The experience had it's ups and downs as you would expect when building a home from start to finish, but over all the experience was good. The workmanship is okay, but the quality of the materials in some areas seems lacking for an expensive home (e.g. cheap paint, sink disposer) - things you don't really notice until you're in the house for a little while. We love our new home and would build with VB again. The trades are a bit careless and that's where you have to really stay on top of things.

The details of finishing were poor. Drops of paint and caulking are still not cleaned up. There are several interior doorway frames with splinters that should have been removed before they were painted. I am submitting a new list of about 10 items the were submitted but not addressed before the walk thru or the final walk thru before closing. Apparently contractors are not required to use drop cloths or required by Lennar or reviewed by Lennar before walk thru. They move to fast to get homes up and sold so they make money and that reflects on the quality of the homes. Then you have to deal with warranty issues after closing and they try and say certain things are not covered due to Mother Nature although if warranty person would look at the issue they’d see it was clearly not from Mother Nature.

My home buying experience was great. The later process of the contractor coming to correct issues in the home has been horrible. The liaison that are in charge of scheduling, have not been consistent with making sure that the jobs are completed are done properly. There are still areas where contractors have replaced framing on a door, and the painters, which were scheduled to following the framing process have yet to show up. We should be enjoying the home but, the is has been a lack luster experience thus far. Not pleased with this process at all!!!

Our Sales Consultant was amazing. Construction managers changed towards the end. First was quick and attentive. Second started off slow but came around. Questionable quality from kitchen cabinet and driveway contractors. Mortgage process was subpar.

Lennar mortgage is absolutely awful

Our sales person John was great. Lennar mortgage was awful to deal with, they absolutely did not have their act together. They didn’t listen, they made unnecessary changes to our loan causing more paperwork and potential delays only to not use the changes. They lacked a basic understanding of their job.

On the day of my closing april 21,2025 as stated by lennar that the house is READY TO MOVE in anytime ONCE CLOSING COMPLETED but when i went to my home same day after closing i found it its DIRTY! some one used the guest toilet as there’s a stained of urine in the bowl! With the amount of warrantee/service request submissions and overall sloppiness in work, one might expect this in a starter home and not a home with a $700,000 price tag. My first home purchase, a starter home by Pulte, in 2004 at a whopping $100,000 had better craftsmanship and I only had one warrantee/service request in the 8 years of living there. To say that I am disappointed is an understatement.

I personally think it's unfortunate that you are forced into a virtual closing with no options of receiving your personal documents unless you personally print them or save them to a device. With a virtual closing there is no one to explain any documents they just have like a docusign type of document, so hopefully you understand it all. I have had to have at least 4 service calls. I found doors not set right, water not connected, a gate that doesn't latch, scratched doors, and a chipped tile. My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. Felt like the process was rushed. Didn’t get really much info unless we press on them for it. We are first time homebuyers, which everyone we talk to is aware about. We kind of expect that we will be guided more. Our seller agent was done with us after the first meeting, felt like he didn’t have any idea about what’s happening as well. Issues were brought up after the final walkthrough, and had to wait for more than a month after closing for it to be resolved. Other than that, the house is good.

Working with Lennar was not a great experience. I find the quality of the home to be lacking compared to builders in East Texas. Mainly carpeting in high traffic areas. The lack of lower pressure, energy saving water fixtures, ceiling fans and under the counter lighting in the kitchen. All these are huge differences at the same price point as new construction homes in East Texas and the Dallas area. I have replaced the carpeting and installed ceiling fans.

1. The day if the final walk many details of the home were still not completed. Told Lennar Sales rep I wouldn't sign if House was not finished and said that I could lose the interest rate I got if I didn't sign and said I would be able to submit service requests under warranty. 2. Village Builders is supposed to be the luxury division of Lennar, but it just didn't live up to the expectations of a luxury builder. As we got the keys, we came to the front door to find two old dirty, wet pieces of carpet on the porch which i had to remove to get in the house. We found out the uncomfortable way a few days later that the dehumidifier wasn't plugged in up in the attic, the breakers for both A/C units were turned off so those didn't work until I started to try and figure out why the house wasn't cooling. It’s like they read a script. There’s no altering the plan. You are just another number, especially with the sales rep Jemisha in Houston. Keep an eye on the builders and verify your contract options. I would not build with them again

I recently purchased a new home, the experience was ok but the quality of work and materials is not okay. They give the most basic material with the lowest quality. You also have to purchase gutters, blinds, rods etc. I keep getting air pockets in my concrete and I just moved in. For the amount of money spent the home should come with more and have better materials used.

Overall, the layout and design of the house are quite good. However, the materials used are noticeably cheap, and the subcontractors appear to be the most budget-friendly available. It's essentially a minimum-standard home from a high-volume builder. The landscaping company was by far the worst. They left trash around the house, and the sod installation was poorly done—uneven, patchy, and bumpy.
