Let me start by saying we love the design and floor plan of our home. We are extremely happy with the home as far as it meeting our needs. However, it is highly apparent that the emphasis during construction is speed and not accuracy. While on vacation over the summer our breaker panel went out resulting in a complete loss in home power. The entire breaker panel and refrigerator had to be replaced because of this issue. My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. Felt like the process was rushed. Didn’t get really much info unless we press on them for it. We are first time homebuyers, which everyone we talk to is aware about. We kind of expect that we will be guided more. Our seller agent was done with us after the first meeting, felt like he didn’t have any idea about what’s happening as well. Issues were brought up after the final walkthrough, and had to wait for more than a month after closing for it to be resolved. Other than that, the house is good.

1. The day if the final walk many details of the home were still not completed. Told Lennar Sales rep I wouldn't sign if House was not finished and said that I could lose the interest rate I got if I didn't sign and said I would be able to submit service requests under warranty. 2. Even though materials used seem to be better than other houses I saw, finishes were poorly made: paint on the floor, caulking, dirty bricks; connections were not properly made so that all rooms had internet. It’s like they read a script. There’s no altering the plan. You are just another number, especially with the sales rep Jemisha in Houston. Keep an eye on the builders and verify your contract options. I would not build with them again

Village builders builds a nice home, but not a great home. Quality of contractors working on home was sub-par. Many issues with plumbing, HVAC, electrical, tile work, roofing, finishing work.

Mortgage experience was the worst possible. Slow responses and asking questions about issues the underwriters should have understood. Warranty issues were resolved, but attitude was poor. Lack of followup.

The experience on the workmanship regarding interior painting, caulking and cabinetry has been a very bad experience for us. One of the laborers (paint) said since they did not make much money, therefore, they really didn't try very hard to do a good job. We needed them to come back too often because they would not pick-up all the touch ups or the caulking that was needed. It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

Low profile, low quality for half-million

You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Ever since I had moved in, I have had issues with the drainage and the grading of the lot. I have communicated this issue with the warranty representative and the warranty representative manager. They only address this issue by putting a band aid on it and not fixing the problem. The project manager installed a retention wall that does not extend all the way down the side of the backyard like it is designed to do. Construction side very responsive and cater to your need. But will not recommend to anyone due because sale representatives very tricky and feel like they ripping you off if they know by the time you done building and market price go up they will try to scamming more money out of your pocket. I have a very stressful through this buying experience from buying a home with you guys. This is my third time buy home and this is the most bad experience I have from all of my previous builder. The one star I give is for the construction only.

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.

Long story short, we had 3 sales people and 3 foremen throughout this process and the problems don't end there. The final foreman was amazing but he had to repair and fix a lot of stuff the other crews did poorly. The customer care rep is working hard for us but again, we should not have to be repairing this many things with a brand new $500K home.
