Nice home for new home buyers.

Little things missed or taken for use on another house involve consistent and constant reminders until run out of time. And everything has to go through an on line manner. Personal contact is never enough

Let me start by saying we love the design and floor plan of our home. We are extremely happy with the home as far as it meeting our needs. However, it is highly apparent that the emphasis during construction is speed and not accuracy. While on vacation over the summer our breaker panel went out resulting in a complete loss in home power. The entire breaker panel and refrigerator had to be replaced because of this issue. Multiple small plumbing leaks We are missing one of the decorative box beams in the dining room. We have asked about resolution to this issue but have not received a response in a month. Leaking Master Bedroom sink and toilet- still waiting to be resolved Drainage issues- our side yard remains consistently wet. As I mentioned above, we love our home. Very helpful in the process, great quality home

- Financing process was tedious but finally it worked out fine. - calling for repairs is very slow and challenging process.

I personally think it's unfortunate that you are forced into a virtual closing with no options of receiving your personal documents unless you personally print them or save them to a device. With a virtual closing there is no one to explain any documents they just have like a docusign type of document, so hopefully you understand it all. I have had to have at least 4 service calls. I found doors not set right, water not connected, a gate that doesn't latch, scratched doors, and a chipped tile. Things will never be perfect when you buy a home, but some things could be better and are clearly rushed when throwing together a house. ... More

My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. I showed up to a filthy house and filthy toilets one of which was broken. The under counter lighting was a cost-cutting measure among a few other things I thought I was getting. The concrete slab was reduced to smaller and no gutters. It felt like a bait and switch to sell me my home. The construction managers, warrantee staff and customers deserve better. I know that Village Builder was bought by Lennar and I hope that they strive to do better to live up to that name because I thought that was what I was getting. ... More

Felt like the process was rushed. Didn’t get really much info unless we press on them for it. We are first time homebuyers, which everyone we talk to is aware about. We kind of expect that we will be guided more. Our seller agent was done with us after the first meeting, felt like he didn’t have any idea about what’s happening as well. Issues were brought up after the final walkthrough, and had to wait for more than a month after closing for it to be resolved. Other than that, the house is good.

1. The day if the final walk many details of the home were still not completed. Told Lennar Sales rep I wouldn't sign if House was not finished and said that I could lose the interest rate I got if I didn't sign and said I would be able to submit service requests under warranty. 2. Even though materials used seem to be better than other houses I saw, finishes were poorly made: paint on the floor, caulking, dirty bricks; connections were not properly made so that all rooms had internet. For a "Village Builder" house which has theoretically better finishes than Lennar, these details were not taken care of. 3. Grass had to be replaced the day of closing but they only changed part of it and promised they'd replace the rest if it didn't grow back. I submitted a service request and what they did is send a guy with fertilizer and asked me to wait a month to if it gets better. It's all weed and nothing is growing in the areas they didn't replace before closing. 4. Customer Care guy (the one who takes care of my warranty requests) is attentive and shows willingness to help, and has been very patient. Except for the grass, the rest of my service requests have been taken care of. If it wasn't for him, the experience would've been more stressful. 5. Since the appraisal was the same as what I paid, I guess the value for what I am paying is ok. I only wish I didn't have to be submitting service requests for that many things. A house should be completed when one sign, not with these many details to be fixed. It’s like they read a script. There’s no altering the plan. You are just another number, especially with the sales rep Jemisha in Houston. Keep an eye on the builders and verify your contract options. I would not build with them again

Village builders builds a nice home, but not a great home. Quality of contractors working on home was sub-par. Many issues with plumbing, HVAC, electrical, tile work, roofing, finishing work.

Pending issues for 4 months

Workmanship and design need improve.

Mortgage experience was the worst possible. Slow responses and asking questions about issues the underwriters should have understood. Warranty issues were resolved, but attitude was poor. Lack of followup.

I love my home but the ratings are based on the workmanship and the price. Small things like bad painting, caulking, and having to follow-up on work orders.

The experience on the workmanship regarding interior painting, caulking and cabinetry has been a very bad experience for us. One of the laborers (paint) said since they did not make much money, therefore, they really didn't try very hard to do a good job. We needed them to come back too often because they would not pick-up all the touch ups or the caulking that was needed. Both Village Builders homes we purchased had they same issue including the cabinetry. They were delivered damaged or damaged when unloading or installed. We are happy with the floor plans and exterior design. The salesperson and construction superintendent did their best to comply with our requests and I know they were frustrated, but they very helpful and responsive. ... More

Quality of workmanship - Installed a 220 outlet for a range, in laundry room. Had to $100 to have it changed to dryer 220 (leaving on trip and needed dryer Lennar said they would have someone within a week). The wood rails on back deck - needed sanding - used some wood with big chucks missing on side rails.

Responsiveness to certain issues is very slow

Overall, the layout and design of the house are quite good. However, the materials used are noticeably cheap, and the subcontractors appear to be the most budget-friendly available. It's essentially a minimum-standard home from a high-volume builder. The landscaping company was by far the worst. They left trash around the house, and the sod installation was poorly done—uneven, patchy, and bumpy. It’s honestly embarrassing compared to homes by other builders in the same community, like Perry Homes and Coventry. I would have gladly paid tens of thousands more for a house built with higher standards, better materials, and greater attention to detail. Lennar’s current strategy of prioritizing cheap, high-volume builds may boost short-term numbers, but it risks damaging the brand in the long run. ... More

It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

We have built 3 other new homes so we have alot to compare against. This was an average experience with an average quality home/builder. Likely would not contract with them again, but they were only builder available in the area we wanted to be in.

The buying experience wasn’t good. Thugs were not fixed at closing and customer service rep did not respond to our issues accordingly.

You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

There were delays for several months. The quality of paint, texture was very bad. Even Lennar home inspector was surprised on the bad quality. We still see some texture patches falling.

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money
