My rating is based on the quality of the inside of my home. Tile floors are uneven in some spots the bathroom tile when I walk on it barefoot is a bit sharp. The wall texturing and paint was poorly done. Still waiting for them to address it I have three items that we're not noted in our walk-through that still haven't been addressed. After moving in, we've had plumbing and ***** issues. These homes were built way too quick with no care to quality of work.

There were major drainage issues that were not addressed. They have refused to take care of it. They know the downspouts put out to much water between the properties. I am going to spend 3-4K to correct it. I have had many LED lights go out and the whole units need to be replaced not jut bulbs. The doorbell they installed doesn't even point forward. Very cheap. They call it a ring doorbell but it's a knockoff.

The process has not been good since agreeing to a deal. The sales person was great. But once a deal was agreed to, Richmond has not followed through with anything. It's been three months and I still have blue tape all over the house, and a huge list of punchlist items that were supposed to be completed before we moved in and promised they would be done. Still nothing. I am having to project manage Richmond through these items and constantly follow up, or they are forgotten about. Even though they still don't get fixed. More times than not the people don't show up to fix it. Also our house flooded the second night we were here because Richmond pushed dirt into the sewer. Unprofessional sales consultant, won't fix issues even if they rolled over from inspection. Don't go with Richmond American especially if you move to Blossom Rock in Apache Junction.

Our experience with Richmond Homes was very smooth from the initial purchase through our final move-in. We'll be honest—we were initially hesitant about choosing Richmond Homes after seeing some negative reviews and experiences shared on YouTube. However, we decided to keep an open mind and judge the experience for ourselves, and we are so glad that we did. While there were some delays related to the sale of our previous home, those circumstances were outside of Richmond Homes' control. On Richmond Homes' end, we were prepared and cleared for our original closing timeline, and we did not experience any major issues or unnecessary hangups throughout the process. We are very pleased with the quality and value of our new home. The home is beautiful, well-designed, and provides the space and features we were looking for. Now that we are finally moved in, we can honestly say that we are happy with our decision and excited to enjoy our new home for many years to come. The Richmond Homes team was professional, responsive, and easy to work with. They communicated with us throughout the process, followed through on their commitments, and worked to keep everything moving forward. Whenever questions or concerns came up, we felt that they were addressed in a timely manner. We almost allowed negative YouTube reviews to discourage us from choosing Richmond Homes, but we are very glad we gave them the opportunity to earn our trust through our own experience. Overall we are very satisfied with our purchase. Some simple update would make workmanship 5 star: Add weather strips to the garage door opening, complete drywall above cabinets not visible at a glance during walk through, give option for upgrade to better quality garage door opener and include side mount garage door opener, include plant selection for front yard from the standard varity for the community.

My experience was excellent I had Michael from maple ridge he was very welcoming and friendly and make sure I felt at home and kept checking on me every step of the way! Highly recommend this company and they hospitality is top notch I love you guys! Keep up the great work

We absolutely love our Holt home & are so impressed with the quality, care, and attention to detail in our home. The experience from start to finish was easy, simple, and rewarding. We would definitely buy another Holt home in the future!

The sales team and the construction team were extremely helpful. Home is well built and a lot of attention to detail on small things you may not expect in a new build from a large home builder.

