. ... More

They move to fast to get homes up and sold so they make money and that reflects on the quality of the homes. Then you have to deal with warranty issues after closing and they try and say certain things are not covered due to Mother Nature although if warranty person would look at the issue they’d see it was clearly not from Mother Nature.

Miss. Cindy Ly did a great job, she show me different models prices and areas, she was in contact with me during all the process and after the process she was in contact with me to guide me and make sure I have all the services to enjoy my new home she is such a professional person.

Two months after closing, 4 closing dates missed on behalf of the builder. The builder had the audacity to try and force me to pay extension fees due to their failures to build a house in a timely manor. The final closing date didn’t happen either. Thankfully the City intervened and forced the keys to be handed over. We still have not received items the sales team said would be given. The leadership of Lennar/Village Builders caused so many issues the construction manager quit as well. Fortunately Bob the builder, Construction Manager took over the job to help fix many issues with the house. We currently have many issues with the house and nothing being done. The salesman has promised items that still has yet to be delivered. I would not recommend this builder to anyone. I have requested the salesman to give me the contact info to his manager and he has refused to do so. Maybe this review will help me get in contact with someone who will actually fix the issues with this house and deliver all the false promises from their sales team. ... More

Besides a few minor things this was a beautiful home ..

I really love my home, it fits my personality and my lifestyle. There are only four (4) draw backs that prevents me from giving 5 stars. 1. None of the windows in the living room, kitchen areas can be opened to allow fresh air to come in, there are (5) useless windows. 2. The attic fold down stairs when extend to go into the attic lays right next to the open where you look down from the second floor. This is concerning to me because, if you slip and fall off the attic steps/stair you can fall over this overlook spot down to the first floor. 3. (Not as important as 1 & 2) I don't have a soaking tub in the master. I would gladly given up that closet next to the shower for room for a tub and shower. 4. There is a through-way from the closet to the laundry, there is only one light switch. If you come through the laundry area you have to walk through the closet to turn the light on. It's okay if If you walk through the master bathroom to the laundry room because the light switch is in the master bath. Even with all of these draw-backs, I am extremely happy, but will need to make modifications later. I really do love my house. ... More

Builder was amazing and attentive. Warranty rep has been amazing. Overall very happy with my purchase. Only downfall is the neighboring construction

In general, the house we bought is good. However, I think it is missing some details that could make it even better, such as: the Gutters around the house were not installed, the drainage of the patio is not entirely good due to the inadequate slopes, the vinyl floor was left with stains that are very difficult to remove, inadequate splices in some vinyl floor sheets, some doors are not well leveled and do not close properly, some appliances have malfunctioned, etc.

My home buying experience was incredibly simple, all thanks to exceptional sales agent, Jackie. Their responsiveness and proactive attitude made everything seamless. Every question I had was promptly addressed, ensuring a stress-free process from start to finish. I had a great experience with the sales and operations staff. It was the title company that caused the problem. It was a cash sale and Lennar had my funds for two days before closing. At 7:00 p.m. the night before I get a call from a person at the title co. that says I need a letter since a man named Edward Jones sent the funds. I asked if she was kidding. If I did not get the letter I could not close. I was furious. They wait until 7: 00 p.m. on the night before a 9:00 a.m. close to tell me this. Sorry service and less than intelligent person handling the paperwork. This process is stressful enough and then dealing with your incompetent staff just makes things worse. Shame on you. ... More

Everyone has been great. From the saleman, the construction manager, Mortgage, title, and now warranty customer service! We love the look, layout, and feel of our new home.

You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

I felt confident and safe during this whole process. Overall home quality is great and any minor issues we were responded to in reasonable time. So far I feel good about buying my first home and in safe hands.

My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. I showed up to a filthy house and filthy toilets one of which was broken. The under counter lighting was a cost-cutting measure among a few other things I thought I was getting. The concrete slab was reduced to smaller and no gutters. It felt like a bait and switch to sell me my home. The construction managers, warrantee staff and customers deserve better. I know that Village Builder was bought by Lennar and I hope that they strive to do better to live up to that name because I thought that was what I was getting. ... More
