As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

Poor workmanship throughout the entire home.

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Next the drywall repairman came, cut the mildewing sections of drywall out, tore out soggy insulation, and left by supervisors order because repairing the drywall without fixing the windows first would just repeat the problem. Now there are giant holes left where there should not be holes and the windows are not fixed. ... More

Overall, the quality of workmanship left a lot to be desired. We were very disappointed in the quality and are still having to have things repaired that should’ve been fixed in the initial walk through.

Ever since I had moved in, I have had issues with the drainage and the grading of the lot. I have communicated this issue with the warranty representative and the warranty representative manager. They only address this issue by putting a band aid on it and not fixing the problem. The project manager installed a retention wall that does not extend all the way down the side of the backyard like it is designed to do. When I asked why it was not done properly, the response was “I don’t know”. I then inquired on getting the wall done properly I was told no! They will not do that. Their only response to the issue was more drains. There are more issues involved, however I will not be long winded about it on this platform. I’m saving that for my attorney. I’m not a satisfied customer and I will NOT recommend Village Builders to anyone. I feel like once village Builder got their money they are done with me. The crew that worked on my house were very careless. They made quite a few mess to my house

Construction side very responsive and cater to your need. But will not recommend to anyone due because sale representatives very tricky and feel like they ripping you off if they know by the time you done building and market price go up they will try to scamming more money out of your pocket. I have a very stressful through this buying experience from buying a home with you guys. This is my third time buy home and this is the most bad experience I have from all of my previous builder. The one star I give is for the construction only.

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.

Long story short, we had 3 sales people and 3 foremen throughout this process and the problems don't end there. The final foreman was amazing but he had to repair and fix a lot of stuff the other crews did poorly. The customer care rep is working hard for us but again, we should not have to be repairing this many things with a brand new $500K home.

Ensure that you hire a thorough inspector as the house has had tons of workmanship issues. From lawn issues to sagging pantry and closet shelves.

It is a beautiful home. However, I feel like it the builders did not take pride in their work and the overall construction was rushed. I had an inspection prior to closing however, I'm still finding construction errors.

Poor quality workmanship. Seems like no one cares about doing quality work or attention to detail. They just slap it together and don't even try to make sure it's done properly. Basically, they hope you don't notice the poor quality and multitude of mistakes at the walk through so you will just sign off on it. White hinges-not sure if the lazy painters just painted over them but that's not what we paid for. Whoever installs the doors is incompetent. Not one door in the house is hung properly. Nearly every hinge was not morticed properly. Looks like a 10 year old did it. Well, many things in the house look like unskilled labor did it. And be careful about asking them to come fix something they did wrong in the first place because there is a good likelihood that they will not do a good job or end up making things worse. So I am to the point that if I can do it myself, even though it's a warranty item, I will choose not to call them and do it on my own. not enough breakers in the box to allow for multiple plugs to be used on the outside of the home. There is a single 15v amp for all electrical outlets on the outside of the home. Yards are disaster zones that will cost you money to fix, level and correct their landscaping issues. Mainly drainage, sprinkler system and grass. Lots of garbage left in yard and they just threw sod on top of it.

VB has a great representative, Charles. We were very thankful and ultimately, appreciate his assistance during the time of our home purchase. However, they didn’t have efficient customer service in that they did not follow up with all the questions and concerns that we have experienced with our new home.

Home buying experience: Once the deposit is made the customer service starts degrading. Workmanship on the home was terrible. Contractors were lazy. Attention to detail was lacking. So many issues with the home. I was not available for the final walkthrough because I am an out of state buyer and was involved in DNC and RNC operations. The virtual walkthrough was not good enough. When repair issues came up with the home a staff member said “should have been brought up during the walkthrough.” The only staff member that has been outstanding was Kindell the warranty staff member. She makes an honest effort to address all of the issues with the home. Lennar and village builders are so big that the quality control is non-existent. ... More

I was so excited to purchase this home as it is beautiful, nice location, and great size. However, I’ve been here for almost 2 months now and constantly having problems. The home buying process was horrible, I should have stuck with a bank instead of Lennar mortgage, as they gave me the runaround for several months, and was not good at checking their paperwork, or communicating. The only positive thing I will say is that the warranty personnel have been very courteous and do try to fix the issues that arise. The problem is there’s just too many issues rising considering this is new home.

