Pelican Preserve Palazzo III Condo (Bldg # 1)

The 22 unit condo unit completed for occupancy in the Fall 2019. Our individual condo still has minor punch list items that need to be addressed - identified 11/2019. The turnover from Lennar/WCI on 01/2020 also have numerous building items that need to be addressed. Two units on our floor had premature equipment failures - Hot Water Heater leaked and had to be replaced, A/C Compressor failed and had to be replaced. Cosidering extended warranties on appliances and HVAC. Not the best quality used here. Chrome and bronze fixtures mixed together in both bathrooms - may have saved WCI ...

WCI - Have sales person to fully described color schemes, grout, location

Have sales person to fully described color schemes, grout, location of light switches, and the inability to make changes prior to moving from one aspect of the build to the other. For instance, before my kitchen sink was installed, I wanted to replace the small 50/50 sinks for larger ones. I was told that they had to go by the blueprint and I could not make the change until I received the keys to my home. It cost me almost $2,000 to get the kitchen sink I needed before I could enjoy my kitchen. I had similiar issues with the shower in the master bath with enclosing the shower with doors. ...

Unilateral experience. What can you do for the builder, not what they can do for you. They control the building sites in the subdivision so if location suits you, you're stuck with them and they take advantage of their captive audience.

Pros: Good support team, nice layouts, nice neighborhood. Cons: Most of the interiors are not symmetric, ceiling lights throughout the house are not in line with each other. Living room, kitchen ceiling lights are not inline, they are just their. Dining table lights are way off from the dining space. Dimmer lights are provided in kitchen and not in Living room. AC vents and exhaust could have been planned better. You have boxed ceiling in master bedroom with AC vents, fire alarm etc in it. There is so much space outside the box to put all these stuffs and keep box ceiling for other designs. ...

Our home is fine, we have just had issues and noticed so much work that was finished in a very sloppy manner, trades who came in late had no respect for other peoples work, we ended up having overspray paint everywhere, deep scratches on glass where stucco was stuck to the glass and scraped off leaving deep gouges, Under size breakers that keep tripping, Appliances that were installed incorrectly and we had to pay GE to come in to correct the installs. Chipped tiles installed on shower floors, and shower walls, loose faucets, huge gaps in trim that were caulked and looks very unprofessional. ...

We were forced to leave our home in Dec due to water leaks and mold issues in the kitchen and dining room. Our home had to be treated for mold. We incurred expenses while living in motel for 6 days. Lennar said they would reimburse our expenses, but still haven't after 3 months. Very unprofessional and disgusting behavior.

The company has been difficult to work with, some workmanship was shoddy and response to correcting it has been poor, also sales pressure to close prematurely caused multiple issues with workmanship, which have not been corrected despite promises to do so. Sales were not very honest with us towards closing. Do not feel pressured to close early if the house is not ready even if they promise t correct

We need help seeing things. Under cabinet lights should have been available. Smart home is a good idea, but requires too many apps at present, and some devices are poorly designed. The Ring doorbell requires a tiny screw to be removed in order to reset it and the special screw driver that should have been provided was not. Warranty dept hasn’t a clue how to address issues with smart home devices. The ac vents in the ceiling can’t be adjusted, so air flow blowing right on the bed can’t be minimized. Several circuit breakers have tripped, which shouldn’t happen in a new home. Water out of the ...

We moved in a couple months ago and were surprised to see some of the issues we’ve dealt with for a house this expensive. Parts of the build seemed rushed and the materials weren’t as good as you’d expect for this price. Overall I’m content with the home but wouldn’t plan on buying another WCI home after this.

Took 15 months instead of 9 on a cash close due to multiple failed inspections and they skipped our lot and worked on others who paid after us. Poor workmanship and now we are dealing with multiple electrical, hvac and cosmetic issues that are being resolved but at a huge inconvenience now that we have moved in. Customer service is good to address those issues after the fact. All of them could have been prevented if done properly during construction.

An ok home

The home buying process started off great. I received weekly updates from the sales representative, had a great first walk through and things seemed to progress at an ok pace. Things started taking a turn after the first appraisal. Home was appraised far below the offered value. Unfortunately the seller was unwilling to negotiate the final sale price. We went to the final walk through and when we left there was a plethora of a blue tape everywhere. Missing windows, screens, doors, kitchen hood even shower enclosure. We were assured all these issues would be fixed by our closing date. ...

I really love the home. But dealing with all of the after effects of a walk through etc.,..has been a challenge with this builder. I will continue to not give up. The fact that what they are responsible for they should take care of without delay or putting the blame on someone else.

On the day of closing, learned that the areas that were supposed to be fixed by then had not been fixed. didn't wan to delay the closing, and the Construction Manager promised that he would tend to those areas within a few days. It has been six months since I moved in, and I am tending to things one at a time via "after service" clause that covers one-year period. happy with the house and community overall, but dealing with someone, or process, that is not so trustworthy or reliable leaves you with unpleasant feeling -- I hope they improve for future customers.

The sales team was good, they were providing regular updates on the status of the build and helped to get the initial paper work done . The construction manager was just trying to close out the home without completing the work which was mentioned in the observations they are very tactful to say we will take care and not include in the inspection report things they know will not get done . ( still not closed after 1 month of moving in ) Also the construction managers prioritization order of building home is questionable, a home which started 3-4 after my property gets closed before and it’s ...