Our biggest frustration continues to be the number of repairs and issues we have experienced in a brand-new home. While we understand that some punch-list items are normal, the volume of problems has been far beyond what we expected. We have had issues with flooring and grout, AC/HVAC, electrical, plumbing, and both interior and exterior finishes. Even more frustrating, several items were identified but were never fully addressed, requiring us to repeatedly follow up. We expected a new home to be move-in ready and built to a high standard. Instead, we have spent a significant amount of time identifying problems, scheduling repairs, and making sure previously reported issues are actually completed. We love our home, but the continued repairs and lack of follow-through have made the building experience much more frustrating than it should have been. We had a wonderful experience through the entire process. The initial experience with Justin was pleasant and professional. He answered all of our questions and was willing to go out of his way to help us. We were living 7 hours away in another state, which at times could make things difficult. He made sure that he assisted in any way that he could. We met Dylan during our walk-through process. He also was very friendly and professional. He made sure that anything that needed fixed or touched up would be done. This was apparent in our second walk-through on our closing day. After closing, we have worked with Ashland, who again, has been very friendly and professional. She has helped with any issues that have come up since closing very quickly. Beautiful new home beautiful neighborhood There was a disconnect with the builders team during the walk through process. There were issues that came from inspection/walkthrough that were not resolved by the team in a manner that put me the client first. There was damage to a new appliance that was not disclosed and when reported I was informed nothing could be done. There was alot that they did address and I am pleased with. It's unfortunate that just a few moments/incidents can effect your overall ***** of the process .

From start to finish the experience was amazing as was the follow up on a few little things after the purchase. I am a very happy homebuyer:) The sales staff was easy to get in touch with and responded quickly - everything was on time - and the very few service calls afterward were done quickly and perfectly.

Overall, our experience has been positive, but there have been several issues with the workmanship and finishing of our new home that we did not expect from a brand-new house. We appreciate that the team has been responsive when we have brought concerns to their attention. We believe the home has great potential, but stronger attention to detail and quality control before closing would have made the experience much better.

I'm watching Richmond build the homes behind me with foreign workers and poor materials. They routinely leave mistakes in the structure of the house to be dealt with by the home owner. I shudder thinking of my own home watching these be built. My own floor has many soft spots. The crawl space is covered in saw dust after two months. I'm a couch guy, so it's not me. I've spent the last two months removing rusty nails from every part of my yard and random jutting out of every exposed wood frame. The en*****fication of American homes is real. I'm happy to be in a home at a lower interest rate, but these are ten year traps at least. They also riddle with you with a pesky half functional hoa company that doesn't provide any services except fining you for having trash cans outside. They don't send bills. ⭐️⭐️ Disappointing ***** and Poor Post-Sale Support Our experience with Richmond American Homes was unfortunately very disappointing, particularly when it came to customer service, communication, warranty support, and workmanship. The customer service experience started poorly with our agent, Charlie, who often seemed rushed and did not demonstrate the ***** of customer-relations skills we expected during such a significant purchase. At times, it felt like the focus was more on completing the sale than genuinely helping us as buyers. Richmond also repeatedly requested important documents at the last minute and seemed to assume that buyers would automatically know exactly what each document was or where to obtain it. As buyers who have only purchased a home twice—with our first home being five years ago in Oklahoma—we were not familiar with all of Oregon's specific requirements and documentation. For example, Richmond requested certification regarding the sale of our previous home. We had already clearly communicated that the purchase of our new home was not contingent upon the sale of our previous home, yet they still insisted on receiving documentation confirming its sale. Fortunately, our previous home sold about two weeks before the closing of our new home, so this ultimately did not become an issue. The post-sale warranty experience has also been frustrating. Responses to warranty claims can take a very long time, and getting issues addressed and repaired has been unnecessarily difficult. Communication and follow-through need significant improvement. We have also encountered workmanship and construction-quality concerns. For example, the carpet installation was not done properly, with the adhesive/gluing apparently inadequate, resulting in the need for replacement. These are issues we would not expect from a newly built home. Another area that could be substantially improved is the homeowner orientation. The walkthrough and explanation of the home's features and systems were not as thorough or helpful as we expected. For example, we did not receive adequate guidance on setting up and using features such as the doorbell system. Overall, while we are happy to have our new home, the customer service, communication, warranty responsiveness, orientation, and workmanship have been below our expectations. For a major purchase like a new home, buyers should feel supported and informed throughout the process and after closing. We hope Richmond American Homes takes these concerns seriously and improves the experience for future buyers. ... More
