In general, the house we bought is good. However, I think it is missing some details that could make it even better, such as: the Gutters around the house were not installed, the drainage of the patio is not entirely good due to the inadequate slopes, the vinyl floor was left with stains that are very difficult to remove, inadequate splices in some vinyl floor sheets, some doors are not well leveled and do not close properly, some appliances have malfunctioned, etc.

All people we worked with showed real concern and interest in our being happy with our purchase. Laura responded honestly and professionally to our requests. Maina (sp? sorry) was VERY good with making sure we were pleased with the outcome of the home. Caesar, was super nice and I believe tried to help as much as possible. Everything UP TO the final walk was awesome. Then, we sign the papers, and make the payment and the house was a mess when we moved in. The tile person did not repair as expected and left a lot of dirt on the walls and did poor work with the repairs. I can not believe that this could have been as bad as it was. Really disappointed with that. The house in general was dirty. Windows, floor, carpet all dirty. Then the painter, that came in fixed the issues, but left spots all over the floor where he was working. In every spot. I wish that this part of the sale went as well and it really makes me concerned about pulling the workers back into my house as I don't want other issues. Caesar was very professional and helpful, but unfortunately, sometimes your contractors can really snowball that great service. I do love our home, but at any price point in a home, I really wished that the final part of the process was shown some pride in workmanship I am hopeful that there is a turnaround of our views after we have warranty work done. Walk through was very responsive.

Im happy with the piece of land and floor plan but the quality of workmanship and materials were not too good.

We moved into our home and have many outstanding issues that were not fixed promptly. It felt like once the home was sold to us, making sure things worked correctly was not a top priority. Also, communication with customer service has been very difficult. I've had to submit questions 7 different ways and still am not getting clear answers.

Nothing to say other than the lowest grade of Sherwin Williams paint was used. Not sure where else corners were cut.

The material that has been used is not quality specially wall pants, doors, and carpet installation.

They move to fast to get homes up and sold so they make money and that reflects on the quality of the homes. Then you have to deal with warranty issues after closing and they try and say certain things are not covered due to Mother Nature although if warranty person would look at the issue they’d see it was clearly not from Mother Nature.

Village Builders builds a beautiful home. It rivals some of the most expensive homes on the market. The downfall with this builder is the experience we've had with their warranty department. They are slow to respond to repair requests. It often takes them several attempts to get some of our requests right. The communication is slow to nonexistent with them as well. We just want to feel like we're being well taken care of and not ignored in regards to the biggest investment most people will ever make. Village Builders falls far short in this regard.

My home buying experience was great. The later process of the contractor coming to correct issues in the home has been horrible. The liaison that are in charge of scheduling, have not been consistent with making sure that the jobs are completed are done properly. There are still areas where contractors have replaced framing on a door, and the painters, which were scheduled to following the framing process have yet to show up. We should be enjoying the home but, the is has been a lack luster experience thus far. Not pleased with this process at all!!!

Our sales person John was great. Lennar mortgage was awful to deal with, they absolutely did not have their act together. They didn’t listen, they made unnecessary changes to our loan causing more paperwork and potential delays only to not use the changes. They lacked a basic understanding of their job.

When it comes to responding the issues they are very efficient.

Working with Lennar was not a great experience. I find the quality of the home to be lacking compared to builders in East Texas. Mainly carpeting in high traffic areas. The lack of lower pressure, energy saving water fixtures, ceiling fans and under the counter lighting in the kitchen. All these are huge differences at the same price point as new construction homes in East Texas and the Dallas area. I have replaced the carpeting and installed ceiling fans.