The HVAC is very bad, not met the standard of Air Conditioning Contractors of America, Manual J. According ACCA, the house must have two 4 tons of HAVC, but Lennar installed two 3 tons of HVAC, below the standard requirement. We are very disappointed, and no peace of mind since we moved in. Please contact your engineering department about this issue and help to solve the problem of low capacity our HVAC.

Not happy with several things with our new build. The sod that was laid was terrible looking when it was first laid & it has not filled in like the David Weekly home next door. The sod next to us was lush & green from the start. Finish items that were on our list to complete never got finished, trim was not installed in bathroom & several places were not caulked. Also the front of out house was not like the Bristol picture we were sold on. Would not buy another Village Builder home

We had the worst experience working with Village Builders. Our salesperson and her manager were unprofessional and offered no resolution to our concerns. They were unknowledgeable about the features of our new home and made no attempt to make us feel comfortable. We do love our home, but the home buying process for our home was a nightmare for us (especially with us being first time home buyers). If we ever purchase another home in the future, it will not be with Village Builders.

Two months after closing, 4 closing dates missed on behalf of the builder. The builder had the audacity to try and force me to pay extension fees due to their failures to build a house in a timely manor. The final closing date didn’t happen either. Thankfully the City intervened and forced the keys to be handed over. We still have not received items the sales team said would be given. The leadership of Lennar/Village Builders caused so many issues the construction manager quit as well. Fortunately Bob the builder, Construction Manager took over the job to help fix many issues with the house. We currently have many issues with the house and nothing being done. The salesman has promised items that still has yet to be delivered. I would not recommend this builder to anyone. I have requested the salesman to give me the contact info to his manager and he has refused to do so. Maybe this review will help me get in contact with someone who will actually fix the issues with this house and deliver all the false promises from their sales team. ... More

We thought our home selection and building process would be a wonderful experience. However, this process has been disappointing from the start. Since we have never had a home built before, we were excited to be able to select options to get just what we wanted. Along the way we encountered challenges such as delay's, closing date pushed back, delay in Lennar financing (while an increase in interest rates), wrong items such as faucet fixtures, door handles, etc. that were installed in the home. Needless to say, things were rushed at closing (late November) and we are still having to deal with issues that should have been done right or fixed right the first time. We have a laundry list of issues that are still going to take time to fix. During the build we pointed out multiple issues and were told, "don't worry, it will all be fixed by the time you move in." Sloppy building techniques and little to no control over contractors

To start off, my experience with Lennar Mortgage was exhausting. Their underwriting process is the most arduous that I've ever experienced. I was constantly asked to submit the same thing repeatedly. My first home I bought was a Lennar home in 2010. It was a great home and my wife even worked for them at one point. We thought buying another Lennar home, a Village Builder this time, would be a great choice. Times have changed! The quality and finishes of our 2021 Village Builder were worse than our Lennar home in 2010. Door hardware and closet brackets were rusted. Shelving was sagging. Tile was not level. Paint and drywall was done poorly and paint wipes off when you wipe it with a wet rag! Later found out from a neighbor that a major repair was done on master bath toilet. They ran the plumbing to the next room study. They had to bust out the foundation and move the plumbing and patch the concrete. We had asked them if any major repairs were completed to the home during construction and they said No via email. They now won't respond to us via email and we are contacting a lawyer. Our back brick wall was hanging off the brick ledge. They agreed to fix it and then damaged it again before they could even complete the job. The reason why the brick was hanging off? The frame was too close to the edge! The kitchen cabinets are cheap, off the shelf-store bought cabinets. Sad for the price we paid. We have no pendant lights, no chandeliers, just recessed can fixtures. Very disappointing for a Village Builder. Our yard....is a mix of bermuda, st. augustine, clover, dandelions, and crap grass. They grade the slopes with shovels...shovels. They did not fill the area prior to laying soil. They planted all our bushes and plants into the clay soil, then put mulch on top. We found this out when our plants began to die because they were drowning. They refuse to fix this and just keep adding more mulch. So, why did we not refuse to close, you may ask!? Because on the day of closing the construction manager said, if you put anything on the punch list, you cannot close today. . . and we had nowhere to go and school had just started. This is our experience. Just dissapointing in general. They are trying to resolve most of our complaints, but the followup work is no better than the original build and worse in some cases.
