I always had a fear that I won’t get the house. Once I got the house many things are not wee done for the price I paid for the house. I find deficiencies every day.

My home buying experience was great. The later process of the contractor coming to correct issues in the home has been horrible. The liaison that are in charge of scheduling, have not been consistent with making sure that the jobs are completed are done properly. There are still areas where contractors have replaced framing on a door, and the painters, which were scheduled to following the framing process have yet to show up. We should be enjoying the home but, the is has been a lack luster experience thus far. Not pleased with this process at all!!!

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

Village Builders is supposed to be the luxury division of Lennar, but it just didn't live up to the expectations of a luxury builder. As we got the keys, we came to the front door to find two old dirty, wet pieces of carpet on the porch which i had to remove to get in the house. We found out the uncomfortable way a few days later that the dehumidifier wasn't plugged in up in the attic, the breakers for both A/C units were turned off so those didn't work until I started to try and figure out why the house wasn't cooling. Their spec sheet boasts nickel door hardware, but I guess hinges aren't considered door hardware which I would expect from a "luxury" builder. There was nickel door knobs, door stops and lighting, but the fixtures in the bathrooms were just the usual chrome used by every other builder, so, not very luxury. They are pretty responsive for anything thst needs attention however. I had several service requests which were taken care of easily. The fact thry put in nice tile throughout the home was very nice and the crown molding in all the main part of the home is also nice. Overall we really like the home, but when you sell yourself as the "Luxury Division " of the builder, there are heightened expectations especially since we have purchased a Lennar home before in another state and just expected a next level experience. ... The team was easy to work with, the pricing and size of our home was what we needed in our retirement years. The team responded in a timely manner to any small problems that came up. The tradesmen were good at the jobs they did along each step in building our home.

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

Really great overall experience. The home is beautiful. Communication during the process was a bit challenging at times, but overall still good. Quality seems great. A little concerned about how easy my new hardwood floors seem to get scratched or marked up, even with great care taken. They should consider a harder poly coating or more layers.

The experience with Brian & Village Builders was amazing. Very thorough - great meetings going over the house in the lead up the purchase. He also followed up after the sale.

Village builders builds a nice home, but not a great home. Quality of contractors working on home was sub-par. Many issues with plumbing, HVAC, electrical, tile work, roofing, finishing work.

Quality was average with the materials and the finish The customer service has been excellent so far especially with Derek who was very helpful resolving our issues reported It’s a bit pricey with the current market status and demand. Overall we are happy with the purchase of our new home with village builders/lennar

My overall experience with Village Builders has been great from the beginning to now. I am really enjoying my home and all it’s perks inside-out. Everyone I have worked with has made my home buying experience to be truly rewarding.

Good experience, builder went above and beyond to ensure satisfaction.

While there were some issues that were found post closing, the warranty manager was able to resolve them in a reasonable amount of time. During constriction the construction manager was pro active in solving issues that arose.

The quality and service provided from the entire team was fantastic! And the experience in every aspect of the process was smoothly, they answer all your questions and do what they say. The responsiveness for every concern is very efficient and any issue is addressed in a timely manner. Great service for home buying.

It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

Im happy with the piece of land and floor plan but the quality of workmanship and materials were not too good.

Good builder with nice homes.

Our construction manager rushed us into closing on our home without several items completed. Since our close, we haven't heard from him. I had to reach out to his manager to gain traction on the process. It seemed like a lot of promises without the results.

The process felt rushed from start to finish. Upon hiring a home inspector it was discovered that there were a number of obvious defects in craftsmanship and attention to detail. Overall the home is beautiful and the materials used increase the value of the home.

The house is nice with quality materials. Purchase price right at $1,0m and the craftsmanship is not any better than some of the cheaper investment properties I own. In fact, Craftmanship is pretty poor across the board. Another frustration is we have been in the home 2.5 months and have a pretty substantial punch list of about 40+ items. I have built 4 homes and usually the punch list is knocked out in about 30-60 days with maybe some minor items lingering past that time frame. To date in writing this review VB has moved the porta potty to the next door neighbors yard and made one repair to the sprinkler system (they still have 2 zones to correct). All other 35ish+ items items have not been addressed. It is extremely frustrating. Back to quality, I will share some good things and bad: Framing - Had a pre-drywall inspection and the inspector was impressed Masonry - above average Irrigation system - poor (have had issues in three different zones already) Trim - Pretty pathetic, not flush, scrapes and gashes all over it, gaps in the trim, nail holes, etc -Painting/Texture - painting is fine, we have large beams and a 20+ foot ceiling, it looks like they didn't put drop cloths down and we have stain all over our wood floors, the beams in the bathroom (Similar setup) the stain looks very sloppy, texture was very poorly applied and inconsistent throughout the house -Cabinets - our cabinets actually look pretty nice, their are some minor issues but nothing worth noting -Flooring - wood looks and tile looks nice throughout house -Bathroom - Biggest gripe is in our two downstairs bath where they have higher end finish outs. Their subcontractor for the shower glass - I really dislike how they did it and personally think they were skimping to try make more profit. VB acts like it is fine - my wife and do a lot of real estate, my desginer, and my wife's uncle who owns a glass company all have never seen a shower finish out how they performed it. Overall - house looks "nice" but the craftsmanship is pretty poor. I like the team from VB but the fact remains they are moving at a snails pace in getting anyone out here on the home. I get in the current market conditions it can be challenging to get quality subs but they are owned by Lennar and a publicly traded company. They should be working with higher quality subs if that is the issue. We have done a decent sized remodel of the new home (we did not get to pick any design elements) and our team accomplished a ton in 6 weeks. They have completed 2 items off the punch list. In Austin, housing is at such a shortage any builder can operate how they do and will have a wait list for home purchases. That probably won't be fixed anytime soon. Please do not buy from Lennar. They over promise and under deliver. Horrible construction quality, cheap material. Do not get trapped in what they say.

Great/timely communication from all folks involved in the homebuying process and a high quality of craftsmanship. When there have been issues, the builder is quick to respond/address.

While exploring options for our new home we had multiple options to choose from and also took feedback from our friends living in Alina and owning Wentworth series from Village/Lennar. Overall the experience was good. We did had major hiccups with the clearance with the lot we received, delays and change in lot, but I must give it to the sales rep John M. for finding the alternate solutions with the developer, that is customer service right there for us. During construction phase generally the Construction Manager Antony was supportive and provided the right visibility and explanation on why's and how's. We are hoping quality of overall finish will continue to be good and this house will holdup safe and sound for long. There are we be some warranty items/issues, and we are confident they will be resolved/fixed during the warranty period. Overall we are happy with the product and the service and hoping we will carryforward the legacy of being the Good Ambassador's of Village/Lennar Homes. ... More