Village Builders is supposed to be the luxury division of Lennar, but it just didn't live up to the expectations of a luxury builder. As we got the keys, we came to the front door to find two old dirty, wet pieces of carpet on the porch which i had to remove to get in the house. We found out the uncomfortable way a few days later that the dehumidifier wasn't plugged in up in the attic, the breakers for both A/C units were turned off so those didn't work until I started to try and figure out why the house wasn't cooling. Their spec sheet boasts nickel door hardware, but I guess hinges aren't considered door hardware which I would expect from a "luxury" builder. There was nickel door knobs, door stops and lighting, but the fixtures in the bathrooms were just the usual chrome used by every other builder, so, not very luxury. They are pretty responsive for anything thst needs attention however. I had several service requests which were taken care of easily. The fact thry put in nice tile throughout the home was very nice and the crown molding in all the main part of the home is also nice. Overall we really like the home, but when you sell yourself as the "Luxury Division " of the builder, there are heightened expectations especially since we have purchased a Lennar home before in another state and just expected a next level experience. ... Nice home for new home buyers.

Little things missed or taken for use on another house involve consistent and constant reminders until run out of time. And everything has to go through an on line manner. Personal contact is never enough

Let me start by saying we love the design and floor plan of our home. We are extremely happy with the home as far as it meeting our needs. However, it is highly apparent that the emphasis during construction is speed and not accuracy. While on vacation over the summer our breaker panel went out resulting in a complete loss in home power. The entire breaker panel and refrigerator had to be replaced because of this issue. Multiple small plumbing leaks We are missing one of the decorative box beams in the dining room. We have asked about resolution to this issue but have not received a response in a month. Leaking Master Bedroom sink and toilet- still waiting to be resolved Drainage issues- our side yard remains consistently wet. As I mentioned above, we love our home. However the "side effects" of the construction and issues are frustrating. ... More

Very helpful in the process, great quality home

- Financing process was tedious but finally it worked out fine. - calling for repairs is very slow and challenging process.

My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. I showed up to a filthy house and filthy toilets one of which was broken. The under counter lighting was a cost-cutting measure among a few other things I thought I was getting. The concrete slab was reduced to smaller and no gutters. It felt like a bait and switch to sell me my home. The construction managers, warrantee staff and customers deserve better. I know that Village Builder was bought by Lennar and I hope that they strive to do better to live up to that name because I thought that was what I was getting. ... More

Felt like the process was rushed. Didn’t get really much info unless we press on them for it. We are first time homebuyers, which everyone we talk to is aware about. We kind of expect that we will be guided more. Our seller agent was done with us after the first meeting, felt like he didn’t have any idea about what’s happening as well. Issues were brought up after the final walkthrough, and had to wait for more than a month after closing for it to be resolved. Other than that, the house is good.

1. The day if the final walk many details of the home were still not completed. Told Lennar Sales rep I wouldn't sign if House was not finished and said that I could lose the interest rate I got if I didn't sign and said I would be able to submit service requests under warranty. 2. Even though materials used seem to be better than other houses I saw, finishes were poorly made: paint on the floor, caulking, dirty bricks; connections were not properly made so that all rooms had internet. For a "Village Builder" house which has theoretically better finishes than Lennar, these details were not taken care of. 3. Grass had to be replaced the day of closing but they only changed part of it and promised they'd replace the rest if it didn't grow back. I submitted a service request and what they did is send a guy with fertilizer and asked me to wait a month to if it gets better. It's all weed and nothing is growing in the areas they didn't replace before closing. 4. Customer Care guy (the one who takes care of my warranty requests) is attentive and shows willingness to help, and has been very patient. Except for the grass, the rest of my service requests have been taken care of. If it wasn't for him, the experience would've been more stressful. 5. Since the appraisal was the same as what I paid, I guess the value for what I am paying is ok. I only wish I didn't have to be submitting service requests for that many things. A house should be completed when one sign, not with these many details to be fixed. If you are buying a Village Builder home, just make sure to check everything before signing, and don't let them rush you. ... More

It’s like they read a script. There’s no altering the plan. You are just another number, especially with the sales rep Jemisha in Houston. Keep an eye on the builders and verify your contract options. I would not build with them again

Village builders builds a nice home, but not a great home. Quality of contractors working on home was sub-par. Many issues with plumbing, HVAC, electrical, tile work, roofing, finishing work.
